For anyone worried about builders, it's easiest to treat drawings as the contract, and especially specifications. You don't have to be a designer yourself, just be detail-oriented and make a complete list of every space and description of the project yourself and with the Architect/Builder. That way they can generate the drawings and specs to address these and price accordingly. This is exactly the meaning of value engineering, you get what you specify and is clear for the builder. DO take your time in designing your home, it is typical to take a year or more ON PAPER to design and the purpose is to fill in as many of the blanks as possible to make a complete picture of the information set. Talk to a professional, consultation, talking about it for the most part is FREE (at least for myself and many in my professional circle). For the most part, having visited and lived in other parts of the world, PH is for me the best of all worlds for westerners.

But you’re validated in life because you’re not shooting blanks any longer. Betting you already have grown children the age of your new wife. Your “old” wife was disposable surely as was the vows you made before God. Now your wife is securely tied to you through offspring. She has her meal ticket. You have a young wife to be your nurse in the next decade at which time she can trade you in on a younger model as they all do. That’s if she doesn’t fine one on the side old man. I’m super happy you’ve taken yourself out of the US. Please stay there and have a litter.
Hello sir , I contacted you a year ago watching you videos and telling you how excited we were. Last year November we started house with contractor but after two months we decide to terminate contractor cause of few reasons, how is build not fallow plans and what we want, no notarized contract, no licence to build home. Overall just shady contractor. After that I continue to build my own home which I finished in may and June we moved in. But from January when contractor left we had nothing but nightmare cause contractor try to sue us for owning money and it was going back and forth to court and waiting for trial to prove our innocence with all documents but that wasn’t allowed as on July 3 I was falsely arrested and giving us 2 hours to leave house and country. So we are in safe place but I am writing this to see what lawyer did you use as I want to get justice and get those people pay price for they dirty work including judge and barangay and contractor police. Thank you.
Wow, that sounds like a nightmare brother. The attorney I have used for our Condo lawsuit, is Don Chiong of the Chiong Law firm in Bataan. You can google to find his contact info. Don is very good at what he does. I wish you nothing but the best in the future!

It took us a year to get it there, but yes, the final product was amazing!

The Philippines is a developing country. I’m not surprised that their education system isn’t very good. Why don’t you let your son have a cell phone? You cannot get by in today’s world without a cell phone. Kids use them for all kinds of education stuff these days. Hope it works out.
Sometimes kids make poor choices and privileges are taken away. Thus no cell phone at the moment. He get's by just fine without it. An Ipad is available for educational purposes only. Appreciate you watching.
You really dont want to leave so don't. There are private schools there check them out its sad to put your heart and soul into your family , home but God first .
We have tried private schools Lucy, we saw no difference. Our choice to leave is really paying off for Genesis and in a few short years, we will decide if going back is an option. For now, the education system in the PI isn't up to my standards.
Hello i recommend a recognation of your child at the Philippine immigration to be dual citizenship. Your child is dual by the blood but not by the law. I recommend as early you can apply while the price is cheaper P12,500. I just want to share what I learned recently. We moved from the Philippines to US 2015 and moved back here in the Philippines 2023 and the immigration inform me that my child was not yet dual by the law.
You are correct. He does have both passports and immigration up till now has accepted both. We are aware that we need to make it "official" and will do so the next time we visit. Appreciate the advise!

Wow such a beautiful home. I remember watching when this was under construction. I wish I was ready to move now because I would probably buy your home and truck. Not everyday when a real dream home becomes available. I feel kinda sad you are giving it up. I'm in Texas and I hope you know that prices for everything has really gone way up. Big congrats to your growing family and to your new dream and adventures
Thanks brother Robert and yes, prices back home are shocking to me, but we are finding ways to get by. Giving up my retirement home was a super difficult decision, but one that is really paying off for my stepson. In four short months, he had already made up most if not all of his learning gaps brought about by the Philippines handling of education during and after the pandemic. I am hopeful for these last three years and when he graduates, we will decide at that time if the education system has improved enough to meet the standard I want for our little Benjamin!

Actually Richard, we sold it for what we were asking. The new owners will be very happy there and hopefully someday we can return and start again!

Hi it's 2024 watching and I believe at the current market your house would cost about 8.6M to build just a wood guess so was still good you've catch those prices before
Actually we built during COVID and building materials had already risen. Availability of materials was also a challenge, but we seemed to have made it through all of that. When it was all said and done, we loved what we were able to do with the home and property!
Beautiful home. Sorry you have to leave. I was told you can't buy property in the Phillipines if your a foreigner. So how does that work?
The property has to be in my spouse's name, but the home itself is community property. Hope that helps Kevin!

Hi there! I’m new to your channel and I’m really enjoying it. I wanted to share my thoughts on education in the Philippines. Based on our experience, private schools in major cities like Metro Manila often offer higher standards, but they can be quite expensive. I can relate to that feeling of disappointment when moving to a smaller area or country. My daughter attended a prestigious private school in Manila, and we were definitely satisfied with the quality of education. They've supported us during the pandemic, all online resources where provided and they did their best for the kids to learn during lockdown. Now that we’re in the province, I’ve noticed that the standards, whether private or public, don’t always match what we’re used to.
I have heard similar accounts from others Maribel and I am glad that your children didn't suffer to the degree that many others did. We tried schools in Cavite, Balanga City and Cuyapo, but none ever met the standards that I wanted for our son. I was not willing to go into Manila to get that standard simply because I am not and never will be a Big City guy. I love the environment and pace of the rural areas. So deciding to come home to get Genesis what he needed to overcome all the learning gaps, made sense to me. In 4 short months, he has overcome most if not all of the gaps that were brought about by the Philippines handling of education during the pandemic. I think we made a good decision, but only time will tell. Appreciate you sharing your experience!
I did not watch the entire video because i just saw "house for sale in the philippines" Don't know why you're trying to get out of it after only two years, something to do with your story i'm sure but if i am a serious buyer i want to see the price on the thumbnail, in the description AND at closing of video..goes without saying you'd think if you're a serious seller. That being said i would never buy a house here because that's all you ever own since you can't own the land and that amounts to a lot of future problems with the land and then trying to sell the house along with the lease, stupid laws in the philippines makes it undesirable. Not to mention the snail pace how legal issues are resolved.

The AFAM mindset thing need to be stop, may some but more are not compatible to our culture the pinays whole family were almost gold digger. Mostly that i watching AFAM family some want divorce like the Armstrong. It so sad for the filipinos to depend there living from foreigners instead of there own skills. This is problem for always giving ayuda over long term solution
I understand what you are saying, but my experience has been that most of the couples we know are happy with their choices. I suppose every couple and every situation is different. We are not the Armstrong family and their situation is unique to them. We sold our home to hopefully give our son an opportunity at a better education in the US. Once his final 3 years of High School finish and he goes out to try to reach his goals, then Jenn and I decide if education in the Philippines has improved enough to take our Benjamin back there to start that journey again. Appreciate your thoughts though!

You guys are in the province! The best schools are in Manila and some of the main cities. Please do not generalize the quality of education in the Philippines based on your experience.
I wasn't trying to offend anyone, these are my experiences and and my decisions that were formed from watching the DepEd system in both public and private settings. From Cavite to Nueva Ecija. I did not witness any differences when it came to Not Putting Kids First. I spent my entire adult career in the education system and I believe I have a pretty good grasp of what is needed to help kids excel, and never saw any doing what it takes in the 4 years I was in country. I keep hearing the "best schools are in Manila". Why is that? What is it about Manila that makes it the only place that is capable of providing a quality education? If I were a Filipino, that is the question I would be asking ALL of the leadership of the DepEd. All schools fall under their leadership whether in the city or the province and if the adults in charge are really in it for the right reasons, then that quality education should be achievable anywhere. Why must the bar be lowered just because one chooses to live in natures beauty and not in the concrete jungle? Regardless, as I said, this my opinion and in no way is meant to say that every educator in the Philippines is of poor quality, it's simply saying that what is, could be so much better if they only put the children first. I’m an American born and raised in California came to the Philippines as a young Expat worker. I’ve been here 34 years. I speak the language fluently and I am a dual citizen and so are my six children who are raised here we are now all licensed professionals you made a very big mistake, you have a very difficult time selling it for your price I’ve seen so many foreigners come here over the years and make the same mistake over and over and over again first of all unless you’re Filipino citizen, which I highly doubt you don’t own the property the properties owned by your wife she had any time to put you out on the street I’m not saying she’s gonna do that. You probably married a really nice woman Understand Understand that the average Filipino could never afford to buy the house and those of us they could we rather build their own, which I happen to have several homes with no intention of ever selling them. They’re gonna be passed down to my children, I am now in my late 60’s You’ll be lucky if you get half of what you’re asking on the truck same thing when people here smell blood in the water they take advantage very few people rule area can afford that house good luck
It sounds like you have made awesome choices for your family and that is all this was, a choice to try to give my son a better future if so chose to pursue it. I have the validation I was looking for when our truck and our home sold in less than a week for their full asking price. My pricing on both were very fair and within just two days we had 5 FilAm couples expressing their desire to purchase. I appreciate your input and wish you and your family nothing but the best!

Thats a lot for a pool. While it is a nice one i will do a much less advanced for 1/3 the price. The pool size is also one of highest indicator to robbers that a wealthy person is living here. Thats why i build everything in local style and shabby look
Well, it didn't seem out of line to me on the price. It is pretty big, has performed well and is super easy to keep clean. As for folks seeing it, it is not visible from anywhere but our property behind us and planes flying overhead of course!

Hey Joe. It is possible as long as you made all your payments on time and were not in default at any point. If the Developer failed to deliver in this scenario, then the law is on your side. As for how quickly it would be resolved, that's a whole other story. Email me and I will pass my Attorney's info to you.
