Interesting take. However, I live and work in Dubai. There is actually a real demand for property due to high influx (due to changes of global geopolitical landscape). Not Saying Dubai Market won't go through a correction but markets alway go through cycles. Dubai Market has always recovered well and regulatory adjustments over the past 20 years helped the market to mature. And there are tons of reasons why Dubai will keep attracting investors (whether for tax reasons or political & economical stability, which is clearly not the case for Turkey). Also, it's not about timing the market but time in the market, especially when it comes to Real Estate investments. In the long run potential is still massive.

Turkish rental rate is going up, Russians are running to Dubai. Turkish Government has screwed up the rental terms. Big investors are running away from Turkish real Estate due to Rental Terms. Fact; You can buy Real Estate in Turkey from Who would looking to sell in super deal. But Currency is losing value. Your Money is 1:1 even After 1 year if As Dolar currency. DO not buy If you gonna rent it out! Today 1 $ is 32 Lira. Next year probably 45=55 Lira. Real Estate goes up but Your Dolar still same As you purchase!
