Just found this channel, and l love it! Okay, here's a brief critique: The LIC apartment has stunning views but is super cookie cutter. Same with the Park Avenue place- it's good (but the owners could have cleaned it up before letting in the camera crew), the Brooklyn place is tight, and the Bronx home, though large, is an interior gut job. I will also plead with you to never use the term NoMac ever again! LOL!! It's not a thing. There are way too many folks who have lived in the area for too long to try to slap a new name on it. ;-)

I was in Harlem recently. It seems that people consider the Bronx to be a high-crime area. Could you divide the boroughs into those where you should live if you were looking for a place within a budget of $400,000 to $600,000? This is the budget of most of the viewers I’d say who are looking." You hit the boroughs but you never segment them into the does and doesn't and full breakdown of public transportation access from preferred areas. Or maybe one short video for each borough in a series of videos part 1 - 5 or something like that. Thanks.

I don’t understand the investment property math. The total mortgage payment is $14,000 and the rent is $8000. So as an investment this unit would lose $6000 a month. How is there any profit calculated?
Most of it is mortgage repayments. While those will take money off you, they actually make you money.
@ what you’re saying still doesn’t make sense. The cash flow is still negative $6000 a month. If you are just referring to appreciation, it’s still a terrible investment because it is losing $6000/month or $72,000 a year. Sure, appreciation may be able to outpace that over time but it still requires deep pockets. I don’t know of any investor advocating for a property that has that much of a negative cash flow.
He did the math as if you were to buy the house all cash. No loan. I think that’s what he is saying by cap rate.

I think he uses the 20% down payment as thats usually the minimum required to obtain a mortgage but in reality you would need to have a bare minimum 60% down payment for the rental to make profit. However the real profit on a property like this is long term resale. Even if you made a $76k loss per year, that would be a $760k loss over 10 years but this property will likely be worth $3.5mill+ in 10 years time, so there is still the possibility of huge profits long term.

the Manhattan one is tricky investment-wise because clearly you can't get rent to cover your monthly payment, BUT you're probably gonna build a decent amount of equity within 5 years since it's a 2-bed in Murray Hill and a condo, also congrats on 5K subs! Edit: instead of the Bronx one I'd totally move to the Long Island one woah!

Y'all tripp'n. I grew up in Harlem - and the only reason these tiny apartments are going for this much in Harlem is because of the gentrification. White folks know nothing about the history and importance of Harlem to Black culture, and I miss the days when they all got off the trains at 86th Street! That said, nowhere in any city should people have to spend even a million dollars for housing. This is just evil!

There's one thing that I wish more real estate agents would include in videos like this, is to include a plan of the property. I have three pet peeves. I don't want to sleep under a window, have the primary bedroom closet in the bathroom, or gas stoves. A plan that shows the proper layout of the apartment would make it easy to see if this would be a proper fit, if I was in the market. Unfortunately, at this time, I'm not.
