You have to do a detailed rental budget along with knowing a purchase price before you can determine payback. I heard an example of a condo that netted 7K a year on a 500K purchase which means it would take 71 years to payback so not at worth it. I am in the process of preparing an investment video to show what numbers look like for both San Pedro and Placencia so will send you a link once it is complete.
@@LindainBelize I'd love to see that. I'm looking more for a family getaway with the perks or retail. 20% down in cash. Rest financing. Sort of a payback on a realistic plan like as mentioned
It’s funny, when I spoke to the realtors there in the spring they showed me this one house which is 700k to build, but they have already few of them built and owners rent them out and they make 130k a year, now, you have to buy the land with cash so let’s say the house itself is 500k if you make 130 k a year you could technically make that money in 5 years. But I don’t know. Who can be trusted. To me this realtor investing there gerself tells me that it’s a good investment, why woke they invest their own money into it then? 🤷🏻♀️
So if you rent your house out the renters don’t get access to the private beach? Only asking because I was looking at renting a family cottage there and the beach pictures were on the add so now I’m confused 🤔

Does the property management company take care of the pool as well?
I use Crowne Property Management to manage my property and they can manage the pool bit I already had someone to do it.

If you rent a family cottage in the Hilton, you do have access. If it is outside the Hilton you do not.

Very similar to the Dominican Republic with the no MLS. Agree with you. Be positive because you lose your ass leaving in a short time.
Hopefully we do get an MLS soon. There are so many websites that have outdated listings on them which can be very frustrating to buyers.

I believe roads, security and common area maintenance. You do have to arrange your own garbage pickup.

They have not started charging yet. The agreement I saw from 2017 says $350US/month but the realtors have assured me that it will be $250US/month.
