I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. One issue I've found with PHP real estate is the domestic market is small, in short no one has any money to buy or rent anything, you are solely reliant on a foreign buyer, or an OFW financing a rental or a purchase, I would say the domestic market for any upmarket domestic property is maybe 1% of the population. Also PHP banks operate on a model used in the 1980s in most western countries and the internet appears to be a new invention to them.

the housing loan interest rates provided by banks in the Philippines are huge bordering to unconscionable, iniquitous, and unjust... I can't imagine any rental price here in Metro Manila and nearby provinces that can keep up with the monthly amortizations [not monthly downpayment]... you may own those condos and houses but I can't imagine you're actually earning income from the rentals...
a 2 bedroom condo sells at average of 10M these days... a 15 year mortgage is estimated to be Php60k to Php90k per month depending on the interest rate approved... you mean to tell me one can have that rented at same price?
Yup. The interest rates make it hard to actually profit off the properties. Napansin ko rin may ibang agents na nagbbenta ng condo, ipapakita sayo monthly amortisation mo and it looks good except hindi kasama yung interest so you don’t get the full picture

If this is the case i would rather buy condos for living places rather than making it an investment. This is too much hassle.

I own/co-own 4 properties (condo and house), and I do long term and short term rental for some properties that I don’t own. My main business is also subleasing commercial spaces.

Are there tax incentives there in the Philippines?
Yes! Example is that when you sell your primary residence after 10 years, there's no capital gains tax!
