My sister owns 1200 rental properties, so she has insane stories about pet owners and there damage done. The worst was a man with two wolf hounds, the damage was 25k. She did get reimbursed . She / my Mother did a walk through with a sheriffs deputy for documentation . BUG BOMB the entire bed. Good luck!
Yhea he is complaining alot! Over all for a someone who paid their rent on time and cleaned out as good as they did? Sure it could of been better! You did say it was as is needing work when they moved in! Also isn't yard work and such your job as a landlord? Unless your giving them money off the rent, it's his job ummmm sorry, maybe the landlord want to be known as her? The way they are being, I hope they get a bad person to rent to so they realize how good this one and stop being a un knowing crappy Landlord!. The people kinda da left it like it was because it wasn't that good of shape to begin with. Have to love scum bag Landlords who nit pick everything to keep the deposit!
If Floor was truly redone....Floor damage alone is beyond normal wear and tear and wipes out deposit....however, a lot of the poor condition appears to be already existing or poor workmanship prior to move in....e g carpet, peeling paint on walls and porch, counters etc
This is why I'd never want to own a rental property. You go over the rental agreements with your tenant line item by line item and they stare blankly at you while nodding their heads in agreement. They sign the lease and then they do exactly as they please. My mom rented out her duplex to a divorced man. She made it VERY clear to him both verbally and in the lease that NO PETS ARE ALLOWED! While he was at work one day, a neighbor called my mom to tell her there was a water pipe that broke at her property. She went there to assess the damage and get a plumber out to make the necessary repairs. As she let herself in, the smell hit her in the face like getting slapped with a wet towel. This man had a full-grown Afghan hound that had a litter of puppies. The dog had crapped and peed everywhere!! She called animal control to collect the dog and her puppies so they could be cared for. Then she called her attorney to have a notice to vacate the property drawn up along with eviction papers. Then she called the tenant and told him she was evicting him and why. If he wasn't out of the home within 30 days of receiving notice, she'd have the police move him out. Between the plumbing and tearing out all the carpet, replacing it, replacing some of the drywall and repainting it ended up costing my mom a little over $11,000.00. Needless to say, he DID NOT get his security deposit back.
Then your parents could be prosecuted for stealing that dude's dogs. There is nothing that allows a landlord to just remove property from a rental before the eviction date. Depending on the value of the dogs, it could even be grand theft. I'm sure your parents wouldn't appreciate you dropping dimes on them. Out here selling out family like Sunny Hostin, lol.
maybe you could deduct some for them not cleaning it properly, but you rented to a family with 7 dogs and obviously the house did not look good when they moved in! carpets really needs to be replaced quite often, that is on you... it is cheap! the floors looks like there was 7 dogs in there but you knew that! dont know where this is but you made 1100 a month on them, you owe them at least most of the deposit back!
There are a ton of problems in that house that do not look like damages. With the level of work you put in that house should have never been rented in the 1st place. This is why landlords are so hated. Do better.

I would certainly not give them their deposit back ,the house inside looks rough not good ,just my opinion 😉
Definitely no deposit return, unless the deposit was $5k.
