    Your videos kinda help me see the upside to living in a apartment. I do own land though and I know if I ever do build on it to consider the drainage and water runoff first. My land can be a massive mud slide in heavy rains, a car would get stuck. My idea of the perfect home would be a very small one bedroom house and a very large detached garage.

    As a retired home adjuster saw many crawl spaces with and without insulation and vapor barriers in the MidAtlantic region also have seen flooded crawl spaces with 3 inches and more of groundwater I have to give you a lot of credit for what you do!

    I could Never do that!! I do wish we could that plastic down in our crawl space, but the house is 100 years old, and it almost sits on the ground. You have to belly crawl. But I love my house anyway. The thoughts of spiders and snakes and other things that might be under a house would freak me out. I enjoy your videos.

    Been there done that. Worked in the pest control industry for over 42 years out in West Texas. 99% of crawl spaces are never that clean or wide open. Encountered rattle snakes, rats, spiders, roach infestations, sewer leaks and all kinds of varmints in tight, dirty and unforgiving situations.

      Thank you sir and my respect for your bravery as well. Many dangers in thosr situations. Knew a home owner who was trying to inspect a water leak under the home. The man took a flood light that was not properly insulated and dropped that light into standing water in which he was laying. Needless to say he did not survive. Be careful out there. The good Lord watched over me and was always faithful. @@homeinspecting

    Crawlspace hotel for critters...lol. Code for a long time has been grading required and min one 4 inch outlet screened at low point.

    Is there not normally any sort of access from above for equipment like that dehumidifier or the crawl space air conditioning units you have shown? I'm kinda surprised but where I am we don't tend to have any equipment in crawl spaces.
    It's a pretty eerie atmosphere down there with all that white plastic and a sad end for whatever that was.

    • @homeinspecting
      @homeinspecting  4 місяці тому

      The only access is through the crawlspace door. Crazy setup. I think we determined it might have been a small dog.

      I had a custom house built and they planned to put the HVAC equipment in the crawlspace. I caught them early on and had them put it in the "attic" which was all trusses, mostly because I wanted the AC to come from above. In the south AC is far more important than heat; I can put on a coat to keep warm, but even no clothes is no where near enough to remedy hot, humid southern summers. The unit lasted 16 years; I don't think it would have lasted near that long in my damp, moldy crawlspace.

    Where I live, Phoenix Arizona the only building with a crawl space is pretty much a mobile home. But if we did have them water problems would be way less common but all the wood would invariably be infested with termites. I think there’s too many termites around here for crawl space houses to be viable.

    • @homeinspecting
      @homeinspecting  4 місяці тому +1

      I agree you guys have both the Western Subterranean and Eastern drywood termites. These mobile homes do okay here. The metal rusts out pretty fast. Humidity hurts these homes pretty bad.

    There are a lot of red flags that would prevent me from buying that home. Why was the floor insulation removed? My first thought is water damage. The vapor barrier looks like a relatively new install. Which implies the same. And I thought that I saw black mold in one of those shots of the floor joists.

    After spending all that money to encapsulate to keep humidity and moisture out and then they run their dryer exhaust into it with a dehumidifier to deal with that. Makes no sense at all! And why all that huge length of dryer duct all piled around? In my area dryer duct cannot exceed 12' to an outdoors vent and it can't be that flexible plastic stuff. Their ducting is probably full of lint and that is a fire waiting to happen.

    Was a termite, etc., inspector back in the '70s, did a lot of belly crawls. Try rat proofing that hasn't be leveled ... claws sticking up ... rips the flesh right off you.
    That place is pretty damn clean even with the dead critter and scat.
    That place wouldn't last long in earthquake country.
    Dehumidifier aside it bothers me that the foundation vents are blocked ... leastwise what I can see.
    The dryer vent, etc. is a fire waiting to happen.
    Do have a water problem, question is where from?
    You seem to have your stuff together.

    Building science is ever evolving. Open air crawlspaces are obsolete. Animal and insect infestation can cause an enormous amount of damage to the most expensive investment any person has. The answer is to build your home on a conditioned crawlspace.

      The more I see, I'm thinking the expense of a basement might be my best option. I live in central Indiana with a lot that has potential to flood. It never has in my 67 years but there is a creek a block over that did rise above the bank a few yrs back. It has human error, tree company dumpt their limbs in it.

      @roamingfree6968 wow. Thanks for watching. I'd love a basement home. I do live on a slab. A basement slab would be nice. They don't have good builders around here. They don't make basements like in the north. Could be the clay or lack of codes.

    From google: "HVAC is an acronym that stands for Heating, Ventilation, and Air Conditioning." pronouncing each letter would be correct. Saying it as "H-vac" is just an easier way to say it.

    Lots of rodent poop - and looks like a small dog (that got trapped). I really don't get it - all you need to do is drop some drain tile in open areas near the piers, down into a French drain, and then cover the entire area in 4" of concrete - problem solved. As for the dryer vent - nice fur-lined access point for the mice! =)
