Don’t knock the non sexy properties. Last year I bought a 14 unit for $300,000. Put $200,000 into it. I net $5,000 per month. I’ve got about 150 tenants as of right now. In my market im scooping up tons of properties that are right in the path of progress
Well for example, if we go to a restaurant or bar, while we’re there we’re going to reach out to whoever books their live music. If we’re going to Mexico we’re going to check out some real estate or scope out the landscape and tree scene and see if there are business opportunities. I think he’s basically saying if you’re going to get on a plane then kill at least two birds; mix business with pleasure save the receipts write off at least part of your trip.
I once leased a property for three months, live there ,got to now management and learnt so much About how the owners , would turn the property lights off, for a few hours a day,hire migrant workers ,at homedepo Pay them cheap to clean the property
This is why l like Grant's way of teaching real estate investing. It is not all theory but live, on the field scouting. At the sametime tells you all the things involved in selecting, assessing and choosing the most right prospective properties.

Cash flowing all of them and paying a minimum 6% monthly, quarterly? I'm seeing average returns closer to 10% cash on cash on the B and C properties. Are you going after A property, that is why the returns a little less?

They have these Tennis Courts, Gyms, AC meeting halls, Club houses, Swimming pools, Kids Playground areas, Gardens and like 1000 units + ALL in one Complex....US Buildings compare nothing. Grant's team - On your Cardone Capital site you focus on tertiary markets and value-add properties and Grant always talks about having at least a 10-12% cash on cash return. I live the the Sacramento area in CA and even though prices are not as high as other areas of CA. Cap rates are around 5% and most deals I've found have a return around 7-8% or less. What's the best strategy for this type of market? Would it be better to just wait for a better deal instead of trying to get a lower price on this type of product? -Thank you

12-13 minutes John talking about investing terms. If you invest with Cardone, you receive preferred stock in the property that’s pays 6%. Anything after that you retain 65%, probably split proportionately amongst other investors to ownership amounts. This is significantly lower than I would have thought. 6 percent returns are relatively low compared to other investment opportunities in the market. No wonder Cardone promotes acquiring capital through investors not banks, though. Commercial loan terms through a bank are probably 5-8 percent.

If the tenant wants to use their garage for storage or extra bedroom etc etc - thats fine -but you have 2 have outside parking for your tenants

Property development is riskier and a longer process overall. Not saying it's bad though because you can get a great return.
