Hey great to hear! Also, you don’t need to be DIY to get started. I reccomend staying full time in your day job and paying tradesman to do the work so you have an income still. You can then project manage them 👍🏼

Ok before I start, *THIS IS NOT A HATE COMMENT*. Ok so let me begin, I love watching property developers makeover homes and get beautiful high spec finishes like you have done. Honestly, job well done. Where my issue is, is I'm seeing too much profit over people... Yes, the rooms are beautiful, but they are SOOOOO SMALL. If you think of the average 20-30year old female, they have things like, beauty appliances, suitcases (which I saw in the video of the new tenant.), clothing shoes and other 'stuff'. Even though the rooms are so pretty, I would like to see how people live in the rooms... what do they really look like after 6 months, are the desks and already small floor space taken up by their stuff because there isn't enough room....? I get it, y'all gotta make that money, but, think about the mental health and long term lifestyle of your tenants, short term and long term. Just saying.
Thanks Monica, appreciate your comment and understand where you’re coming from. To date, we’ve never had any comments made about a lack of space / storage. In regards to workspace and desks, we provide a study area in every room and a large work station in the co-living area which our tenants love. We have high demand for our rooms because we make sure we do our absolute best to make the rooms high spec and a first class management service to go with it. Hope this helps, James
It’s because it’s an Article 4 area mate. Basically means the councils across the uk are stopping more HMOs so you now have to apply for planning permission to convert into a HMO. And yes… a huge pain 😂 lots of sleepless nights. I cover this in more detail on my IG and UA-cam to subscribe (if you like) and I’ll upload more info on this

Is there a tax break for selling it when you live in as you refurbish? Or do you whack it all thru a conpany anyway? Prob have to do conpany for vat after 30k is it? Tax and that side is the boring stuff. Always fa fancied going into it more like you do with buy and refurb as i like to tackle my own refurbs. Think i could get stuck into it. Not sure there will be many 50k houses right now though! Prices gone nuts.
On all HMO licenses it says each room needs to be 6.51m^2 .. but these rooms are tiny! And none of the HMO video’s on youtube have that big rooms. Please do a video on HMo room sizing and legalities

So I debated a lot about whether to employ a management agency. But when I looked at the fees (approx 8-12%) and their service, I was confident I could do it myself. So far, so good self managing 👍🏼

Limited company all the way man ... I'm in the US but was born in England and have visisted every summer from age 5 when moved to NYC thru this year as a 32 year old .. I've got 2 uncle's who both have property portfolios on the smaller side (2-5) each and over the years both run via a limited company .. I domt know the specifics relevant to the UK aside from bits and pieces which I get from chats with my two uncs ... With that said, running property via limited company has basic characteristics which are true regardless of which country ... As the name in the US and I think England also, Limited Liability Company ... You as an individual are shielded from a number of potential avenues of exposure.. ie. Injury on the property to a guest of ur Tenant for ex, less common in UK but still very possible... They will have to sue the company rather than coming after you as an individual.... Looks like your aware of tax benefits of running thru the company instead ... Once you have a good few properties which have been rented out and monthly rent has been coming in ... Taking the company bank statements to a lender with a further biz plan for the auction purchase and subsequent renovation to ultimately rent out by the room or multi unit property ... Will go much more smoothly and likely to build a better relationship with lenders this way ... They see you already have good income thru the company, everything is insured and above board, you are not personally super exposed to possible down sides and simultaneously as an individual you have Assets which even if not likely part of the finance deal, demonstrates your fiscal security to the lender which they love to see ... Keeping this going with one or two choice lenders, building relationships with key ppl there and repaying on time, as agreed with a nice lump sum at one time thru fiscal year .. for me this is March final week just cause it lines up with end of fiscal colander year and I can often make use of my ft job bonus check to split 4 ways and throw down as a lump ... This kind of stuff sill create a situation where one or two lenders who know and like you will strait up extend you or the biz an M Line of credit at pretty good rates ... I had this Convo with my guy and they hppy to loan me that as open crrdit Lin until I hit a certain agr

Although cheap, this wasn’t actually at auction. It was cheap because of Covid (at the start) when the market was uncertain I managed to negotiate this price

I do social housing in Birmingham, She is right its very difficult to find your way. It took me over a year to find the sources and the process took some doing. I have 10 properties not my own, I make £1,800 per month per house. DO NOT get more than 10. You can become very wealthy if you put in the effort. If anyone needs any advice let me know.
