How to Get a Loan-Real Estate Investing Made Simple: The easier a loan is to get, the less money you will make, the more trapped you are, and the fewer buyers will be there to buy your deal on your exit. There are different types of loans, and the easiest to get is a residential loan, which is 4 units or less and you must live in one of them.
This is better than a home loan. This loan is not just based on your credit, it’s based on income. Commercial loans are more difficult to get.
Here’s what they’re going to look for:
1. They’re going to look at your net worth first.
2. Next, they’ll look at your credit.
3. Finally, they’ll look at your track record, what kind of experience you have.

In the show you said you would (in that situation) give a preferred 6% at 65/35 up to a cap at 16% for the investor and everything else you keep. I'm curious on how this works not on a cash flow basis but when you sell the property. How does the 16% cap factor in? If they got paid 6% this year and you sell it at a 2X does their missing 10% come at the time of sale? or is the profit at time of sale split down the 65/35 ratio?Thanks for all the info G!

Singer is still around, they almost went under in 1988 when Bilzerian raided the assets in 1988 and then Ting did the same 10 years later. They're still around, now part of the SVP holding company, which owns Singer, Viking and Pfaff. Just saying...

Equity-Based Lenders (EBL) take 1st position up to 65% LTV, don't care about your credit FICO score, and they allow any kind of secondary financing (think: no money down). Negotiate hard for the seller to accept a preferred equity position in your new investment LLC. Be sure your total debt service plus preferred equity service is at least 25% less than the Net Operating Income for positive net cash flow. Use the résumé of a professional property management company to demonstrate a good track record.

How long do you take to find big deals and execute?
First time deal= 4 unit residential vs sfh flip? What are your thoughts
I literally did this when I went to buy a car years ago. I walked in and said I was going to buy a car and I want to be done in the next 45 minutes walking out the door. I was in the middle of a deal and they were negotiating with me, once I hit 45 minutes I stood up walked out the door, and went across the street to the competition and I got an even better truck for less, and less in 45 minutes. I walked back over there and told them I’m gonna leave my car here I’ll come back and pick it up later because I got a new truck to drive home.
Guys.. this is business, all rules are assumable to the situations. GENERALLY, it wouldn’t be wise to pay cash on an investment property because of the length of time to get an ROI but of course there are situations where cash is king.
HEY UNCLE G! I'm trying to get a commercial loan on a multi family, but the problem is that it does not cash flow. The reason is because they have the rents under market value. Any advise on how to acquire a property that has that value add benefit but doesn't cash flow at the moment?

Grant, you talked about starting with a 4 unit and then moving into commercial. In another episode you spoke about not putting anything less than 20% down on a deal. Well I can finance a deal like this with 0 money down (aside from closing costs) through the VA loan. Would you recommend this or still put the 20% down

I remember selling a 1.6 mill house and we had a sale of all the old furniture inside, and i had my eye on the old, old sewing machine, "Singer" i believe for $50?, i checked how much it was on ebay they were selling it for a $1000, but i didn't get, i guess i was to busy? but it looked Cool!

I've found a small little niche primarily dealing with small scale commercial/hospitality (often lease on hand within 1 week of a signed OTP). Typically return 25%-33% on my cash...you've sold me on the idea of multi-units... i get it...makes sense...shit, may even sell my primary residence haha... BUT do i stick to what is working so well for me and what i know best or switch gears and chase the 10cap for the upside of diversification in the tenant pool? My intuition tells me to just keep chasing the roi but interest to hear what u think.... ps. thanks for the content. Truly great stuff.

you say get in and out of the deal as fast as you can, but if u sell u pay capital gain on your income. why not re fi and pull your money out that way and keep the property and carry on? or is there a way where u can sell the place and keep it in a trust until you line up next property and use the money that way u dont pay the gains tax?

Christian Badilla yes. You can sell and buy properties without being an REagent. Agents are middlemen providing marketing services to buyers and sellers but buyers and sellers can directly interact without using agents

Grant, do you often make offers on property below asking? It seems you talk about buying the best deals at a higher price if necessary. Obviously many deals work if you get a lower buying price.
Next question: when you own properties with substantial equity positions do you ever refi the money back out for another deal and bring it back to 25% or so?

I have a question about real estate. In Norway we dont have the opportunity to buy big deals like 6 units and up, maybe if you are lucky you find one. The only opportunity we have for beginners is buying house with 2 or 3 units. In America you guys have a lot of possibilities with big deals like 12-100 units deals. so the question is. What will be the possibilites for us? I buyed a house with 2 units and I rent it out now. I want to buy my next deal soon but the best i can find is house with 3 units. Save Us Elon each deal is different. You have to underwrite the deal like the bank would. and re underwrite for worse case scenario. any deal can work it just depend on that particular market.
