    Great video! But what would stop the current home owner just rent it out themselves and just sell in 5 years?

      A residential mortgage nearly always should not be rented to a tenant, you will need to ask permission from the mortgage lender for this to happen or get a BTL mortgage. This is the same when you take on a LOA you will need to get permission from the lender. Doing Samuels job here where is he? I could do this teaching this.

    The issue with this is you need the other party to agree… finding those people isn’t happening in London or at least not easy. Estate agents will tell sellers you can buy for this…

      he won't give you that info as he wants everyone to go on is crash course that is how he makes his money he don't make it with these lease options he offers mentorships on his courses in my oppinion i think it is a good idea to earn like he does

    I prefer the high risk (for some) option of the bridging loans. If you’re a tradesman and able to refurb a house it’s a no brainier. Thank you Samuel for letting me know about them. Also haven’t watched your videos in a while and I must say you’re looking lean mate. 😎 🤙💪

    Sam, is totally on the money, this is someone who will either get cancelled, or gagged some how. Only thing sam is wrong about is buying a sofa!! get an upholsterer to make you one, for DFS prices you'll have something bespoke and lovely. Keep up the great work sam!! those that don't know are learning xx

    My plan is to refinance my house, giving me around £70k (house prices are very high in my area), I'll then buy a property BMV with a 75% BTL mortgage, refurb and rent the property out which after running the numbers should give me around £300 pcm cash flow, then refinance to get another cash lump sum to repeat this process.
    Is there a smarter way to do this? Obviously I won't be reaping the benefits until the future when the property value and rent increases. Any advice would be great!

    Not a good stratagy. Paying a vendor £400 p/m aswell as the fee's associated inc property, tax, rates, insurance, repairs and maintenance - we'll say on average £200 p/m for that and that's (assuming everything runs smoothly). Rental income of around £650p/m leaves around £50 p/m profit (again that's best case scenario assuming the boiler doesn't need replacing, mould, electrical issues or the fence or roof doesn't blow off of worse). I've been doing this for a long time folks. I can say I know over 100 investors and none of them does this.

      Girl, sign up for one of his courses few months in advance then simply plan your trip to the UK by booking a flight in time to attend his 4 day course. Not sure if you would apply the knowledge to TnT though because the market is much different over there. Take the plunge!

    Why should someone agree to lease me his house for payment in 7 years time when he could close an immediate deal with someone else’s for the full price or to let it out himself and making monthly profit?

      I think it’s because when people get into negative equity the house becomes a real liability and they struggle to sell the house, I know someone who’s in that type of situation and they have been trying to sell the house for like 3 years but the mortgage payments are more than what the house is worth so buyers find it too risky, I mean I don’t know I’m just assuming that’s the reason, I might be wrong 🤷🏻‍♂️ good question tho
