Extremely informative. If we were into financing a home, we would need to replay and freeze your video, often, to understand all the nickel-and-diming that’s going on. I guess if it’s something you really want, then it’s worth the investment, to understand all the nooks and crannies, involved.
Holy Crap, the US has so many extra fees added to buy a house. In Canada it isn’t that complicated. Pre-Approval, find a home, down payment, sign documents at bank for mortgage, and then pay lawyer 1500-2500 to make the legal transaction and voila home sweet home. We pay property taxes monthly but they can be added to your mortgage or paid every year.
I love the "feel good" items you had in the living room. The coffee maker you bought months prior to buying the house with the dream that it was going in a house you knew in your heart you were going to buy
You guys have done a great job with that house! I do predict, however, you going to miss that backyard patio overhang come summer. With the possibility of over 5 months of 100 degree plus weather, shade is a major commodity.

My bf and I bought our house: 3 bedroom, 2000 sqft in Arizona, $410,000 with 10% down. We recently refinanced from 3.75% down to 2.75%. Since we put less than 20% for a down payment, we have PMI but we were able to get that removed after doing some minor remodeling work and also with the appreciated value of our house. By putting less with our down payment, we had more money to remodel!

I think the 3-6% mostly comes from the fact that the average home price is a lower than your mortgages and most of the closing fees are a set amount. I’m closing on a 200k house in April and my closing costs are right at the 3% mark

This was very interesting! I live in Finland so the process of buying a house is a bit different but what surprised me the most is the amount of different legas fees and other fees that are included in buying a house, there are so many!! 😂 In Finland the interest fee at the moment is about 0.5% so it's very low! 2.75% is normal but here it's considered high, at least for the time being.
I paid my insurance and taxes myself and not in the loan. Banks don't always do a good job estimating. If they guess low you have to make up the difference.
This was so interesting! I live in Italy, and buying a house here is easy as hell, compared to this! First of all, there is no escrow. Houses are usually bought through a real estate agency, that deals with all the details. The buyer only has to get approved by a bank, and then go to a notary and sign the property rights documents. The bank fees for the loan are "free", as in added into the loan and distributed through the monthly payments. Also, insurance and property taxes are individual (to the person) and not to the property. So they are not an asset that can be sold (and thus it doesn't need to be reinbursed). The only added fees you may pay go towards a third party to check if the house is ok and worth the investment, but those are completely optional. Loan interest rates are between 1.5 and 2%. The notary fees are high and they depend on wether you're buying your first home (2-3000€) or a second home (4-7000€). And real estate agency fees are between 2-3%. You must consider, though, that "normal" houses here go between 120k - 400k max. It's very unusuall to buy houses over that price, even in the City.

Congrats on the new investment property. I am surprised you aren’t required to put down 50% if you will not be using this as your primary residence and intend to rent it out. If you are already in .25M on this property, I hope you have earthquake insurance! That is one of my biggest concerns in buying SoCal property along with air quality, homeless encampments and future shelters planned as well as crime, nuclear power nearby and other influences on life quality to live there. When you are looking at an investment property obviously these things can’t be as important to get in on a first property because you can’t have everything. You and your sister are a huge inspiration to me and I am so happy to see you are getting into real estate. This is very exciting. But I wonder what happened to the camper!?!? I loved seeing you and your Dad work together on that.

You did a good job explaining the settlement statement. I’m sure it will be helpful to people. The lenders title policy policy only protects the lender against title issues. The owner’s title policy is what protects the purchaser and that $242k you put in to the deal (plus ongoing). I assume your seller bought the policy for you. In some states purchasers buy it for themselves. An owner’s title policy is imperative.
Wow its crazy how much the house has changed! Well done with the reno work. Also property taxes are so high in California! Here in the UK it rarely passes £260ish per month unless its a huge house worth millions in London.
