Crawlspace Encounters
United States
Приєднався 3 вер 2016
Inspecting homes and discovering many issues related to water intrusion, wood rot, plumbing problems, HVAC issues, water heaters, electrical, termites, wood destroying fungi and framing problems.
This is a nice crawlspace. No repairs are needed. Shocker.
Most crawlspace homes are usually problematic. From plumbing, hvac, electrical, water intrusion, foundation problems, mold, fungi, and wood rot, you name it. Realestate transactions are stressful, especially when they're crawlspaces involved.

$345,000 for an “as-is”… pass.
after watching this for 16 minutes ive seen no reason not to buy this house.

Really sloppy HVAC duct installation
If you have to know as much, if not more, thatn the profesionals you hire. That generally means that the system you have to operate in is either makebelief at best or predatory at worse...
Spray foam is the spiritual successor of the american duct tape.
😆
They might not have the mice if they had taken out the fiberglass insulation where rodents can be all warm and cozy during the winter. With the fungal growth seen above the plumbing repair it might be better to open the "ceiling" up to breathe. If there is no food down there then there is no reason for the rodents to come in other than to get out of the weather.
Nice 👍
Those hvac ducts should not be using pvc pipes for support
Merry Christmas ✊️
This is why I buy houses with full basement and no crawl spaces because they are full of problems
it's like watching Temple of Doom Indiana Jones wiping away all those spider webs:)
@@HorrorRod 😆
Free pest control.
Same as the others: Looks better than I expected. If they wanted to stem some of that water, they could just drop some drain tile under stone uphill of the house and channel it off to the side...
For the age of the house, not as bad as i expected. All that water pouring in seems to be going out just fine too, so might as well let it be... Termites are no bueno but looked like old tunnels. you didnt dwell on those or poke about them. if the house looks like what i think it does, its 300-350k at current crazy prices max and not exactly worth putting too much into it.
Its seriously like the wild weat down there. That electrical, the hvac, brick skirting around the exterior, brick columns.. and then of course dirt floors. So gross and sad for the house
I think this house predates vapor barrier.Merry Christmas.
@JF-fx2qv Merry Christmas
I also like how some contractors cheap out as is shown under the front porch. Apparently the concrete was redone at some point. They just threw the demolished concrete under the porch instead of hauling it away. Bet they didn't give a discount for that
@@bindig1 that definitely irritates me. Thanks for watching
ive been in construction for 35+ yrs and in my experience, people dont put money into what they dont see. most home owners dont do their own home maintenance so they dont know what they dont know and then they make the mistake of hiring scammy contractors/builders/tradesmen and make easy issues into disasters. we dont have crawl spaces in homes this small. most are big enough to walk thru and we have full basements. the only places that look like this is underneath mobile/trailer homes but even them have plastic/poly holding up the insulation and acting as a vapor barrier. ive seen the underneath of alot of trailers and the ones that are the worst are trailers that have been in the same spot for 20+ yrs with no maintenance. they start looking "fuzzy" after that long. people dont thing about what they dont see. plain and simple.
As soon as you see those camel crickets or long legs RUN!!!
@Schism75 I've gotten pretty use to them now. The big American roaches are the ones I can't stand. I've had those fall on me while crawling a house. Pretty nasty.😆Thanks for watching
@ I meant more because, every time I encounter camel crickets and daddy log legs , it never fails there is dry rot and mold . Went under one last week and you could stick a screwdriver all the way through the main girder.
@Schism75 yikes. That's terrible. I hate to see that. Thanks for watching
black and shiny and large with python head.... southeastern rat snake. i see these blocking my path basking while i hike all the time. they freeze and panic a lot
@@johndonovan7018 spot on. Thanks for watching
Looks like a rat snake or a black racer, the latter which is really long all piled up there.
rat snake. useful fellas to have around the yard tbh
@virginiamoss7045 eastern rat snake. Not sure if in the racer family. Thanks for watching
@@johndonovan7018 I agree. Thanks for watching
He's just looking for 🐀
I leave them be in my crawlspace for that very reason and they do a pretty good job. I've never seen a copperhead or rattlesnake there, but definitely copperheads outside. I do not want to ever see either one in my crawlspace.
What is the deal with all that plumbing in the crawl space? What keeps it from freezing? What the hell is the furnace doing under there? I can't imagine having to work on that furnace under there! At least it's gas, can you imagine having to clean and service an oil burner that was stuffed under a house like that? I've never seen anything like this before, and I've been in a lot of houses over the years. And it's literally built on dirt! No concrete slab, no foundation, just a few concrete blocks on the dirt! Is it in a place with no building code enforcement, or a really really corrupt building inspector?
@Trump985 Well, my friend, you came to the right channel . Welcome to sunny South Carolina, where the people are nice and the tea is sweet. BUT! These crawlspace homes are terrible. You have a ton of videos on this channel to keep you in awe. Thanks for watching.
From Kentucky here.
Most that wood debris from the HVAC guys
That had some deep water down there
When it said “in a neighborhood”…… yep an outhouse.
We all bought housesin newton n.h. after 8-10 years down the road alot of houses with mold and rot. The h.o.a. said our attorney said in n.h. they don't let you go after the builder. We have to fix it our selves. Alot of flashing was never done.
So sorry. I'm not surprised the things that happen anymore. Thanks for watching
Looks to me like the taped seams are done incorrectly on the white vapor barrier which would leave lots of gaps for soil gasses and humidity to enter the crawlspace. Was the foundation not treated for termites?
@virginiamoss7045 not sure on the pretreatment. In south carolina I think it's a must.
This one is actually infuriating. This is basically standing basement height too. They spend all this money pouring the concrete walls and then they use mixed cinder and brick footers, and dont full slab the floor... why... what happened here. what are those concrete walls anchored in becomes the question. are they just poured onto the dirt or is there something supporting them down, like 2-3 feet deep trench\base. hmm. its like they ran over cost and said that would do and that's it, moved on to the rest of the house. this one can be saved easily. looks like the termites gave up for now
Go outside. Touch grass. Breathe.
@@Seriously-m1p yes. do not look at crawlspaces. they hide things you cant see from the outside
@johndonovan7018 yeppers. Out of sight out mind. Thanks again
Ahhh, you got me excited with the concrete at the entry - but then the vapor barrier in the rest. Tell the owners they should drop a rat slab in there along with some drainage tile...and then paint the walls with epoxy paint and they can help lock out the termites... The scrap wood are hor'derves for the termites...get rid of it and put in the concrete. Seriously, if the owner has the money for all that CC and glulams, then they'll want to finish it and put in concrete - and get rid of the snacks!
Its crazy how little wood bait it takes to get those termites going. Really good reason to avoid the foam and foam board insulation I've seen installed. Seems like termites and possible water damage are good reasons to avoid that stuff. On the topic of the thicker poly vapor barrier stuff do you know of a good supllier in the upstate South Carolina area?
@JoplinM not off hand. I will find out for you though.
@@homeinspecting I appreciate it, looking around online it looks like crawlspace diy is an option for a thicker 20 mil 12x100 roll than the home improvement stores etc. carry. Would be enough for my smaller house. I'm sure most important part is to get rid of all the sharp rocks, and old broken junk that will poke holes in it! 🙂
Why not 60 mil? It’s much much better. Basically driveway on a roll
@11:28 there’s hole ( mouse hole ?) in the flex duct. Therefore, humidity in this crawlspace. Source of some of the humidity I would think is that leaking dryer vent pipe over the HVAC.
Yeppers
Also there are no foundation vents for air exchange. Moisture needs to go somewhere with fresh air exchange.
Are those brick walls part of the stem wall and are they touching the soil on the exterior? If so the brick will collect water more than concrete. Because the brick and mortar leach more water continuously. The footers are the worst I have ever seen with concrete blocks that are open.
Yes,yes and yes. Horrible isn't it.
Nope, I don't do crawl spaces. Will never buy a home with one. Will never build a home with one
hah i got a proper dungeon crawlspace callout. manufactured joists in a crawspace.. thats rare. usually those are for basements on slabs and higher levels. so thats a somewhat new house say 20 years or so. doesnt have 60s ranch on crawl vibes. no obvious structural damage or termites so far. but its asking for it cinderblock alternating with clay brick footers... why. did they use them as shims instead of doing a proper design plan.. oh yeah 4 cinders too high. 3 cinders and 2 layers of bricks perfect. and they did the same to one wall too. i have a thing for mixing materials like that. i do like the spacing of the footers tho.. they have plenty of them for what doesnt appear to be too large of a footprint of a floor. bare non termite or moisture wood (not green) right on that brick wall.. doesnt even look sealed between it and the bricks with caulk.. just run a bead carpenters! 10:53 probably pressure treated but not ideal still. all my wood that contacts concrete is borate treated pressure wood (green goodness). if you dont see it, assume it isnt treated even if borate is clear. ive seen ppl swindle like that before - yeah its treated and they buy the cheaper regular one. thats why the dye is added, so you cant be scammed. protip for all budding buyers and builders out there. good thing here is i didnt see hvac or water heater decaying down here and no ducts. so thats one less thing to deal with. i'll go higher than 12 and the reason being is that you have to clean all that out and then you have to level the ground cause i see its not exactly smooth and you have low ceilings here. i dont know if it needs a drainage installed but you probably dont want to encapsulate without a drain system if you got water issues. i didnt see rivers from the walls like other places but that doesnt mean there isnt surface water weeping up through the soil. hard to say. if its just regular humidity then you might get away with it as it is. since he likes his insulation ill go with a thin layer of closed cell foam to seal the wood above and offer some heat block (after the wood is treated with bleach or such to kill the fungi and wash it off). not many guys doing spray insulation will be crawling on their back in there so any who do will upquote you. and thus we get to: assuming no lumber needs attention due to decay (again cant see all that without tearing the insulation etc out) ill go with 15-18 because its low crawlspace and everybody will be padding because of that. 15:24 is that a hole in the wall at ground level. and toss some screens over those air ducts to keep the critters away. homeowner could have done that themselves for sure. like you said, they just gave up
Wow. I wish you could partner up with me. Great job. That was for you, my friend. Thank you.
Curiosity has got me. What was the reason they looked you up to have you come out? Are they selling the home, was the odors running them out of their home, someone told them their crawl space was toast, they decided it’s time for an inspection.
About to list it.thanks for watching.
@@homeinspecting because of your channel I decided my winter project was to clean my crawl space and do a full encapsulation. I’ve been working on it for a couple of weeks now. My lady thinks I’m nuts, lol. I’ve learned a lot watching your channel.
@10speed4 that means a lot. You'd be proud when it's done. The rewards will show. Health and value. Great job.
Glad you had a mask on! love the voice over!!
Thank you!!
Way off; I think, on the encapsulation cost. Much higher. $20,000 +. Heck, the dehumidifier can be $3,000 5,000. +
This calls for spontaneous combustion and whoosh, problem solved
At least $20K
buying a house is annoying
@@MrAstarcius-Chan i never had a good experience 😫thanks for watching
It’s also really annoying to piss away large sums of money to a landlord every month who may or may not maintain the place well and gets to keep all equity on it. I’d definitely buy a house as soon as it’s financially feasible, I hope to one day.
@everythinghomerepair1747 soon enough. Keep pushing forward.
