    This November 2021, we celebrated the fifth anniversary of our Apartment. Time indeed flies fast! We started our build in January 2016. My husband Abet and I were still in Dubai and we hired a contractor to do the job for us. Our Apartment is a two-storey residential building with 5 units. We have two 2-bedroom units on the ground floor and three one-bedroom units on the second floor.
    In this video, I shared our income over the last five years. Please note that there are a lot of factors that affected our income. We enjoyed full occupancy over the first three years. During the pandemic, we left one or two units vacant for personal and family use. We also had to close one unit in October this year because we have to replace the roof.
    Please note that our apartment is in Puerto Princesa City, Palawan. Our rental rate is lower than the rates in Metro Manila and other bigger cities. If you have a condominium unit, your rental income is naturally higher depending on your location, unit size, etc.

      Hindi Siya low risk mas Lalo hindi passive income...kasi may mga tenant ka na sisingilin, parang nagpautang ka ng pera make sure na makakabayad sila monthly kaya hindi sya passive Kasi kailangan talaga trabahuhin mo Kasi ikaw pa ang sisingil maliban nalang kung madami kana building at maghire ka ng collector yon hayahay na Buhay mo monitoring ka nalang

    Additional topic/question:
    In your opinion, is it still worth it to invest in an apartment even though ang projected monthly gross rent collection is not enough to cover the full amount of your monthly amortization?
    Tips on figuring out how much to pay a part time care taker vs a full property manager (care taker na sya, leasing coordinator etc rolled in). Kung baga sya mag asikaso ng apt business since as OFW wala ka to personally handle it.
    And lastly, if we are to construct kahit wala kami sa pinas. Syempre we will hire the best constructor na sa tingin namin mapag kakatiwalaan. Ganun pa man, gusto rin namin sana may 3rd party na magchecheck ng quality as the construction progresses. Meron bang ganung service for hire?

    Yung akin in 6yrs recover na ang pera ..kaya lang house in lot...1yearly contract ginawa ko..dahil near sa company at mall area..sa mga hospital paglabas yun na agad....noon may takot ako bilbin gubatan pa...

    So long did your roof/ceiling last until it needs repair?

      Hi Frank. The roof was poorly done by the contractor from the beginning. They did not seal the gutters and there were other issues with the slope from then on. They kept "repairing" it but to no avail. Eventually, the roof became rusty. So it took only 4 years for parts of roof to start leaking excessively. Then we replaced everything on the 5th year.

      Hi Jane! Dito po sa Puerto hindi na po kami nagrerequire ng PDC kasi madalas wala ang mga tenants nun. Sa Big Cities like sa Metro Manila required yun sa mga condo kasi madalas mas mataas ang risk magparenta doon

      Hi! Thanks for watching! Bale iba-iba ang rent depende po sa kung ano ang ipapadagdag ng tenant. May choices kasi na furnished, semi-furnished, 2AC, bare, etc po depende sa need ng tenant. Dito po kami sa Palawan so medyo iba ang rate sa ibang lugar. Pero basically ay may Php11k, 10k, 9k, and 6k.

      Hello! It depends on your agreement po. If he is stay in and has to act as a cleaner, security, manager etc, then pay him a full day's wage. Depende po sa usapan niyo.
      If he doesn't live there but does tasks from time to time, considered part-time job po siya. So talk about how much he needs to earn on a part-time bases. That may be 3k to 5k per month, or 5k to 8k depending on your location, up to you po. Basta mahalaga nag-agree kayo parehas.

      Hi Sheila! Thanks for watching! Bale iba-iba ang rent depende sa kung ano ang ipapadagdag ng tenant. May choices kasi na furnished, semi-furnished, 2AC, bare unit etc depende sa need ng tenant. Dito kami sa Palawan so medyo iba ang rate sa ibang lugar. Pero basically ay may Php12k for furnished, 10k, 9k, and 6k. 1month advance and 1 month security deposit. Thanks for watching!

      Praise God po! Praise God talaga. HIndi pa po kami bawi, malapit pa lang awa ng DIyos. Kung hindi siguro nag-pandemic okay na po sana. But anyway, ang renta po namin ay may 10k, 9k at 6k depende sa unit and need ng tenant. :)
