      This week is the start of weekly videos again. I hired a professional to edit my videos, which is what takes up most of my time with videos. Future videos/thumbnails may have a slightly different look, but they will still contain the same content.

    Cameron, I like this format. Well done. Very informative content for the community and prospective buyer. Nice explanation of the three stages; proposed construction, under construction, and new/never occupied. Enjoyed the additional video editing using the spotlight at 1:38 . Also, the separate audio overlay during the model walkthrough is precise and clean without the usual echoes, sound of footsteps, and missed details many others have when talking “off the cuff” in their videos.

      Thank you! Some of what you saw was by necessity because the video was very shaky, and the real time audio was rough as well. Definitely a learning curve. I appreciate you noticing, and pointing out the parts you liked!
      Next week's video was shot on my gimbal, so the video will be more stable. I will likely use a voiceover again, as I liked that too.
      I will also add the neighborhood info after the tour. I know a lot of people just want to see the houses. If the house catches their eye then they will likely stay for the rest.

    Thank you very much for the info. Between Blue Ridge (Huntsville), Bellview (New Market), and Colonial Pointe (Meridianville) from Legacy Homes, which location would be ideal for investment rental property?

    My husband and I are about to retire & relocate to Huntsville within the year. We currently live in Ohio where retirement communities are plentiful, both with HOAs & COAs. However, we are struggling to find a new one-level, approximately 1,000 sq. ft. condo in the Huntsville area with lots of community amenities such as walking trails, bike trails, indoor/outdoor pool, workout facility & clubhouse. We are in our mid 60’s, but lead an active lifestyle which involves a lot of travel. We’re interested in a COA so that we can turn-key & leave town at any time without worry of maintenance & upkeep. I’ve spoken to realtors & recently a developer that both realize that there is a shortage of such real estate for our age demographic. We would gladly retire elsewhere to fulfill our needs, but we have grandchildren there that we would like to live near. Any news you may have of such a development would be greatly appreciated.

      Hi Gayla,
      Thank you for watching, and for reaching out. You hit the nail on the head with your comment. For sake of brevity I will just say you are not alone, and this is a frequent request I receive. I even have family in a very similar situation to your own.
      The short of it is, there aren't many condos in Huntsville that meet your needs. Most condos are either older, in disrepair, mainly investor owned, or in communities that don't support an active lifestyle. There are a few exceptions.
      What I have found are a few townhome and single family communities with HOA's that act more like COA's or UOA's. A few of these HOA's provide lawn care and pest treatment, and a small handful offer exterior maintenance of the building and roof.
      It's very hard to search for these types of communities as the services provided by the HOA are typically not shown on sites like Zillow and others. However, we can search by services provided in the MLS. Even that search if more of an art than a science, which is a rant I will save you.
      Here's a link to a search results with parameters similar to what you are looking for. I kept the search criteria somewhat broad to provide more results. The list at the link includes all listings active, sold, or cancelled in the last 12 months. At a minimum, it will give you some communities to look into and keep your eye on. I expanded the size home in order to yield more results as well. It's possible that some of these communities may also have smaller homes come to market, or it might be that you need to consider making a tradeoff between the size of the home, and the other amenities that are important to you.

      The Village of Providence is a community that doesn't show up in those search results, but I recently helped a client with similar needs purchase there. At the time they did have new construction, single level townhomes where the HOA provided pest treatment, lawn care, internet, and cable. The community itself is very geared towards active adults, although not exclusively so.

    My husband and i are thinking about moving to Huntsville from Pittsburgh but want to avoid HOA with a least a 1/2 acre. What area would you suggest 300k-400k. We have 2 high school girls so a good/diverse school district is important as well. New or older home? Please advise as its been a while since we both traveled their and using youtube and Google to research different areas.
