Hyderabad is not affordable as compared to Bangalore and Pune & in fact its more expensive. Its second costliest city in terms of real estate just after Mumbai. It used to be cheaper some 6-7 years back but not anymore. Yes road infrastructure is definitely better than many other cities but metro connectivity and bus system is not so good. Saying this after living in Hyderabad for almost 5 years.

@@kishenmilaney I have mentioned about whole Hyderabad average per sft price. There are various articles published on how Hyderabad has become 2nd costliest real estate within very short span. Most of real estate agencies reported it. Moreover, you have also mentioned about 30% rise within a year. This 30% rise year on year is happening for last 4-5 yrs which made hyderabad very expensive. I have myself searched at least 20 properties in Hyd and eventually purchased flat in Pune because I found it affordable as compared to Hyderabad. Moreover, flats are sold at super built up in Hyd whereas it is sold purely on Carpet area in Pune. There are lot of frauds in terms of loading on carpet area in Hyd. Rera implementation is also v poor in telangana which allows builders to exploit buyers as per their wish. I request you do more research on per sft price and rera implementation in Hyderabad.
Yes some places are expensive for sure but one has choice of locations where houses are reasonably priced. And this is true for all the cities including these two.
Sir I am from Andhra Pradesh, My advice is dont invest in hyderabad main reason is hyderabad is the only preferred locations for telugu software engineers when andhara and telagana states are together. In every 100 IT employees 10 percentage of them are telegu people only. Amaravathi new capital has 1 lakh crore land scam with 40000 acres of land. Vizag is the next IT hub in Andhra Pradesh. Stay away from hyderabad. Vizag has port which is added advantage for it. Better to invest in Vizag.
Vizag has no land bank for IT companies to build. Amaravati will not grow for the next 30 years due to unstable government and AP politics. Dont misguide people Vizag and Amaravati will come no where near Hyderabad atleast for next 50 years.
Vizag climate is very humid compared to hyderabad climate... Multilingual population of hyd is added advantage...another point hyderabad is less prone to natural calamities.. Hyd situated in between krishna and godavari basin so that it can draw water from both reservoirs for drinking purpose...
