Great information for beginners! ▶️Another thing that wholesalers should know is that when they find tenable properties at the right price point, there is a good possibility that they can get them financed as an investment property on a 30 year fixed...hold them...collect the rent...and start building their own portfolio.

Im new here and i love your videos ❤ im so imteresting in doing this to start bc i have no money and want to build my future. Do you have contracts i can print out for sellers? I wish i had someone to work with me and walk me through everything cause have to be honest im a little scared and nervous if i screw up somthing
I have a few questions: 1. Do you recommend just driving around any urban/suburban area to find distressed properties? It seems like it would be few and far between that you would find a property that is not only distressd but also for sale. Can you reliably find distressed properties online? 2. Once you find the seller of a specific property and make them an offer on the property, since its most likely going to be before you have found a buyer, how much risk is there in having already signed a contract? What if it proves difficult to find a buyer? What are you on the hook for with your seller, in the meantime while you find a buyer? 3. Are there certain markets that prove more tricky/harder to operate in than others? For instance I live near the Denver area so this would be my market. Is it a more advanced market overall since the prices are higher out here?
I remember some years ago when you had REI you said to find the buyers first, it seems you have changed that process to later. Am I correct or did I misunderstand you before? Please help

That was when we were in a buyers market. In a sellers market you find the sellers first. Gotta adjust with the market.
