In our previous video, we discussed how we collect rent from our tenants.

I grew up kasi in a boarding house rental business, tapos, nung nag taiwan ako, ginawa na naming apartment, nag bigay lang ako ng capital sa auntie ko tapos sya na bahala. Now, nasa Ireland na ako, at plan ko patayo ng apartment sa probinsya, next year Jan. 2022, hence, watching your vlog; dami kong natutunan, lahat ng questions ko nasagot mo, yung nga lang sumakit ulo ko hahaha, again, capitalist lang ako, pamilya ko na bahala.

Kmi pumirma sila mgbyad pero dahil aalis na nga sila hindi na tlga binyran byarin nila.... Salamat po, mas naintindihan ko po yung karapatan ko bilang nangungupahan. Yung landlord ko po ayaw nya ibalik ying deposit ko dahil pambayad daw ng bills, 3k po ang deposito ko, 500 lang naman ang bills, ayaw nyang ibalik ang sobra.

Hello Thank you for sharing your vlog.. I would like to ask about maintenance ng paupahan after leaving ng tenant..Sana magkaroon po ng content about this para mapag usapan...... Meron kasi kami Lease of agreement pero mukang hnd nasusunod, parang kami pa nahihiya lalo na sa deposit, mdalas gngamit na nila deposit kaya ang ending pag alisan npo si mama lahat shoulder ng maintenance... napakalinis at ingat po namin sa paupahan pra wla po kami bad reviews kaso naawa po ako sa mama ko halos ung kita napupunta lang din po sa pagawa at pintura ng iniwanan na apartment... :( swerte nman ang location kasi wlang buwan na hindi nabakante po kaso ang sakit po sa ulo pag lagi nagppgwa tapos mura lang po singil namin monthly..

Hello po, apologies for the late response. If August 1 siya lilipat, mag abayad po iya ng P12k if 1 month advance and 1 month deposit.
Yung 6k doon will cover rent for August 1 to 31. Yung isa pang 6k is for security deposit, hindi gagalawin yun. For refund yun later. Then ang next payment niya is September 1 na. Hope this helps! 😊

Hello there! Kudos to your vlog about the Apartment Business and Homebuild Project.
If I may share this with you, due to a recent experience from a former tenant, we are planning to revise our deposit system by adding a separate minimum deposit for the utility bills as we were left with electric bills amounting to over two month's worth of rent. This was taken into consideration when we've learned that it is becoming a popular practice among landlords around the area.

My rental is that,they pay me the rental,but they pay their own water and electrity.We also ask 2 months in advance.

Any thoughts on how to approach a rental as a foreigner/expat when you try to get in to a place where they want either post dated checks or 6/12 monthe rent at the time. Most expats do not have acces to bank accounts in Ph and puttting down a large sum in cash is a big risk. I have seen people putting down 6 months rent in advance and 3 days later getting kicked out with what seemed to be a good/professional landlord but they know we as expats have very littel we can do if treated that way.
I personally have had to walk away from really good rental I wanted to commit to 2 year contracts couse they would not accept month to month cash payment and I had an affedavid to show my monthly pension ( 155.000 php pr month ) but I have to protect myself from being scammed.

In big cities and highly urbanized locations in the Philippines, you would encounter such conditions. However, it cuts both ways, a tenant or a landlord's apprehensiveness arises because of the possibility of being scammed and unfortunately, restitution isn't easy.
To lessen the risk and give you some peace of mind, I would suggest you go through the deal with a reputable and licensed broker or a lawyer to represent you. If you're relatively new in the area, try to befriend the locals, get their trust, this goes a long way, they'll be on your side and may sense something and advice you beforehand.

Hi Jeran! Good morning! :) Basically sa umpisa kailangan mo ng Occupancy Permit and then Mayor's Permit if you want to operate legally and hindi ka ma-tax map. May video na ako sa Mayor's Permit application. Sana makatulong.
Then of course you need a caretaker or pwedeng ikaw or kung sino ang maga-oversee ng business mo pagdating sa inquiries, move-in ng Tenants, bayad ng bills etc, mga day-to-day affairs.

After that, you also need to promote your apartment if wala pang tenants. Hanapin mo ang nga apartment for rent FB groups or online posting para sa area niyo, then you can promote them.

Ganun din po halos ang pamantayan:
Mas maganda ang location, mas maganda ang space, mas maganda ang unit, mas pwede mag command ng higher price. Dumedepende din po yan sa rate sa market. Hindi sya pwedeng malayo kasi baka walang kumuha.
Halimbawa, may bedspace na maganda ang lahat tapos 2k, pero may room na sakto lang ang lahat and maganda rin location pero 2k. Siyempre ang room ang kukunin ng tenant.

Hello po. If halimbawa ang move-in date niyo ay January 1, 2023 and ang move out date niyo ay Dec January 1, 2024, ganito po siya:
January 1-31: 1 month advance ang maga-cover dito
Feb 1-28: Pay rent
March 1-31: Pay rent
And so on hanggang:
Dec 1-31: Pay rent ulit and move out on Dec 31
So consumed na ang 1 month advance. Ang 1 month deposit usually ay hindi consumable dahil dito binabawas ang mga nasira ng tenant if meron. Kung wala naman, dapat buo itong ibabalik sa tenant.
