Buying a house with a studio apartment that I could rent out on Airbnb was the best financial decision I have ever made!
Yes! If you buy the right property with studio, the studio on Airbnb could pay for the entire mortgage!
@@OurRichJourney Amazing!! I rent out my apartment (owned) when I travel and it covers all my trip expenses.
This is literally what I'm looking for in the home buying process.
@@mariakamboykos5006 that’s a brilliant idea!
@@OurRichJourney pls do u have video for biggner how to set up booking setting and calendar, smart pricing?
Why am I not surprised that you had great communication with the neighbors... :) you guys are so positive and mature. I am learning so much. Thank you!!
A couple who hustles 💰 together 😊
That's right! :)
...Stays together :D
This is great information for all hosts starting out on this journey. We are a cleaning company in NYC and we specialize in Airbnb turnovers. You mentioned at 2:30 that if you are not changing sheets and cleaning yourself you should definitely be supervising those that are. I definitely agree, I think asking your cleaning service for before and after photos as well as providing them with a tailored checklists is a great starting point. As long as guests review the space as spotless (5 *****) all parties are happy!
This was excellent feedback and tip!
This was a excellent, informative video. I love how everything was explained in less then 10 minutes. I can wait to start my own AirBnB business!
Great video, clear and straight to the point. Other people make their videos so complicated to understand.Great job.
Alton Lewis thank you so much!
I’d love if you guys could ever do a video on what market research and price checking you did in order to locate the air bnb property without over paying for it and set your rates !
Just found this channel and loving it !!!
Another great video! I really like the idea about checking in with the neighbors. I do have one Airbnb property now and have not done that yet.
Thank you! Our neighbors also helped when we were out of town or if something shady was happening with guest. They would call us right away about any issues. Many host will will also partner with their neighbors to run an airbnbs. For instance, we have a friend who's neighbor is a stay at home spouse and welcomes guest to the unit. She will also clean the units on occasion.
Very helpful video. Some of the topics you talked about I never really considered. Please keep posting videos, your content is valued.

The “hair” on the pillow comment had me laughing so hard! 😂
Great great great advice. I love how articulate you both are.
I had that exact experience at an air bnb and it was so gross!
I'm just amazed at how many of the comments you responded too. No Channel i've seen is so diligent. I'm curios what you like to give as gifts. I feel like I could improve on this front. I give a bottle of wine and Werther's Originals. I think my guests are underwhelmed!
Little tip from someone who grew up in the hospitality industry and that would help out his parents daily: NEVER use white anything! You will spend a fortune getting it cleaned or changed! Use gray linens/sheets, walls... Make them toffy/cream colored if you want it "formal" or i found blue/teal to be well liked. White gets dirty/stains WAY too easily! And before you know it'll be cream or worse... brown (walls, sheets, pillow cases, sofas, microwave, oven, kettle, stove, chairs, tables, TOILET SEATS 🤮) and it will be uneven shades of brown...
I will pass make up towels work 5 property superhost

Quick and straight to the point, great video!
really great value. Going to check out your channel more, because I am sure there is some hidden gems
Thanks for your experience, insight and tips on Airbnb hosting....👍👍👍 I will be trying this soon😃
Thank you for this wonderful, informative video!
And you know it's amazing Airbnb a property that's so beautiful you want to share it with other people that normally can't afford to live anywhere near that area and the greatest gift that you get back from the work is that you give your clients the best that you can at that time and you strive High
Thank you for the useful tips. Just what I needed to feel confident we will be successful on our first hosting!😎
Great tips. Especially the white linens. We have stayed at some Airbnb’s that had grotty leftover looking sheets with pil balls and a mishmash of different pattern and colours of towels. It takes very little effort or $ to leave a ++ impression on your guests. Oh and it has to be 100% cotton Pima or percale but do not subject your guests to polyester sheets. It makes HUGE difference for a little extra in cost.
excellent and CLEAR video great work guys!
I love the tips that you gave, especially the ones about having a gift for the guests! The little touches truly count!

I experimented with Airbnb. I had a unit in my own triplex I rented out. And another unit in a fourplex. I did very well in terms of ratings--5 stars only, Superhost status--but ultimately I decided that it was just better to go long term, passive income. You're constantly managing the units--and trouble shooting--in a way that is time-consuming. Also, word of warning: I've known people who did Airbnb in a sneaky way, without squaring it with their landlords, and it became really acrimonious and anxiety-ridden. There always loomed the threat of eviction for these acquaintances.
Suggestions on white linens Costco has Charisma white towels that have a very luxury feel.
Total Wine has new wines for around $5.00 just ask store clerk for wines in the dollar range you want and they have new wines monthly that is a great touch for upscale properties .
The chocolates are a great touch!
Just some pointers my friends use in there AirBnB.
Thank you for the insight!

Great tips! What would you suggest as far as starting up your Airbnb? Is it better to register it as a legitimate business and wholesale apartments from property management companies or are you able to just get them in your name and as long as it doesn’t exceed the max number of consecutive days “per person” someone can stay with you, be okay?
I’ve been running into the issue of apartment complex saying it’s not allowed, they don’t allow short term leases for non-residents. I’ve been searching in Charleston SC
As a 20 listing host with 5 years of experience, I can tell you very clearly how to avoid nit picky guests and who are the ones who typically leave bad reviews.
1) other HOSTS. For whatever reason, hosts are the most critical when they come as guests. I’ve always wondered why since they are in your shoes. I’ve come to the conclusion that it’s sort of how women hate other women. They see you as competition and think you should have the same or better amenities than them.
2) guests over 60 years of age. There is nothing pleasing them and they will always find an issue even when there is none. I just had one argue with me claiming that the title of my listing should be changed because I have the word “mansion”. The house is 5,500 square feet and is a mansion by most people’s standards. My description also clearly states the square footage. Yet he gave me 3 star for accuracy based on semantics. He also said I don’t have enough seating for 8 guests. I have 3 sofas in the house. He suggested I have another tv in one of the houses many living rooms. The house has a total of 5 tv’s. Unreal right ?
3) guests that ask too many questions or ask for amenities you don’t provide. E.g can you set up a kiddie pool , can you put up a Christmas tree for my stay? Etc
Totally truth 🙌
couldn't agree more!
Wow thanks for the info...
I just hosted a guest who s also a host. I left things for him he did nt expect. He got mad because he was looking washer and dryer he couldnt find them when i disclosed on listing NO washer and dryer and I d ont even have pictures of them. He claimed he did nt look at the listing. Like you mentioned a lot of hosts are jealous of other hosts. I got 5 bedrooms and 2 baths .May be he wished he could have a big house like mine.
Thank you for this!!!
Good tips! My wife and I have 2 AirBnB's (Townhomes) in Raleigh, Nc and we manage it from Nyc!!! The keyless entry system we have has made that a manageable possibility with the two townhomes!!
From the shots you shown in the video your homes looks great by the way! Are you still listed on Airbnb?
Thank you so much. You must have some great systems in place to manage your listing from afar. We managed our California long-term rentals from Japan and having systems in place was crucial.
Since moving to Japan two years ago we dont list them anymore on Airbnb. Instead we converted them to long-term rentals.
how do you manage the Abnbs with the cleaning? Cleaning personnel have also key less access?
@@OurRichJourney How do you manage long-term rentals from afar?
Awesome work! But you never mentioned if you actually owned the place or you rented it out and then did an AirBnB. If you purchased the property then what are your ROI in terms of percentages. Never the less these were awesome tips
Did you rent out a room or did you purchase a house/condo for your airbnb business? Any problems with airbnb-ing your units?
great CRAFTED video great tips straight to the point
Thank you so much :-)
Great video! Christina, you losing weight?! I see you! Hair getting long, getting snatched and rich! I’m not mad!!
Thank you so much! You just made Christina's day :-)
I've hidden $1000 somewhere on the internet. The riddle on my channel leads the way to it. Good luck looking!
My plan is to buy a cabin on a lake, I found one for 200K. And checking nearby AIRBNBs I think I can price it at 150/night, plus cleaning fee and be competitively priced. The only drawback is it's a four hour drive, so I will have to use a local cleaning service. If I develop a good relationship with a small company, and expand to several cabins I think I can make this work. As my Grandpappy would say.... there is only one way to find out!
sounds sick man, good luck and update us on how it goes
How's business going?
Exactly my plan too. Found this cute cabin at a local lake listed for 350k (Canadian ) . Off season similar cabins are going for 250 and summer months 350 a night . It’s a great fishing lake that brings it tons of people and a super popular place for ice fishing / snowmobiling so even in winter months gets lots of business. Wondering if you ever went through with it and if so how are you doing ?
Awesome idea
Which automated locks did you go with ? With have security doors on ours ,so that fresh air can come in but still feel safe . Which leads me to second question door out side and in door -two locks . Trying to figure out a solution there
Hello..wondering what your net earnings were. Trying to understand the average level of monthly expense to expect, besides any mortgages. Thanks
Making money isn't hard per say. At least it's not entirely complex in concept. Do something that someone needs and is willing to pay for.
I just started Airbnb hosting at 23 and I think over the years that I'll eventually build up a few listings where I can quite my day job and work predominantly from home.
I want to homestead eventually. So Airbnbs sound like an ideal solution to producing at least a moderate income to allow me to accomplish that.
Great vid! Are you doing rental arbitrage or those are your own properties?
We converted our basement to an AirBB and would only have 1 guest every other month or for holidays. We are thinking of turning it into a long-term rental now. We can get between $1500-$2000 This way.
That's is awesome! We'd love to buy a house with a basement unit. So much potential with something like that. For instance, we know a couple that uses their basement unit as an art studio to teach watercolor painting as an Airbnb experience.
@@OurRichJourney that's so cool.
Just wondering how you deal with theft of items?
Good Info!!!...how did you guys get the ball rolling? I want to start doing this not sure how to even begin lol
Great video, thanks.
Congrats on all your success. Will you be looking to continue scaling your business or are you comfortable with the current workload of handling 3 properties?
Funny you should mention that becuase we sold all three and took profits. We talk about it in this video: (How We Made $400,000 in Real Estate Profit - See Our Properties & Numbers) ua-cam.com/video/uue_8I_94Z8/v-deo.html
My friends are starting to do this! I just shared your video with them for the great tips!
Thank you! We wish your friends success :-)
@@OurRichJourney She was so excited to get it and watch! Thanks for the great tips! (and while we're at it, thanks for all your other videos also! Adore your channel!)
Kate - Thanks so much for the comment - so positive! And we just LOVE that you shared our video (sharing is caring!). Glad your friend liked it!!! :)
How did you guys start ? What do I do.🥺
This is cool. Thank you.
Question for anyone who knows the answer. Being that your Air BnB is a property you own and it would then be your business investment, could you use it as a tax write off as far as the material you buy for the place? Like could you keep receipts for furniture, kitchen supplies, etc... and use it for taxes? Sorry if this is a dumb question
Absolutely! For any business you have you report at the end of the year what you spent for that business with your accountant as you would file business taxes. Good question.
These are great tips!
Thank you - glad you found them helpful! :)
Hi guys. Do you have a recommended website where one can buy durable housewares, linens, and amenities at a reasonable price? or any tips on saving money in this regard. I've just finished putting together a list for an apartment I renovated and plan to put on airbnb and...it's long!
awesome advice looking into getting a not the airbnb business. I want to make $10,000 a month
I have a question if you wouldn’t mind answering.
Situation: I’m 25 and renting in a city but have enough to buy a home. I’m not planning on staying in this city much longer, however. There is much great rental/ air bnb opportunity in this city.
Question: would it be worth it to purchase a home solely for the purpose of using it as a rental property while I continue to rent? Or would it be a better decision to purchase a home to live in first, and then go for a rental property as a second home?
Thank you.
Great content, thanks for sharing!
Question for you, do you edit your own videos, if so, any recommendations to develop editing skills?
Thanks for your help!
Thank you! And Christina is our editing guru :-) She learned how to edit when we started the channel....we call it "learn by doing" :-) She uses Filmora to edit the our videos. Thanks for asking!
Great video how many properties do you have or a number of properties you'll think I will need to make 7000 a month.
hi,i love the video! i really want to learn how to do airbnb business anyway i can get a hold you guys ?
Thanks guys.. Mike from Lusaka
Any tips on how you furnished your first property without any of your own money or at a low cost?
Do you constantly replace linens and towels due to stains since they are white? Accidents happen so I’m always Leary of that.
Thank you! I have been Hosting since June 2012 and I love it. Have you stopped Hosting?
Thank you! We stopped hosting when we moved to Japan 2 and half years ago. We converted the properties to long-term rentals and then began to sell them. We talk about the sells in this video: ua-cam.com/video/uue_8I_94Z8/v-deo.html
We had reached our profit point to sell and we wanted to invest the money in other places; which we will share in a future video. Thanks for asking :-)

Hi guys, I live in Sydney, wanted to start hosting Airbnb asap and found that government rule is 180 days lease for short-term. No I am really afraid how can i survive with 180 days a year limitation.
Can you suggest something please?

Oh really I'm interested
Any tips or advice on airb bnb with a condo ?
Thank you so much for your video! Love them. I want to use your channel to recommend some good short rental investment. We want to get more investors to invest in a building landmark (215 Piedmont Avenue NE, Atlanta, GA) for short rental. This is one of the 2 buildings in Downtown Atlanta that has no rental restrictions and the price is still low right now ($130K-$150K) and the rental potential can be over $3000-4000/month. Long term rental is about $1500-$1800.
I just bought a condo in cancun but live in the usa who should i hire to manage this airbnb? Does airbnb clean as well???
Hello guys, you seem like an amazing couple! I am happy you are sharing valuable information for free at the time where others sell it.
In case I want to use someone's else property to rent it. What's the procedure in terms of the agreement with the owner? what is the cost that I should consider like towels soaps tissues hairdryer gifts automatic lock... and how to clean the blankets and towels daily? Should I hire someone to do that for me? How to create an automated system so that if I had 10 properties rented that doesn't require my presence?
THANK YOU IN ADVANCE
