    The staging is the real difference. The floor reno looks good but kitchen and bathroom look subpar for a 500K purchase. I remodeled both of my bathrooms on my rental and it made a difference on look and rental interest. Same usually applies to buyers. Wish them best of luck on the sale.

    Love that balcony ❤️ I typically hate staging but this was really well done. Often times I find staging makes places feel smaller and more cramped. Nice job overall!

    buyer voyeur of market, refusing to pay these inflated prices. i know that aging part of rosslyn and that there are better opportunities at more reasonable or equal prices nearby. pulled up tax assessment info and see that unit hadn't appreciated much in the last decade. was thinking... naaaw. pulled up the closed mls... wow so much over assessed value, congrats!! it is NICE to be a seller right now. buyer, not so much since it is unlikely to pay off especially in a condo

      Literally did a side to side comparison and all it is just the floors, trims, paint, color of the light bulbs in the fixture and new outlets/switches. Wild

    You can put real wood flooring in condos in New Jersey. I've been looking to buy and I’ve seen both laminated and real wood floors. Maybe that’s true in your state

    This is great! How do you feel about updating duct boards in a popcorn ceiling with asbestos? THat is my biggest concern. I need to live in the condo for one year before renting it

      I hate popcorn ceilings and would advise everyone get rid of them. One issue is that it’s not great ROI. They’re expensive to remove/smooth and you don’t get a huge increase in value. This condo specifically doesn’t have asbestos but that’s wise to look out for that.

      In this economy? Yes lol No bargains to be had unless you’re either stealing or taking things from the dumpster. Even thrift stores are expensive!

    Condos don’t allow hardwood floors because they’re noisy when you walk on them

    Nice but you first said you were using Pergo Laminate floors then in the end you said yo installed new hard wood floors. Which is it? The enclosed balcony is very nice but I can not believe it is worth $440,000.00.

    I thought laminate was not waterproof. Wouldn’t vinyl have been better?

      if waterproofing is your main priority, then maybe. some high quality laminate is better than cheap vinyl

      If you plan on renting it, LVP makes sense. If it’s just a cheap flip, then whatever’s the cheapest material

    Absolutely Gorgeous, Stunning!!!💖 I'm shocked!!! Doesn't look like the same place!!! ✨Such a transformation, one of the most stunning, attractive & tasteful restorations I've easily ever seen and applied such smart tact/strategy💡 The glass balcony, to die for!!! 💘 My father, great uncle and a cousin all live in Virginia, it's such a pretty & special state! I'll remember Mister Belvedere if I'm ever looking down there! I wish New England had cities & condo options like that, condo living is where I hope to be. I totally agreed with your consensus that renting makes most sense for singles and saves, owning properties is very expensive, especially houses and you also have to invest your time in taking care of yard work & shoveling, things renters are at their leisure on and I've gotten to a point in life where time is more valuable than money. My enjoyment is more valuable,☺️ because we are only here for so long! People can be naive and say I'm crazy not to buy with mortgage's as low as $200-300 or $400's, but they are always the One's who don't own themselves, likely never will and haven't the slightest realistic clue just how many bills are associated each month with owning, even a condo can have high fee's. I tell them to get themselves out there and THEN come tell me I'm nuts choosing not to buy, once they realize how much a roof costs, plumbing repairs, emergencies, it's all on you and it ends up being quite expensive.😟 This has become easily my favorite channel for real estate 🌹
