How to remodel a Spanish Home? An 100 year old home renovation is very different from the home remodel scope of work of a regular house flip because you want to preserve and restore an 100 year old Spanish home instead of simply gutting everything.

I would convert the current kitchen+laundry into the third bedroom, combine the dining room with the breakfast nook and make that the new kitchen, while keeping the three arches as the access from the the living room to the new kitchen. I know it would probably cost more because of having to relocate the plumbing, but the layout would make so much more sense (keeping all the bedrooms on the same side of the house) and you could preserve more of the character of the home. That's just my humble opinion but I think it would work better.
wow i agree that is such a smart idea!! and most homes now have a kitchen/dinning room in one so it would make sense

Agree, it’s the only way to achieve the renno with out totally destroying the architectural integrity of the 100 year old home. These houses are unique,- they were not built Anywhere else in the worlds. This is her first flip where I’ve been appalled at the after. So sad.

Yeah, I know! I wish there were already 3 bedrooms in the house as the record shows, so we wouldn’t have to convert the dining room 😣

That fireplace tile looks like Batchelder tile. It's really special and very valuable. It was made during the American Arts and Crafts period and should be preserved. The built ins should be preserved as well. Don't pull out all of the charm and character. I have a 91 year old Spanish so I feel a little protective of your house! Please be a good steward of that house while it's in your care...
This is their first flip that really concerns me. The architectural features that she wants to rip out will destroy a significant historical and heritage value - simply to be replaced with big box disposable replacements. So sad. I’m really disappointed

The original dining could have been turned into the primary suite, with the dining are as the bathroom/walk-in closet. Imagine those beautiful arched as the entry into that suite.

I would love it if you changed your mind about this renovation and kept the dining room, combining it with the nook and moving the kitchen there (open concept kitchen with a twist). The existing kitchen and laundry room, could make a 3rd bedroom (maybe with a small bathroom). I know this could cost much more but it makes more sense to me. ;)

I really feel like you could keep the arches in the dining room. Why not just build the walls within the arch? You keep the architectural detail and get your room. Win-win!
Interesting idea, but that would eat in the room space and it wouldn’t look good in my opinion

I hate to hear about the features you're removing .. it's like throwing away the character. I think combine the dining rooms. Place a long straight kitchen across the back of the dining room & breakfast room & add an island. The dining room can be in front of this adjacent to the living room. In this plan you could keep the features you're throwing away. I know it adds cost, but sometimes it's ok no make less than $100k + per flip in order to do the right thing. I love your flips .. this one just makes me a bit sad due to removing the history. The gardens on this are amazing!!
I'm so excited to see what you do with this house! To be honest, Spanish style is not my favorite, but I have loved all of your flips so I'm really interested in what you'll do with it! The backyard is amazing, I'm trying to get build an ADU myself right now actually! I wonder what the red thing on the back of the house is? Is looks like those entries to basements I always see in horror movies 😆

Hi Elisa, Congrats on acquiring a beautiful Spanish style home. You have wonderful taste in designing and updating homes for both aesthetics and functionality. I too love the Architecture of Spanish style homes but have never delved into one because of the usual teeny tiny bedrooms with teeny tiny closets. Looking forward to seeing the transformation of this fixer with good bones.
