My taste for property started at university while pursuing my dream of becoming a lecturer. Realizing my degree wouldn't offer the financial freedom I desired, I began investing in property.
Starting with just £6,000 in savings, I flipped properties to build capital, then moved into student HMOs and Airbnb.
I live and breathe property investment. I teach students through the James Property University (live cohort training), identify high-yield deals for investors in the James Property Club, and help secure mortgages and bridging finance through James Property Mortgages.
This leads me onto my UA-cam channel; a platform dedicated to useful tips to start in property and personal day-in-the-life videos, showcasing my journey from full-time student to full-time property investor. Subscribe for valuable insights and stay updated!

I just own a high-end HMO for students. I put a cleaner in there once a fortnight to keep tabs and I achieve the top rents in that area. Not all student places need to be shit holes if it’s nice and they’re paying money they should look after it. That’s what we have deposits for. Good on ya mate keep going. Ignore the haters and slum landlords achieving crap because they can’t even be arsed to fix the damp problems

Sounds , like you running away 😂 , because there’s no profit to make , with charge rates at 2024 , you can’t turn the profit anymore, because snagging the old houses nowadays doesn’t make you anymore profit unless you do everything yourself, is easier to buy new house for the same price you sold your refurbished one .

As a property developer (and i pay cash, through hard work for over 20 years and very careful investment, only flipping, never renting out and always putting great properties back onto the market for families etc to buy) you are a literal leach. Find real work. Ive done 90% of the actual work by hand in all of my renovations through the years personally, before you start saying how hard it is either, its great fun if you enjoy it or are an avid DIYer or tradesman. You have a rat face, mentality and personality. For the love of god i hope no one is daft enough go get an app from you when there's an abundance of information available here and the rest of the internet for free that will far surpass this wee boys "knowledge"

I assure you that is by no means the UK's biggest problem.
Landlords are exactly what's wrong with our country. Should all be allowed to own 1 maybe 2 properties and make it fair for all to buy their own property. No foreign investors either like they do in Thailand or Vietnam

No not worth it. I'm sure most folk would just go with underfloor heating. Would be nicer and probably cost the same or less
Kicking the ball down the road. You pay capital gains when you sell and don’t say set up a SPV Ltd company because you pay corporation tax. There’s no way you’re fixing up a house to this standard on 15k unless you do everything yourself and it doesn’t need a re-wire/ new heating system etc. Also when you refinance there are fees and if you’re doing the work yourself your time isn’t free. It takes a very long time to make money in property and with the changes in tax regarding mortgage payments it’s pushing property into the hand of people who can buy cash. Not trying to put people off but this isn’t the reality of property investment.

Lime plaster instead of plaster board would have been a lot better. More work,but a lot better.

Don’t do this as a primary fix.. If you’re getting rising damp have a damp proof membrane put in outside. Have a good inspection of the mortar and check air vents are not damaged or blocked up. This is a flip trick that you see being done way too often. Works for a few years and then wouldn’t you know it’s back! And you can seal the internal walls all you bloody like but if the brick is being saturated from external areas well it will be back. And as for the dot and dab plaster board that’s 💯 cowboy trick to hide rising damp for a few years. If you are not prepared to have the wall re plastered the same as it was before you hacked it off then you aren’t confident in your fix

Price variance in 1/4 mile can be quite large. Also, comparing refurb cost is difficult as so many surprises lurk in each one. And how would you even ascertain/isolate how much a refurb costs by comparing market values before and after?

Did a brilliant job on that mate you should give sheffield city council in a few lessons , theyre in the uk and the damp issues are disgusting and they don't do anything about it either no matter how many complaints ove had to fix my own and remove it all my self, and my friend who has two kids both with asthma and they have mould in both bedrooms the bathroom on kitchen and the living room window, it's so bad , but still sheffield city council won't do a thing 😔🫣
Heat is spread in a room via convection. Skirting board heaters will struggle with this. Also at that height and proximity youre heating the cold floor and the walls more than the room itself. Very inefficient and expensive.
