    Is it right to enter panvel real estate market now for residential apartments (1 or 2 bhk). Since the prices have increased significantly in last two years, please advise.

      Panvel is in the focus for last couple of years. Thought inflated, the prices don’t seem to be coming down anytime soon. I suggest apply your parameters and make self assessment before you go for it.

    One of the best location what i say is Jogeshwari west which is near Airport, Local Train, 2 Metro station, East West Bridge lands, Malls etc and with premium location near too

    Sir, is MHADA flat good near Rambaug, Powai, Flat is powai lake facing. Metro station and bus station is 1 minute walkable and price for 2 bhk, carpet area 650 sqr feet is Rs.1.3 Crore.

    Shilphata, Thane very underrated area..
    The area is well connected and developing very fast.
    Its in navi mumbai very close to Airoli IT park...
    flats cost are cheaper than pune and bangalore....

      Borivali Kandivali is very different from Panvel. Panvel is on the very outskirts and the cost at prime locations in Borivali and Kandivali are 3 to 4 times that of Panvel

      Well, Badlapur is becoming better and I am sure soon the ease of transport also will be available. WRT the future prices, it depends on many circumstances, but for now I can say this location will see a decent appreciation bcoz of infrastructure and employment around.

    Sir I have invested in
    Flat & shop in virar w at Agarwal Builders & given it on rent.. but property rates have not appreciated as expected in last 8 yrs.
    So should I hold it or sell it ??

      Hello Abhishek,
      I think you should check out the future prospects in your location, find out the current prices of new projects and then take a call. Many a times certain localities move slowly but one good infra development or commercial project like a mall, IT co, etc. changes the prospects. I hope this helps, pls let me know in the comments.

      Sir I want to invest in Pune or Navi mumbai . But I am afraid of investing in Pune just because I think 1) in another 3-4 years supply will be ample for resale second water dependency on tankers will increase in Pune more like in Bangalore. So in gat sense where should I invest ? Panvel or pune thathewada or punewala area?

    You are not absolutely correct. Delhi properties are more expensive than Mumbai. If you research apratments and location properly. However, Delhi offer wide variety, range and type of properties. Mumbai only offers Apartments and if you compare Aprtments price from Delhi you will find Mumbai Apratments are way more cheaper than Delhi Apratments.

    .The biggest business and easiest place for politicians to park thier black money in property because of this the prices of property are ever rising in mumbai.corruption has increased 4-5 times like the property rates in mumbai.so This cost builders pass on to potential buyers & Hence the buyers have to bear the cost ..There are plenty of vacant flats remain unsold but still prices are never coming down due to this nexus ...
