In this ultimate #apartment makeover, We transform an outdated desperately in need #condo apartment, into a cozy ~aesthetically pleasing, modern home ~ bedroom, bathroom, kitchen, flooring and paint remodel. In 17 days we were able to completely transform this space and have it back on the rental market before the next month. The original rent on this apartment prior to renovations was $895.00/mo. After #remodeling this condo rented for $1195.00/mo.

@@DIYBuilt Absolutely! I bought a triplex a year ago and renovated it, now it’s fully occupied. Because it was my first purchase, I didn’t have the order of operations down, and that slowed me down a bit as far as what to do first and what I can be doing in the meantime while I wait on something else. Takes time to learn that though. I’m just about to close on my second triplex, and I feel much more confident. In a video I saw you wheel in 3 stacked tool boxes. How do you know what tools to bring to the job site? What are your staple items that ALWAYS come with you? Thanks and love your videos!
@@llovingllife I’ve been remodelling my entire life, everything from one bdrm apartments to multimillion dollar homes and condos. Having a detailed plan of attack in place based on material supply prior to starting is key. For example, if you know your delivery times for cabinets, granite, tile flooring etc. then it’s easier to plan your project appropriately. As for tools, those stacked tool boxes have all our basic hand tools we know we need from start to finish, ie tape measures, hammers, pry bars, screwdrivers, wrenches, cordless drills/saws, demo equip. etc. We don’t actually bring in larger tools like table saws, tile saws, mitre saws until we are at the build or cosmetic stages and then only as needed., so as not to take up valuable working areas. Hope that helps.

A few noise complaints but nothing serious.
It's a pretty laid back building.
A few comments: would have gone the extra mile to 'equalize' the tiles. Cut the last three from the end, so that you don't notice (as easily) that they are not all equal. While this is more effort, it definitely looks more professional. I agree that using the mastic made more sense if you're looking to replace within 5 years, but am of the school 'do it right the first time' vs. planned obsolescence. Appreciated your sharing some of the tips with fit & finish. Your candor with selections, choices that were made, much appreciated. The trends (gray flooring) I believe will pass soon. This has been hinted at by professional designers. Perhaps the easiest under-looked aspect from non-professionals (e.g. like me!) is how much time it takes to cover ALL the aspects of such a project. Hats off to people like you who 'make it look so easy!'
Thanks for visit, I'm glad you enjoyed the video and I truly appreciate the compliments. I completely understand your observations. As a contractor, sometimes we just follow what we are asked to do by the customer, as is the case with the mastic over thinset.
Trends can be a slippery slope due to their life span in the market and, once again as General contractors, the designers more often than not control the overall outcome as well as gain the recognition of the spaces we remodel.

I always wondered how do you go about with the renovation noise in condos? Did you get complaints from neighboring units during your renovation when demolishing or cutting?
Great question. Yes we always get complaints but we stick to the city noise bylaw rules so there is not much that anybody can do. Neighbors obviously have a right to say whatever they want, and believe me they do. however, we try our best to be courteous and keep noise levels at a minimum and if we are making lots of equipment noise we keep it to the middle of the day rather than early morning. How is it rehabbing a condo regarding permits and dealing with any association, etc.?
Well where we live, the city regards any residential condo over 4 stories to be classed as a commercial permit, which extends the approval time by about 2 months. As far as the condo board, each building is different with their own set of rules which also can dramatically slow down the progress of a project mostly due to allotted work , delivery and elevator usage times.
