    Excellent Insights with proof and numbers . I am a real estate investor and I can tell all his words are true , I have properties in Downtown , Dubai Marina , Ras Alkheima and Uptown Dubai and the prices are going up long and short term rents and selling as well .

    so 2008 realestate bubble causes by high over leveraging and high realestate priced does not count in your formula
