    This is my first kitchen remodel. Most of this renovation was a DIY project, but we did pay the professionals to do some work such as installing the wood flooring and putting the countertops on top of the new kitchen cabinets. This project ended up being more than just a kitchen remodel on its own, we painted the walls and also put down smartcore natural boulder creek hickory floors through most of the first level.

    This is a great video because renovating is very stressful and some vloggers just make it seem like everything is easy peasy ... it's nice you didn't just gloss over the hard bits.

      It's caused quite an issue in the neighborhood. No one wants carpet anymore, but the downstairs neighbors don't want to hear the upstairs neighbors walking around. I'm happy to have moved to California and be free from the HOA drama.

      I'm one of the downstairs neighbors. You purchased the condo and signed up to the HOA rules before you moved in. Why should neighbors on the ground floor have to lose their quality of life because you didnt read the HOA contract? Many people who put hardwood floors down don't realize how much noise it makes below them (kids running around, woman wearing heels, construction noise). I had this issue and thankfully the HOA sided with us and the neighbor upstairs had to redo the floors. They literally stuck hardwood directly to the base concrete. It was a nightmare.
      The net of it is, don't move into an HOA governed community or read your contract. The rules are there to keep everyone happy and protect everyones investment in their home.

      @@bikesbeersbeats I don't want to annoy my neighbors either, which is why I will never buy in an HOA. If I'm in an apartment, I will follow the rules because I pay for it monthly and can move any time. But with an HOA, I would be stuck.

      @@tizben Month-to-month in apartments is usually more expensive than a 1 year lease, so in most cases you're stuck there for a year, unless you break your lease and pay fines.
      Anyway there are too many stories of ridiculous and tyrannical HOAs.🙄🙄🙄

    This happened to me. I did the floors and it turned into a full remodel. The trade off for you demo and buying your own material you saved so much money. The key to remodel is knowing what to do yourself and when to call someone in

      Thanks! Every HOA has different rules, so if you ever buy a place with an HOA be sure to thoroughly inspect those documents before signing the dotted line. In this case I was in a condominium, and there is a neighbors unit below the main level of this condo. At some point the HOA board must have decided wood flooring would cause too much noise for the unit below the wood floor, and they revised the by-laws to not allow wood floors on some units that have a neighbor below them. This seems to be a big point of concern in the community recently because many units are breaking this rule, but at the same time wood flooring is very desirable and the original carpets are all pretty much worn out now.

      I thought the same too. I thought you can remodel the interior, just not the exterior. Wow, good to know and consider when buying a place with HOA.

      I suspect the reason the Covenants and Bylaws stated that no hard surface were allowed in the bedroom areas was noise. He stated that they had to carry the cabinets upstairs. I lived in an apartment years ago and it was awful to hear kids running and jumping on the hardwoods all the time.
      Carpet is a good sound dampener. The builder could have added more insulation also but the price would have been higher.

      Chloe Helling, in my HOA I was able to ask my downstairs neighbor if they minded if I changed from carpet to LVP and was able to install them after getting that approval.

    You did an amazing job! The end result is very impressive. You saved a bundle doing all of the work yourself. Funny you picked that herringbone tile backsplash from Floor & Decor. I was just looking at that yesterday for my kitchen remodel. It's a really nice look for a very low price.

      Not all HOA did the same thing. You need to understand the rules of the HOA before you purchase a home. Some HOA only cares about the exterior and will take care of your yard. Some HOA only cares about your garden and would ask you to keep your landscape nice and clean. Some HOA basically only takes care of your weekly trash collection. Of course, some HOA cares about almost everything and becomes very nosy. My house is in a private and gated community and the HOA only cares about trash collection, the exteriors, and the yards, which saves me tons of problems to take care of my yard (yes, the HOA fee includes the gardening). But my previous home was a condo and the HOA liked to be in charge of everything (and that's why I won't choose a condo anymore........ too much trouble and HOA fees are rediculous high unless you prefer a highrise city view). Overall, I won't say HOA is a totally bad thing but I would say never ever purchase a property without totally understanding the HOA rules.

    This was helpful. I like how you said things were dependent on each other. I likened my remodel to the book 'If you give a mouse a cookie'. Certain things have to be done in order and they can delay the whole thing.

    1) And that's why you MUST read every page of the HOA agreement. Was probably a rule due to possible noise. This can be adverted with some soundproof underlayerment, but there always be an air gap between floors, and sound can travel from that. 2) Thank you so much for this video! On a whim, I bought flooring, then realized that my cabinets are yuck and the countertops are double yuck. Your video, along with others, has actually reassured in my decisions to go forward with my renovation!

      @@TailHappyTV Is there anyone below your place? that might explain the rule. And the fact that the units were cheaply built to need carpet.
      For future reference, there are thick, padded underlayments that can go under wood floors and might meet HOA carpet requirements.

    I have a galley style kitchen. Never thought of closing the pocket door to reconfigure the layout.
    My husband just finished updating our kitchen and am very happy with the outcome.
    Paint, countertops and new backsplash can sure make a difference.

      i can think of some nastier things, but carpet def can hold a lot of dirt and dust, and gets gross over time

      Noise dampening! HOA wants to lessen noise complaints! Carpets are nasty if the owners are nasty. I live in the Northeast, I also work standing 8 hours on a concrete floor. I want a soft, warm surface in my home and will ALWAYS have carpeted bedrooms!

      My guess is that the majority of the HOA admin is 50+. That generation grew up with carpet everywhere - carpet was even pretty common in bathrooms in the 70's. So, for them they think what makes a house is the carpet.

    Imo it makes more sense to allow hardwood flooring if you install soundproofing underlayment than to require carpet (that almost no one wants and will lower the value of the whole complex.)

    when they brought out "engineered hardwood" similar to what you're using on your floor today, they said the same thing about that being gone of the market because it would be unpopular before long. it was even a huge negative when you went to sell your house, people thought it was cheap and looked bad. personally, I loved mine because it looked like real hardwood flooring with a fraction of the cost. yours being waterproof is amazing!! mine was not and when we had a leak the engineered hardwood bowed like the deck of an old boat... it was horrible. I don't see any flooring going out of favor with the exception of maybe real wood flooring for environmental reasons. your place is beautiful. well done.

    Wow your condo turned out really good and I like your choices in the furnishing and color coordination. The floor is absolutely beautiful. I wish I could pick this one when I was remodeling my house 2 years ago but the wood veneer ones weren't available in Lowe's then. It seems to be the best of both worlds - wood feel and laminate floor installation. Yeah that was a ridiculous rule the HOA had but good thing you were able to avert it and they were accommodating enough to meet you halfway.

      Just tyranny in another way.
      I just read a 'Dear Harriet' in which one neighbor quit speaking to another neighbor who shared a driveway. Neighbor 1 tried to get neighbor 2 to renovate her half of the driveway at the same time as neighbor 1. Neighbor 1 quit speaking to neighbor 2 when neighbor 2 said she couldn't afford it at that time.
      You can't dictate other people's lives -- even 'with' rules.

      @@lql1094 Well, sounds like Neighbor 1 is rather inconsiderate and dumb defeating her desires if and when Neighbor 2 has the funds for the driveway. Unfortunately, HOA have the last say,,, which is a good reason why it is crappy to buy R.E. with HOA, for all they do, like keeping neighbors from parking their cars on the lawn, they can dictate small things like what color flowers you can and can not plant in your yard.

    We did our whole kitchen for 8,700. But I would never, ever live where somebody told me what I could and couldn't do with MY house! I find it weird that people do this lol.

      That's a great price! I was skeptical of moving to a place that had an HOA, but the initial reasons I wanted to be there was to go socialize at the community pool all summer long and never have to mow the grass lol!

      Some people don't have the financial option to do so too. Especially young adults looking to get started in real estate and are looking to buy something small like a condo, apartment, or townhome. Those properties typically come with HOA. It's a privilege that's not affordable to many people out there, especially if they don't have mommy and daddy or some large inheritance to subsidize their purchase. Don't be judgmental! It sounds like you were in a blessed position.

      @@hungr4anime I don't find having someone tell me what to do with my property a privilege. BTW, we are definitely not handed everything on a silver platter. My mom is in a nursing home with dementia, after we ,along with my sister took care of her at home for four years. We both work full time at a grocery store and we scrimped and saved for everything nice that we have! Its fine for you or others to choose to live in a place like that, but I chose not to. No neighbors. Nobody up my butt lol! That's how we like it! Enjoy your day!

It's a privilege to be able to go buy a single family residence as a first home purchase rather than something like a condo, apartment, or townhome, where HOAs are common. The entering price point between a single family vs an apartment are vastly different. Also, markets vary around the country. Some people don't have a choice and between renting vs buying real estate, it's better to just buy something that has HOA rather than not owning anything at all. Between last year and this year, real estate has experienced on average a 16-20% year over year appreciation. The inflation has far outpaced wage inflation and savings at this point, so some people just have to settle and put up with it just to get their foot in the door to real estate. Especially the younger folks. A proper 3 bed 2 bath house on a large plot of land in one state can cost about $250K starting, but you can't even get a condo for that price in California. A decent sized condo here easily sells for $400k, and in my specific area, they go for $500K+. Try saving for that on your grocery income and see if you have the ability to choose whatever you want here.

    Incredible work! I know you already sold this lovely condo, but the only thing I noticed that seemed a little 'wonky' was the gorgeous herringbone tile around the kitchen window. I would've removed the wood trim at the bottom of the window and placed the tile all the way around the bottom, both sides and top. You could've used schluters all the way around the window (as you did on the right side) to create a cohesive look. Just some feedback, but beautiful work.

    Kitchen looks great and you’re lucky you have a friend who helped you install those cabinets. Also the kitchen isn’t that big, you only have a few cabinets installed and there were no floating cabinets too that’s why it’s a little bit cheaper. Plus the help of your friends made this project less expensive. But it’s great you get 41k as profit for the house. Looking at the time this vid was posted, you’re also lucky because you sold the house during the pandemic when it’s a seller’s market.

I'm actually going to remodel my kitchen soon and I'm still debating if I should install the cabinets myself or pay for someone else to do it...     Lol Someone was being a hater and snitched on you guys! That’s how they found out!
    I’ve been there before!
    Only difference is that my landlord allowed it as long as I paid which I did,
    The neighbors were so pissed and Jealous thinking my landlord was paying for it and they tried to have the installation stopped because they said we were being too loud and they were resting!!
    Long story short we had it installed, they got mad and called the city to report the work!!
    Luckily for us the landlord told the city she authorized it and the guys were licensed!!
    We ended up being able to purchase a home a few years later and those miserable people ended up being evicted due to too many complaints and harassing the new people who moved in after we left!!
    That’s what happens when you live around nosey, miserable people!!
    Your place came out beautiful by the way!!

      Absolutely NOT a dumb rule. Would you want people stomping above your head 24/7??? I'm guessing not. It's actually a very smart rule designed to protect the investment and quality of life of all unit owners. Also, HOA rules are fully disclosed prior to purchase. Maybe you should think before labeling something 'dumb'.

      @@nannem9716 Thats how I came up with my conclusion... I thought about it 🤔 duh, and my thoughts concluded to this being a dumb rule. They don't live in apartments... which is where your theary would make sense. They live in a condo, there is no one below them... soooooo.... yeah its a dumb HOA rule. It's more dumb that you are not just being told what you can and cannot do outside your home but now the inside too. I can see this being an issue with apartments or even sky rises, but condos, Townhouses, or even brownstones its ridiculous.... I will not challenge you on the fact that you are correct that these rules were put in place perhaps before the community even became an HOA community... but still none the less a dumb one. So, yes people like myself and others would first review HOA rules before living in a community with these dumb rules.... I personally would never live in one, the way HOAs work is that one day this isn't a rule then the next day... well... mother of mine they implemented the dumbest rule and now you have to obide by it... just saying. Don't get offended, we all have the right to our own opinion.

    I just turned 30 and honestly COSTCO IS EVERYTHING. I used to be a wolf party girl and date musicians, go on tour with them and NOW I spend my weekends at Costco. I don’t have kids or anything. It’s just the best.
