    Interestingly enough I never hear you speak on how to find contractors to do the REHAB for your deals in these different markets. How to find one, how to know if you’re over paying, how to stay within rehab budget.

    HeyHey grant, my name is Steven and I just turned 21 on the 7th of this month, I’ve been watching your videos for a little over 2 and a half months now and I just want to sincerely say, thank you from the bottom of my heart.. Thank you so much, I really don’t think I’d be on this earth if I hadn’t of stumbled onto your videos when I did. I dealt with addiction for most of my high school days and after I graduated, and I didn’t want to live with the physical, or emotional pain and I felt like my time was up. But you sparked something in my brain that had never been active before, made me start thinking differently than anyone else I ever come in contact with. You started a chain reaction in my head that can’t be stopped until it runs it’s course. I really just wanted to say thank you, thank you for saving a GREAT mind, who will one day become the biggest success in his entire family, I owe you my life G, you’ve made me free from the chains of poverty and gave me a golden ticket to the good life, the free life.     Grant, you the man. You always talk about that first deal you did with the single family home, but what I want to know is what did you do right after that to start flipping your money into these massive properties. I have a 3 unit right now that I want to flip into a bigger building. Teach me the ways my dude!

    Quick question. So if i pay 5% down on a property and get a loan from the bank to settle the deal and say i make 20k profit yearly on those units, how do I pay back the loan the bank gave me and stay profitable at the same rate?

    The noi shouldn't be:3,420,000$?. You said the cape rate is 6% so you have to do the cape number dual the property price and then the noi-net oparating income comes out.

    Grant - I am a retired veteran, I enjoy some manual labor, had a small wholesale business but never really took off. I have an interest in Real Estate. Curious how I could fit in and learn about real estate, invest, have cash flow and have time to volunteer and some travel?

    Killer video - I'm at the point of making the 329,000 deal, but after I sell, I have my piece for a larger commercial property. Thanks for the advice, because of Corp. tax laws in MN, I would have probably kept on buying and renting 11 units or less, to keep my state/federal taxes at around 10%

    The exit? that's spec investing if your banking on the exit for your ROI. I thought cash flow is all that matters.

    People need to relax a bit on the numbers Grant provides on the fly. He is providing examples for teaching purposes. All the folks finding mistakes in the calculations should be excited that they know how to double check the numbers, not try to criticize. Everyone here should double check the math, because that is what you have to do in real life investing.
    Nobody caught the most important mistake in the math, which is your total gain after exit which is a 145% gain (profit), not just 104.5%! While I don't invest every dime with Grant, nobody can scoff at this type of return when all you do personally, is invest money and do absolutely no work for the return.
    Some of his deals, he targets up to a 300% return (200% gain)! How many of you can put money into a deal and do absolutely nothing else, and realize that type of gain? (All the dingdongs with no experience and no money, keep your thoughts to yourself. We are talking real life experience here.)
    Anybody that was dumb enough to suggest Grant doesn't check his numbers before closing on a $60,000,000.00 deal, really needs to stop embarrassing themselves. He has built up assets in excess of a BILLION DOLLARS! Do you really think he accomplished this by "not checking his numbers"?! What are your assets worth?
    Yes Grant makes money off his investors money. That is how this works. He is providing a service and is due a return for that work, knowledge, and experience. But remember.... he is making the original purchase with his own funds. He would be a fool to make a bad purchase that didn't provide good returns for the investors, because he would get stuck with it. That hasn't happened, and with every deal completed, he gets better. Just like you would if you went through what he has, to get where he is.
