Howard County is not included or considered dc metro in your monthly supply data? Northern VA is heavily separated into countys and citys compared to only Countys in MD. What would we see if you broke down DC into neighborhoods in your data analysis???
@@MrDdub619 yes, correct. Howard county is Baltimore metro. I guess Howard county just slipped out because it’s always top of my mind for one of the most brutally competitive/low inventory markets in Maryland compared to DC which is not as competitive… for now. I am uncertain how long this lull is going last but I find it hard to believe that this will be the new norm, long term for DC. I might be wrong but Only time will tell . I would also add that the higher price points ($1.1M+) in DC seem to performing better. In my observation, 400k to around 800k seems to be moving the slowest as far as buyer demand in DC.
