Why do you not want baths in your investment properties James? I’ve moved from shower enclosures to baths with a shower over as I’ve found the future maintenance much easier when you can access all behind a bath panel
Yes great point and I suppose it’s each to their own really. I don’t like as I’m worried about flooding 😅. I know the overflow is there to prevent, but still gives me anxiety. So I always go for showers! Who knows, I may change my mind on the next project and go for a luxury bath (with an overflow) 👍

Look at strategies such as ‘flipping’ where you buy a house to sell. This will give you the cash available to invest into BRR (buy, refurbish, refinance) strategies.

Yes it helps provide a modern look, hidden away from sight instead of a large bulky cupboard which are quite ugly 😅

I find baths easier to clean. Showers are a hassle.
