    Good day. Very soon po matatapos na rin po iyong apartment construction. for instance po, kung may kukuha po ng building apartment for lease contract. Ano po sa mga taxes ang mga dapat ko lang babayaran at do i have the right to claim for the deductibles. tama po ba, iyong babayaran ko lang iyong lease income, real property tax and local tax? apply pa rin po ba ako ng separate business permit for the lease or iyong lessee na po? thanks po for the advice

    Hi po! I have a question po about tax. Nagpapatayo po ako ng apartment right now. Nandoon po sa contract na VAT and contractors tax is not included.

    Maam magandang araw po. nais kulang sanang itanong kung magkano state tax or real property tax na sample.pwede po bayaran kada taon po.       Hello po. Ang Income Tax po ay combined. So if may 3 units po kayo, combined po if lahat ay under sa pangalan niyo. Also, kung trabaho kayo tapos may business pa, mixed income na po siya matuturing.

      Hello! 😊 Bale kumuha kami ng personal loan sa Dubai nung nag-start na kami mag-build nung 2016 then dinagdagan lang namin ng galing sa sahod namin buwan-buwan. Kinwento namin dito sa video na ito 😁:

      Pero finully pay namin kasi agad ang loan in 3 years while nasa abroad.
      So di namin magagamit for tax purposes during the first few years dito sa Pinas that time kasi personal loan siya sa bank sa Dubai and not as mortgage sa Pinas. And the whole time nagwowork pa kami as OFWs, 'di namin naiisip that time ang taxes 😅. Basta pinapabayaran lang namin sa Apartment Manager/Caretaker ang lahat ng payments. Wala talaga kaming idea that time. Ayun. 😁

    The gross receipts from rentals not exceeding P15,000 per month per unit shall be exempt from VAT regardless of the aggregate annual gross receipts.
    It is also exempt from the 3% percentage tax.

    Hi Maam, ano po ang parusa or mangyayari kung ang nagpapaupa ay di ngbabayad s BIR for taxes? Ano din po ang consequences halimbawa my mangyari s paupahan like sunog or incidents s tenant then malaman nla n hindi pla ngbabayad s BIR ang paupahan? Sna po msgot nyo ang aking katanungan..TIA😊

      Hello Ian! Bale para makabayad ng taxes, kailangan registered muna siya as a business. So kailangan ng Mayor's Pernit ot Business Permit. As for the penalty ng BIR, ito po nakalagay:
      www.bir.gov.ph/index.php/penalties.html#:~:text=%2D%20There%20shall%20be%20assessed%20and,the%20amount%20is%20fully%20paid.
      Wala naman pong penalty from BIR kung magkasunog. Bale ang magchecheck po niyan ay ang Bureau of Fire and Protection (BFP). So if may violations po ang Building niyo like walang fire extinguishers, tamang fire exit kung ni-require nila etc, then saka po magbibigay ng penalty ang BFP.

    hello po. I am starting to rent out my apartment building and probably will have a gross yearly gross income of 840,000 and then soon I will be paying those taxes. Base po sa calculation ko more or less 25 percent ang babayaran sa income tax and around 10 percent sa local tax. 35 percent of 840,000 is 294,000 . Unsure po kung ganito ang tax percentage. May nabasa din po ako tungkol sa 5 percent withholding tax sa rental income. Ano po ang pagkakaiba nito sa annual rental income tax? thanks po

      Hello Good morning po. Ang taxes po natin na babayaran ay naka-base sa ating COR or Certificate of Registration galing sa BIR. Ito po ang sample from BIR:

      Magkakaroon ka po nito after registering your business with DTI, then kuha Business Permit sa City Hall and then within a month po dapat maregister niyo na ang business niyo with BIR. Sila na rin magbibigay ng COR niyo at kung ano ang taxes na babayaran niyo, pati ang deadline.
      So hindi po pare-parehas ang taxes na binabayaran kasi depende po ito sa COR niyo.
      Mas maganda po lalo na't bago palang kayo maga start, you can hire a bookkeeper to help you with your bookkeeping and tax compliance. Kahit sabihin niyo po na turuan lang kayo mag-paguide kayo ano gagawin, ano ifafile, paano gumamit ng eBIR forms etc. Or better yet, you can let him or her handle it for 6 months to 1 year, then aralin niyo siya bago niyo gawin on your own.
      Sa amin po kasi kapag medyo complicated na ang taxation and wala kaming time, kumukuha na kami ng bookkeeper (for our construction business). Yung sa apartment ako nalang kasi konti lang ang aasikasuhin. But I don't recommend this kung di niyo pa po gamay at wala kayong time. Mahirap kasi makamiss ng deadlines sa BIR may penalty agad.
      Also, magkaiba rin po ang taxes sa BIR, sa real property tax (land and building) at business tax na sinisingil ng City or Municipality. So just please take this into consideration every year.

    Pagkakaalam ko, if your renting out a unit above P10,000/ month, you have to pay VAT on it.

      Hello po! Yes po, pwede siyang deductible kung maga itemized deduction ka and may OR. Here's the list of what's allowed:

      Pero kami naka Optional Standard deduction na 40% kaya hindi na kasama yun and no need for receipt keeping and extensive bookkeeping.

      Hi Shambayu! Sorry for the late reply. Kapag hindi required, di na namin ginagawa kasi additional gastos lang. Madali lang naman gawin kasi automatic na sa website ng BIR lalabas ang computation. 😊

      Hello! Yes po, applicable po. Bale 60% nalang ang cocomputan ng tax which is P158,400. And since mababa siya sa P240k, tax exempt po kayo. But you still need to file your income tax. And since di pwede magsulat ng zero sa form, kahit P100 nalang ibayad niyo sa bank. Hope this helps po.

      1. Ano ang biggest selling point ng lupa mo? Kung malapit sa kalsada, mas maganda at mas mataas ang pwedeng iparenta.
      2. Check with the city government or agency na magroroad widening and kunin mo na agad ang sukat. This way, malalaman mo hanggang saan ang future lapad ng kalye at kapag may tenant ka na, alam niya hanggang saan lang ang pwede tayuan.
      3. Ang mga commercial lots for lease usually for long-term contracts yan. So magtanong-tanong ka sa mga nirerentahan sa mga katabi o kalapit mo magkano renta nila. Kapag mas maliit ang lote, mas maliit na negosyante, siyempre mas mababa. Mas kikita ka kapag gasolinahan, warehouse, restaurant o iba pang in demand na negosyo ang rerenta sa iyo. Pero make sure fit ang lupa mo for it at may demand na for it in your area.

      Ah kayo po ang may desisyon kung magbabayad kayo ng tax o hindi. Kayo rin ang mapepenalty if macheck, kung may maga check. So up to you po ang decision.

    biruin mo sa isang negosyo p[alang yan ang dami nang tax binabayran. imagine ung tax na nalilikom ng gobyerno tas eto mababalitaan lang natin pinag nanakaw lang nila. or the other way napupunta sa anomalya. kaya halos magpatayan tong mga pulitiko dahil pala sa mga gantong nanakaw na tax
