You are probably the best real estate vlogger in NYC ...personable , attractive - unlike the middle aged one who dresses like a teenager and screams at the top of his lungs...I look forward to your next videos.
What surprises me as a Belgian living in Belgium, besides the real estate prices, is your additional costs like property taxes which are EXTREMELY high compared to Europe and also your monthly fees for your condominium/HOA which are easily 15 to 30 times higher than what we pay monthly here in Belgium and on top of that, you pay for your medications and healthcare 100 times more than what we pay and that's with health insurance 😂 So yes we have 38% taxes on our salaries but in the end...
As a NYS resident, I concur, the cost of living is crazy. I'm looking to move out of state. On the other hand, there are 350,000 millionaires in NYC, the most of any city in the world, and salaries at the high end are incredibly high. So for highly successful people, the opportunity to earn world-beating money balances out the insane cost of living.
I grew up in Antwerp and live in New York now. The biggest difference is the ceiling for the pay you can get in New York. The cost of living is neglegable in NYC when you work in finance, consulting, tech and the medical field here. It is relatively easy to be a millionare in this city by the time you are 40
I have a friend who is Filipino, and we are planning to go to NYC this winter. He has some family there and we ae going to visit them. I have never been to NYC so it will be my first time. We both worked for an Auto & Home Insurance Company in Los Angeles, Cal. and I retired in 2021 after 22 years with the company. My friend is retired from the IT department of the company. I love the first building that showed the beautiful views of the city. I just flew back from Puerto Vallarta, Mexico and the condos there are amazing with rooftop views of the city. They also have Infinity pools on the rooftop deck overlooking the bay. That was my first time in P.V. and it was amazing. I have gone to Guadalajara, Mexico last year. The homes there are amazing with beautiful pools. I am looking for a Vacation Home or Condo in any area that I like. The greenery in Guadalajara is beautiful all around the city. Loved Mexico. NYC my next stop. I am third generation Mexican American. Thanks for the breakdown and all the info.

You went from apartments so small you can't change your mind in them to Staten Island's My Big Fat GReek Wedding house that is a total gut job, This video is hilarious. 1.5 million is nuts.
@justinmartinez the staten island one is hilarious. and, lol i could by your voice you kno what i'm talking about.. it look like you couldn't wait to get out of there lol.... i'm queens
I thought it was overpriced, and the sellers were following us while we were filming. A nice couple, but I didn't want to disrespect their home either.
Great video! My favorite, and I can't believe I'm saying this as a Brooklyn girl, is the Staten Island house. With some updating, it's a house that my family can grow in and I can see my mother moving in with us too and she have space too. Manhattan - nice but I don't like high floors and I prefer the west side. Queens - I'd rather pay $1.5 for a single family home in Bayside, Douglaston, Jamaica Estates, etc. Brooklyn - that one is by where I live now. Good street, agree about the sick vent, but otherwise it's ugly 😔 Bx - ok, but the smallest bedrooms ever. For $1.5, I'd head due north to Westchester or west to Riverdale or Fieldston
My baby’s mother lives right near the Brooklyn apartment in Bed - Stuy and the area is horrific. For 1.5 million you can definitely get into a better neighborhood.
@DWilliam1 I remember Bed Stuy and East New York as being rough areas since the 1980s. I guess despite the over developments from real estate companies (looking at you, Corcoran) the area has not gentrified according to plan. Bed Stuy does have some really great pre-war brownstones, but the area may not be so nice and the walk to the subway stop (and the subway line) can have problems.
The area is great - the avenue is beautiful. There’s a subway entrance on Bedford. Every subway stop/line has the same problems right now really - I could swear NYC is cloning that one nodding guy holding the doors open. I bought the apartment in question😅
@ Well, my son’s mother is from the area for years. She lives in a new building with an electronic doorman, rooftop, garage, party room with pool table and gym and a 1 bd apartment rents for almost $3K. She’s off of Albany Ave and Fulton. They shot 7 people killing 1 during a sweet 16 party a few years back. Down the block on the way to the C train there was a killing at the McDonalds over “cold fries”. I’m a born and bred NY’er for almost 60 years and lived in both the South Bronx and Harlem(as well as the Village and Murray Hill) and I know a marginal neighborhood when I see it. It’s still dangerous, somewhat dirty and doesn’t have anywhere near the amenities of other areas in the city for that price. Good luck with your new purchase.
The banks look for 40 to 50% of DTI. So if the monthly payment on the property is $4000 the bank would want t see a monthly income of around $9500 to $10,000. I'll add that in my next video
The house is Staten Island needs lots of updating but it is livable and the updating can be done later. I am not familiar with the Bronx. The apartment in Queens was nice, but you can get a house in Queens for $1.5. The apartment in Brooklyn was awesome, but I love the City....the convenience...can't top that, plus the view from that apartment was excellent!
anyone that can afford that type of rent would be crazy to live in Bronxwood Ave., in Bronx I grew up there was crap then & worse now ...look at how owner had to put wood over entrance so nobody would go in .
@@justinmartineznyc, I use to do a lot of business around Hanover Square... I knew you looked familiar 😊. Glad to see you're doing well. Best of luck to you 👍
You should do $2M and let people see they can buy an entire building in Astoria. $1.5M for a reno'd condo isn't the vibe for many folks looking for real homes in the city.
You got it. The condo is brand new construction and 2 mill doesn’t get you a brand new building in Astoria anymore. But I’ll do in the future and send to you
Closing costs are just silly as well as the condo/HOA monthly costs, and property taxes. In UK you just pay a fee as the seller to the agent, council tax and condo fees are much lower.

Considering “flexing” the nook in the Queens condo into a “3rd bedroom” is crazy. You’ll barely be able to move around.
As long as rates remain where they are, it makes more sense to rent and invest your savings in the S&P 500 index
