I lived in NYC from age 10 to 30. My mother still lives there. She has lived in the same apartment for over 40 years. As much as I love NYC, I don't like living there. It's too crowded. Too dirty. Too expensive. Too noisy. We live in Texas. We paid $542K for our house 8 years ago. It's 3,600 sqft. 4 beds, 2 large walk-in closets in the primary bedroom, 3.5 baths, 3 living rooms, 2 dining areas (formal and informal), kitchen, laundry room, 3 car garage, and pool. All on half acre. Behind our backyard is an open field with trees. That land belongs to two of my neighbors. It's the land behind their backyards. I can't see my neighbors when I sit in my backyard, even if they were in their backyards, as all of our homes are .5 to 2 acres of land. Our house is 1.2M now. Yup, I would never live in NYC again. But I'll visit. 😊

Wow. This is great for rich people. Lived in forest hills for 9 years. Bought my co op cash in 2012. Sold it. Very difficult to sell a co op. Have a lawyer. Board approval. 7 months to close. Outrageous. Moved out of nyc. Best thing I ever did. Now 2024. Live in a 2br 2ba in Dunedin Florida. Over 1thousand square feet. Out my window I see ponds trees 🐦 sometimes turtles. No brick buildings. Bought it cash. It is a walkable town. No car. Hoa includes cable and internet. You did a good job. Nyc so expensive. By the way it is November 25th 70s all week.😊😊😊😊. New York weather is horrible. I found great 🍕 pizza 10 minutes from my condo. 😊😊😊

I live on the same block as the Harlem listing. Good location for runners since Central Park is only 5 min subway ride away (and it's only a 5 min walk to the 2/3 line).

And to be honest I was pleasantly surprised considering the location. Great options for starting out or as investment properties. That's not me saying they are cheap. In my opinion prices are crazy everywhere in a big city! I wish it wasn't the case! But love seeing someone covering this topic/ price range. It's easy to find expensive properties in Nyc! It definitely takes more work to find some gems so I think you should stick with what you are doing!
North Bronx is the clear steal in this comparison. On the other end, 600k for a 1bdrm 1/2 a block off of Bushwick Ave is insane. The Queens property is in a nice, diverse neighborhood. On the other hand, when on Staten Island, pay attention to who your neighbors are. Trump unanimously carried Staten Island. This could be problematic depending on who you are.

Love your videos FYI my partner and we the first to put a contract in on a 3rd floor condo apartment at the 370 Lenox avenue condo at the Smithsonian in Central Harlem We were able to get lots of concessions on the closing cost with sponsor credit in a significant amount and and other incentives. We also were able to have option to rent right away because we will be using it as rental property. It is close to all historical sites in walking distance like Apollo theatre, great restaurants like Sylvia’s, Red Rooster and Trader Joe’s etc. And great tourist attraction. Lots of upside here Loved amenities in building Great video

The maintenance is what kills it but that’s what up keeps the building nice 😅…

Greetings from beautiful San Bernardino Ca. "Land of Sunshine". Folks, LA real estate is very similar to NYC and the surroundings Burroughs, price wise. I kinda like The Bronx apartment for what you get. I purchased my 2bd 1 bath house in 2008 in the best part of the city. 6000 sq ft lot. If I told you what I paid for this house and my monthly payment, you'd be stunned. You couldn't rent a half room in NYC for what I pay. But..I love to view NYC on videos and see the energy and vibe, I hope to visit someday. Justin, you'd do really well out here in Real Estate.. I just have that feeling. Great video. Commuting time is a real issue from some of these places like staten island or riverdale. 45 minutes to the city from staten Island is not happening during rush hour and depending on where you live it can take you 30 to 40 minutes just to get to the ferry, plus waiting time. Riverdale is so far north you might as well live in westchester. Public transit there not the same as most NYC.
Depneding where you are commuting to it would take longer than 45 mins from Staten Island. TBH I love riverdale. Great school system and 20 mins to Grand central with the metro north.
I bypassed Staten Island. Not happening! The only apartment that stayed true to the video title was the Manhattan listing @ $499k. Surprisingly the most expensive borough was the most affordable. Everything else was well over $500k or looked a hot mess. I'm not walking up any hills. I'm not walking out of my apartment directly into the elements in the winter. Laundry needs to be INSIDE my unit! I appreciate the effort, but this was a fail.
Hmm the Port Richmond ( Staten Island )location needs work but the location is pretty good ( not far from the bridges to Brooklyn and Jersey and the ferry is like 20 minutes away so a good commute to Manhattan).
That means when you’re walking down the hallway and someone else just made a big Doodoo and then they open their door because the bathroom is right by their front door you could get a good smell download hallways very easily

Riverdale is one of my favorite neighborhoods in the entire city so that's my favorite. I also liked the SI home, which needs work but I liked the layout and rental potential.
The common things you all find luxury in an apartment is wild. I'm going to upload my apartment and send it to you. 3 bed, 2 bath, large patios, front and back door entrance, parking, gated. New build. 1300 a month. And a large window over my kitchen sink
Depends on lifestyle. New York food and entertainment scene is better….but you have to be someone who likes to go out. I lived in Chicago in my 20s and it was awesome….then Hawaii in 30s and it was chill but $$$$. Now i live in middle of nowhere Wisconsin and i love it. I have chickens. Texas my friend is too hot for me and lacks trees like where i live. But i visit once a year to eat bbq.
It’s rough in NYC. Common charges are usually way too high. I’ve been seeing HOA fees upwards of 1.5k a month in queens. And for the record, anyone saying they are tired of Queens or BK so they will move to SI, clearly isn’t from around here. 😂 literally never known any New Yorker move into SI from another borough unless they were originally from there.
I've move to Houston 6 years ago after living in NYC for 24 years. I really don't get why people want to stay in that city. Every time I go out takes 30minutes to an hr to find a parking spot or pay like $40-50 for parking. Housing cost is too high and brings the overall living standard down, even not as extreme as a city like Hong Kong or Tokyo but it's not far apart.
From Manhattan to Staten Island (or reverse) why not take the SI Ferry? It’s cheap as all get out (free) and it brings you right into the city, then you just hop on the subway to go anywhere you need to go. So much cheaper, easier and quicker than driving.
Damn, paid 189k for a 3060 sqft two story brand new home with a yard in Texas. Think I'll hang out here a bit longer :) NY prices scare the crap out of me. Lol.
You can't walk down a street and have multiple restaurants in Texas unless you are in Austin and the prices in Austin are starting to become comparable
@@justinmartineznyc I understand but you made comments that mortgage rates dropped because they cut rates. Rates have done nothing but go up since they started cutting. It's not a major deal, but I'm a lender, and the mortgage brokers you're talking with don't seem to be giving you great information.
@ ok. Just understand that Wasn’t what I prepared my agents for. It’s common after a cut the market will go higher in rate not lower. Market tends to overshoot in anticipation.

Shows an old 2 bed 1 bath for 500k in the bronx Shows an old 3 bed 2.5 bath in staten island Shows an old 3 bed 1.5 bath in queens. Conclusion? People move to New York to suffer and have no idea they are suffering because of pretty much 3 factors: 1- They graduated college and went straight to NY or have lived their entire live in NY so they don't know how much better quality of life is elsewhere. 2- They can afford 5 million dollar apartments without blinking. 3- They think there are no jobs in the other 50 states for them to make it. Come to cincinnati with a 500K budget and you can get a very nice house in a very good neighborhood 10 mins away from downtown. And from what I've seem, having lived in NY, Miami, and Cincinnati, I can say that I've been paid more than I've ever been paid, here in Cincy. So it is not really true that you get paid more in NY. Also, way, way less taxes. Honestly, I could sit here and keep pointing out things. The conclusion would be: Never live in one of the cities most people want to live, they are overpriced and overhyped.
@@justinmartineznyc I think most co-ops have a land lease or a mortgage with balloon payment on the land under the co-op. This is very risky long-term. The result can be a huge increase in maintenance costs after the lease matures or the balloon payment is due. Condos are less risky but both have boards who can make life nice or miserable depending on the board membership. Good luck. I own a 3-family in the Bronx and have none of these hassles, just the need to collect rent.
@@justinmartineznyc I didn't say they were. SOME are. I worked on paperwork for the accountant of the owner of two such land leases. And old-line co-ops may well have their finances in line so that the underlying land is not mortgaged BUT many co-ops created from rent-stabilized buildings use the balloon-mortgage model I pointed to. WHICHEVER model is a risk for the cooperators down the line.
@@ljaygould Very few are. And you are correct regarding that they were rental buildings that were converted into a coop. However the a good coop has good financials and a bad coop has terrible financials.

The down payment is what stopped my house hunting search in NYC. There’s no way I have more than 70k or 100k to put down in an apartment. At this point I might as well buy a house. I’m not giving up at NYC but Im thinking I might need to expand my search to LI or Jersey

I recently purchased a 1 bedroom condo on 4 ave in Brooklyn "South Slope - Greenwood Heights" for $291K I look at it as some type of modern miracle ! it was an estate sale, my head is still in the clouds cannot believe I was able to actually purchase this little gem only 380sq ft so obviously not meant for even a small family but a good investment as a rental , I have two short videos on my channel before and after renovations , good thing about small spaces you don't have to put a ton of money to renovate.
I suggest you continue to post six figure price properties, its home features, amenities and safety. One more thing, how about a video for non-Americans who are interested to buy a property in the US, and what are both the national and estate laws that we need to know.
It's a beautiful one bedroom apartment for persons that has the money to buy, but, I would want a house, if I had the money, I would pay for a regular size or medium size house in full amount rather than do by bank/morgage, I don’t like due to few reasons, but, one top main reason's because I have had a bad experience about mortgaging a house were supposed to be affordable, but, after living in the house for about a year or two the morgages went up and I were also being told to pay more money by other ways that appeared as a scram, an unfair way to make lose the house, however, it's a beautiful one bedroom apartment the male's showing by the attached joint,, but, I believe that the price ain't right for one bedroom in a building with other apartments to have to also pay other expenses isn't for me, but, also, if I were going to buy a house, not attached to other persons, I would have to have all the money to pay for regular size or medium size house, not a tiny house nor a small house nor for a big house like mansion full off expensive luxury's inside and or outside the house to have to pay a lot of money to also have to keep functioning properly and to have to pay lots of money to maintain the built-in and built-outside of housing connections normal wear and tear of big housing or tiny housing I wouldn't want the responsibility to take care of only unless were only option I had for housing.

Born and raised in NYC and will always love it but you will never get quality of life there. The average income should be at least six figures in order to live decently but I'm sure it isn't. Live in the southwest now. Weather is better and housing isn't as ridiculous.
Bought my house in Springfield Gardens in 1997 for 164,900 Now wort i er 580k a little over 2000sq ft. If you include the basement. Mortgage finished in 2027. Now renting for 3500 P/M Buying anything in Manhattan Brooklyn or Staten Island Hell No...
@MattSezer ok, that could be true but in NYC, you've got the city taxes, the state taxes, property taxes and federal taxes. Obviously LI has taxes too but I can't believe every town has as high taxes as NYC. Remember not every town close to the city is Manhasset or Great Neck.

In North Carolina you could get a 3-4 bedroom house for about $300k. It's interesting that in NYC they think amenities substitutes for space/size of a home.

I live in two states (southwest and Midwest on lake Michigan ) and my mortgages for both properties are less than a moderate one bedroom apartment in New York. Because of that low mortgage, I can travel to New York at any time. I just don’t get it about New York🤔
Basically every neighborhood in NYC would be a major city in most states. Also the most diverse city in the world. Which brings great food, culture, entertainment etc. I get it's not for everybody. Thanks for watching!
I think the south bronx has alot of upside with it's proximity to Midtown. There's not much condo or townhouse inventory. It's mostly a rental market. Also NYC owns a lot of the land. SoI don't think so yet.

Buying a co-op is super difficult, though. You almost have to market yourself to the co-op board on why they should let you buy the unit.
Some coops are the worst. But we've been able to get clients approved with tough coops

Love your videos FYI my partner and we the first to put a contract in on a 3rd floor condo apartment at the 370 Lenox avenue condo at the Smithsonian in Central Harlem
We were able to get lots of concessions on the closing cost with sponsor credit in a significant amount and and other incentives. We also were able to have option to rent right away because we will be using it as rental property. It is close to all historical sites in walking distance like Apollo theatre, great restaurants like Sylvia’s, Red Rooster and Trader Joe’s etc. And great tourist attraction.

Great video… I sold my Co-op in the Bronx 2 years ago and ran down south and bought a beautiful house😅… I would never in life purchase a co-op….If I could do it over again I would purchase a Condo with parking like the Bronx property you showed. The maintenance is what kills it but that’s what up keeps the building nice 😅…

Greetings from beautiful San Bernardino Ca. "Land of Sunshine". Folks, LA real estate is very similar to NYC and the surroundings Burroughs, price wise. I kinda like The Bronx apartment for what you get. I purchased my 2bd 1 bath house in 2008 in the best part of the city. 6000 sq ft lot. If I told you what I paid for this house and my monthly payment, you'd be stunned. You couldn't rent a half room in NYC for what I pay. But..I love to view NYC on videos and see the energy and vibe, I hope to visit someday. Justin, you'd do really well out here in Real Estate.. I just have that feeling. Great video. I really enjoyed it.

Commuting time is a real issue from some of these places like staten island or riverdale. 45 minutes to the city from staten Island is not happening during rush hour and depending on where you live it can take you 30 to 40 minutes just to get to the ferry, plus waiting time. Riverdale is so far north you might as well live in westchester. Public transit there not the same as most NYC.
Depneding where you are commuting to it would take longer than 45 mins from Staten Island. TBH I love riverdale. Great school system and 20 mins to Grand central with the metro north.
I bypassed Staten Island. Not happening! The only apartment that stayed true to the video title was the Manhattan listing @ $499k. Surprisingly the most expensive borough was the most affordable. Everything else was well over $500k or looked a hot mess. I'm not walking up any hills. I'm not walking out of my apartment directly into the elements in the winter. Laundry needs to be INSIDE my unit! I appreciate the effort, but this was a fail.
Hmm the Port Richmond ( Staten Island )location needs work but the location is pretty good ( not far from the bridges to Brooklyn and Jersey and the ferry is like 20 minutes away so a good commute to Manhattan).

Depends on lifestyle. New York food and entertainment scene is better….but you have to be someone who likes to go out. I lived in Chicago in my 20s and it was awesome….then Hawaii in 30s and it was chill but $$$$. Now i live in middle of nowhere Wisconsin and i love it. I have chickens. Texas my friend is too hot for me and lacks trees like where i live. But i visit once a year to eat bbq.
Nice apartments, for the price I rather have a house. Or buy a travel trailer and or class B van and travel the country.

It’s rough in NYC. Common charges are usually way too high. I’ve been seeing HOA fees upwards of 1.5k a month in queens. And for the record, anyone saying they are tired of Queens or BK so they will move to SI, clearly isn’t from around here. 😂 literally never known any New Yorker move into SI from another borough unless they were originally from there.

I've move to Houston 6 years ago after living in NYC for 24 years. I really don't get why people want to stay in that city. Every time I go out takes 30minutes to an hr to find a parking spot or pay like $40-50 for parking. Housing cost is too high and brings the overall living standard down, even not as extreme as a city like Hong Kong or Tokyo but it's not far apart.
You don't need a car in NYC. I've lived here all of my life. No other city like it. However houston might have better food

From Manhattan to Staten Island (or reverse) why not take the SI Ferry? It’s cheap as all get out (free) and it brings you right into the city, then you just hop on the subway to go anywhere you need to go. So much cheaper, easier and quicker than driving.
Next time. But the owner of the house doesn’t take the ferry since driving is more convenient to work

You can't walk down a street and have multiple restaurants in Texas unless you are in Austin and the prices in Austin are starting to become comparable

It's not a major deal, but I'm a lender, and the mortgage brokers you're talking with don't seem to be giving you great information.

Conclusion? People move to New York to suffer and have no idea they are suffering because of pretty much 3 factors:
1- They graduated college and went straight to NY or have lived their entire live in NY so they don't know how much better quality of life is elsewhere.
2- They can afford 5 million dollar apartments without blinking.
3- They think there are no jobs in the other 50 states for them to make it.
Come to cincinnati with a 500K budget and you can get a very nice house in a very good neighborhood 10 mins away from downtown. And from what I've seem, having lived in NY, Miami, and Cincinnati, I can say that I've been paid more than I've ever been paid, here in Cincy. So it is not really true that you get paid more in NY. Also, way, way less taxes. Honestly, I could sit here and keep pointing out things. The conclusion would be: Never live in one of the cities most people want to live, they are overpriced and overhyped.
For co-ops at a lower price range in Manhattan, the maintenance fee could be crazy... 3k 4k 5k you name it..

@@justinmartineznyc I think most co-ops have a land lease or a mortgage with balloon payment on the land under the co-op. This is very risky long-term. The result can be a huge increase in maintenance costs after the lease matures or the balloon payment is due. Condos are less risky but both have boards who can make life nice or miserable depending on the board membership. Good luck. I own a 3-family in the Bronx and have none of these hassles, just the need to collect rent.

@@justinmartineznyc I didn't say they were. SOME are. I worked on paperwork for the accountant of the owner of two such land leases. And old-line co-ops may well have their finances in line so that the underlying land is not mortgaged BUT many co-ops created from rent-stabilized buildings use the balloon-mortgage model I pointed to. WHICHEVER model is a risk for the cooperators down the line.
@@ljaygould Very few are. And you are correct regarding that they were rental buildings that were converted into a coop. However the a good coop has good financials and a bad coop has terrible financials.

The down payment is what stopped my house hunting search in NYC. There’s no way I have more than 70k or 100k to put down in an apartment. At this point I might as well buy a house. I’m not giving up at NYC but Im thinking I might need to expand my search to LI or Jersey

I recently purchased a 1 bedroom condo on 4 ave in Brooklyn "South Slope - Greenwood Heights" for $291K I look at it as some type of modern miracle ! it was an estate sale, my head is still in the clouds cannot believe I was able to actually purchase this little gem only 380sq ft so obviously not meant for even a small family but a good investment as a rental , I have two short videos on my channel before and after renovations , good thing about small spaces you don't have to put a ton of money to renovate.

It's a beautiful one bedroom apartment for persons that has the money to buy, but, I would want a house, if I had the money, I would pay for a regular size or medium size house in full amount rather than do by bank/morgage, I don’t like due to few reasons, but, one top main reason's because I have had a bad experience about mortgaging a house were supposed to be affordable, but, after living in the house for about a year or two the morgages went up and I were also being told to pay more money by other ways that appeared as a scram, an unfair way to make lose the house, however, it's a beautiful one bedroom apartment the male's showing by the attached joint,, but, I believe that the price ain't right for one bedroom in a building with other apartments to have to also pay other expenses isn't for me, but, also, if I were going to buy a house, not attached to other persons, I would have to have all the money to pay for regular size or medium size house, not a tiny house nor a small house nor for a big house like mansion full off expensive luxury's inside and or outside the house to have to pay a lot of money to also have to keep functioning properly and to have to pay lots of money to maintain the built-in and built-outside of housing connections normal wear and tear of big housing or tiny housing I wouldn't want the responsibility to take care of only unless were only option I had for housing.

Wow, R.I.P. mom, she sold a 4 FAMILY house near JLO's "neighborhood" for $495k in 1998! An apartment up in the northern-most part of the BX is now $500K? Yet the salaries DO NOT match the cost of living (I have peeps still out there). Yikes.

It's nice seeing lower priced options but I still couldn't afford anything there.
Born and raised in NYC and will always love it but you will never get quality of life there. The average income should be at least six figures in order to live decently but I'm sure it isn't. Live in the southwest now. Weather is better and housing isn't as ridiculous.

Property taxes are actually lower in NYC than on Long Island.
@MattSezer ok, that could be true but in NYC, you've got the city taxes, the state taxes, property taxes and federal taxes. Obviously LI has taxes too but I can't believe every town has as high taxes as NYC. Remember not every town close to the city is Manhasset or Great Neck.

The property tax in NYC is INSANE. How are people not losing their minds? In Canada, a $500,000 property is about $1500 for the year. Just ridiculous.
Yup the taxes are high in NYC. It's a building with amenities that's why it's taxed at a higher rate
In other words, you can't get much in NYC on $500,000.
In North Carolina you could get a 3-4 bedroom house for about $300k. It's interesting that in NYC they think amenities substitutes for space/size of a home.
In the house, it is not wall units. Those are window units, there is a difference.

Great video. I try my best not to be biased. I’ve been to New York on numerous occasions. However, I still don’t understand the excitement about living there and paying those ridiculous rates.
I live in two states (southwest and Midwest on lake Michigan ) and my mortgages for both properties are less than a moderate one bedroom apartment in New York.
Because of that low mortgage, I can travel to New York at any time.
I just don’t get it about New York🤔

I think the south bronx has alot of upside with it's proximity to Midtown. There's not much condo or townhouse inventory. It's mostly a rental market. Also NYC owns a lot of the land. SoI don't think so yet.

As a former native new yorker, it makes me sad to see NYC become so expensive and overpriced for what it actually is. NYC is no longer a place where the working class can thrive and buy an actual home. That listing for a 1 bed, 1 bath in that part of Bushwick at 600k is ridiculous. New construction or not that neighborhood is not good. Its so sad to see NYC push out its working class and creatives for trust fund brats.
