Our Journey! How did we get here?
In the winter of 2019 we moved in to our self built van full time to begin living, working and travelling Canada. We quickly fell in love with chasing our dreams of adventuring off the beaten path, living off grid and being self sustaining. We drove our van thousands of miles through various countries-Canada, USA, Mexico & Guatemala. All of which we documented here on our channel, be sure to check that out! After many years on the open road we found ourselves 15 acres of remote woods of Canada where we are building a homestead and renovating our fully off the grid cabin. We are diving into this chapter of our lives in no experience, we're so happy we can bring you all along as we learn to do it all with our own two hands. Thank you for being here with us for cabin life, van life and all the in between!

I think it is a huge relief to know the cabin is worth saving! It is perfectly situated in a beautiful spot. It also looks like a nice size as it stands. Can always add on if space needs increase. And I can’t imagine more fun than tearing up the unsalvageable parts. Demo requires muscle , which you both have. It’s a free for all with the right tools and great weather . Those miserable black flies are on their miserable way, but I’m betting you will have all the right protective gear to keep them out of your face. I’m loving watching you do this!

If anybody can pull this off, you can. I think the potential is still there! Maybe install some nice big windows and cut out larger holes for them, getting rid of the moldy edges?
I'll bet Porter would have some ideas about the landscaping, and can't wait to see that project take shape as well. Stay safe, Pack! 💛

All of the knotty softwood is salvageable if you are willing to put in the time pulling nails. Given the cost of sound 3/4 S4S these days, it might be worthwhile.
Even if it has mold on one side - hit the mold with old school household bleach (sodium hypochlorite) diluted one to one with water and set the mold facing the sun.
Please throw a piece of plywood over the hole in the floor. One of you gals will accidentally step in - and it won't be pretty. I'd hate to see that happen.
Your talk starting at 5:45 was music to my ears. You are spot on Crystal!

Have you ladies thought about raising the cabin up on piles? I know that they do it a lot here in the flood zones of the Southern parts of the US, on top of a raised cement slab foundation. It then provides a nice extra shady entertaining space underneath (that could be screened off a bit for the black fly season 😉) and great for things like an outdoor shower, wood etc.. as well as protect the home from flooding. Not sure if it's doable? But it just may bring you ladies some peace of mind. 😊

@@Vanwives The product we used to kill the mold is called "Action D". Comes by the gallon and gets diluted. Do not be fooled into using a paint like Killz, which is only a stain cover up, not a mold protectant. I will try to find the mold protectant paint we used, but that was 15 years ago, so may not be able to. You might want to try calling Envirotech in Farmington, New Mexico, USA. They did all the recommendations of products for us to use for mold abatement. We had to tear up all the subfloor in our rental and clean and protect the sub structure.

    • @ladikmk
      @ladikmk Місяць тому

Agreed. Mold abatement specialists wear PPE and protective clothing from head to toe.
Please be careful with this one. As for the PPE you ARE using, it needs to be worn the entire time those materials are being moved, torn out, and thrown into dumpster. Sweeping the floor is not going to contain mold spores. They are flying everywhere in that interior while the work is being done - onto all surfaces, your hair, face, hands, clothing, etc. Cover up your long hair, and don't touch your face with your hands.

I'll give you an idea on how to make the best of the view over the lake. You have a fairly large wood decking in that direction, and that's where the main entrance is. I think that entrance is a bad idea when it is not summer. Wet shoes and clothes must be dealt with. Instead, open up a new main entrance at the other end of the house and make the lakefront room an extended living and dining room. My suggestion is that you add a glassed room outside of the existing house, where you have the porch now. That should also include 2-3 metres of the open decking outside to get a room of 25 sqm, or so. Tear up the decking, insulate the floor and put in a normal wooden floor when the new room is weather-proofed. Make the walls, windows and roof as R-heavy as you feel you can afford. The roof would be double-glass or multi-layer plastic on the new part of the new room, outside the porch roof. And make a giant hole in the existing outer wall against the lake, to accommodate a big, sliding glass door, almost the width of the house. That way, you get a room that makes you feel almost like being outside. Full view of the lake, and the sky above. And a fantastic place to have a dining table. You will of course keep the rest of the open wooden decking, for those perfect days when the sun and wind are just right. We've had it like this for almost 25 years in our own home, in Scandinavia, which is probably in a climate similar to yours (but not quite as scenic outside the windows). I have rebuilt the walls and roof twice to accommodate better R-value windows and roof materials, and the better the insulation, the better the room has become. This room has some heating of its own, i.e. radiators and a wood stove, and works well down to, like, minus seven or eight degrees. Below that, you need additional heating. Had we had an even better quality glass roof, the room would probably work well year-round. And a last word: Don't give up if one wall is badly rotted. You can support the house with a temporary wall while a new wall is built. Make the new wall different, with bigger windows, and it will be worth it. That lake view is fantastic!

Whow, what a nice surprise for the two of you.
I'm not a professional builder, but from what I could see in your video. You just need to spray the moidly spots with a strong bleach solution.
a mold killer to spray all the exposed wood. Let it dry for about a week. Get the roof and windows water tight. Then check the rot on the joists. If they are solid, and the chip board has not lost its integrity. You'll have minimum repair to do. That's from what I can see. But until you stop the water from coming inside. You are fighting a losing battle.

My husband and I recently renovated a building with similar but even worse water damage. We replaced and sistered problematic joists, cut out and replaced the subfloor, removed the roof and sheathing on the entire building and replaced it all. Turned out great and is solid as a rock. Basically, the framing is all that stayed. It is totally possible. I suggest keeping the original floorplan with the addition of larger windows and doors to bring the outside in. If privacy is not an issue, an open railing in the loft with views to the front would be a nice addition. I also love the staircase. It gives great cabin vibes. Have fun! ❤

Bringing me back to the old time where I was doing this all the time. I don't know how many houses we did this with magazines from the end of 1800 in the walls as insulation. Nothing is so bad that can not be braught back. You do have a great structure and what I saw a very good base. So much potential and the place is a dream beside the creek and the lake. First and foremost is gutting the house and then fixing the roof and the current water problem. Then... by this time you know... You have already passed thru this and did a excellent job. The now old place is what many dream of having. Keep up the great work. Another thing, don't try to see the place finished. One step at a time. Take care. Loves from our pack to yours. 🥰🥰🥰

Something from a New Orleans post flood mold guy; tearing out all of the obvious stuff is the best way- that said, lots of framing members can look good but may be compromised. Painting all of the standing two by s with sealer that has anti mold agents, then a fast coat of any paint will help seal them from further damage and reduce your finding or smelling the stuff again. It's starting on awesome, so we expect a lot from ya'll!

I said from the beginning that the cabin could be saved and I'm so glad you're doing it! In parts of the US that are subject to flooding (during hurricanes), the older homes are often raised and put on pilings. That might be an option if you can get the equipment onto the site, but it could be expensive. Otherwise, you might look into "rainscaping", which you could easily do yourself. My own house floods in front of the front door with every rain and I plan to combine French drains with a dry river that will fill and empty as needed.

    Great Project ladies!
Your Reno depends on budget, time, purpose and priorities.
Money savers are keeping the plumbing where it is, work around it.
Next considers access, egress and your views. Nice to extend the overhang to make a covered deck area. I would also screen it in. Bugs are no bueno, you will not regret it!
What’s the sqft? You can consider sky lights if you’d like to bring more light in. Would be nice to know what direction it is facing. Pitched roofs are great for lower storage in the loft. I would also consider smaller appliances. 24” fridge, stove, 18” dishwasher, hot water on demand. May only want to fit it like a tiny home. I’m feeling more rustic, true cabin vibes. Come for a swim, bbq, chill vibe. Also depends if you plan on living there eventually or possibly airbnb. Great for Framily stays. My focus would be on land, water mitigation, before the renovation, in case it takes the cabin. Excited for you! I flip small houses have a great deal of experience and knowledge to help you out. Please feel free, also a fellow Canadian, retired living in Florida. Sold my 500sqft concrete block rental property today, so onto a new project. I’m 62! Keep on keeping on!

I got tired just watching you guys do all that work. I got that the drywall was wet from the roof leaking but I was surprised that you tore out all that very expensive wood that made it look like a cabin. It's surprising that whoever built it did two by six walls but installed lousy windows. Same for the roof. One question I have is what about all the moldy joists under the cabin? Replacing those will be a challenge and expensive. Can't wait to see the next phase. Love you guys! 🥰

    Beautiful job thus far, girl's.
Now we can start to see what we're actually looking at.
My biggest concern would be the rim joists, bond boards, headers, or end joists. As they are the hardest to replace. It looks like a little bit of rot underneath the one perimeter wall. Going to have to dig into that a bit further...
2"×6" wall studs look pretty clean and are fairly easy to replace if needed. Just toenail any new studs in place. Exterior siding may have to be partially removed to help secure the new studs to the exterior sheet. Don't forget the construction adhesive...
The floor decking repair might be one of the more time-consuming. I'm glad Crystal didn't get hurt. It was a little disconcerning seeing a full puddle of water standing on the floor. When replacing the sheathing, remember to scab in support joists. To support the sheet, end cuts in between the floor joists. You might nail in some studs along the floor joists just to add a bit of support for the new sheets. If you box in the entire repair spot, you won't have any undulation issues later. It also gives you something good to secure the sheathing, too. At 275 pounds. I'm pretty good at finding the weak spots even if i'm not looking. You two standing in one spot is still a little short... Just be careful when trying to test for weak spots.
The roof trusses look pretty good from what I could see. Even if some of the truss are damaged, they're not too bad to copy and replace. They make quite a few different styles of gusset plates nowadays. You can tie it all back in.
The roof. Be very careful. You wouldn't be the first i've heard of falling all the way through... Once you've got the shingles off, you'll be able to tell better. Remember to support any new roof sheathing from underneath. Just like the floors. You won't be able to lay it tongue and groove. So more seem support required. Even if you're laying in full sheets.
I imagine Jasmine playing Spider Girl on the roof.
You might check out the new metal shingles? Although the metal roof you put on the cabin would be just fine.
Definitely need to start over on the windows.
Hopefully, the exterior siding is still in good shape. Although if it's not, I think I know two girls that can fix it.
By the way, beautiful job on that burnt siding on the old cabin. Or should I say new cabin. After finishing up the trim, you can't even tell it been there for decades.
If you keep the old wood siding, make sure you use a good UV exterior sealant. Something you don't have to redo every few years.
Good job on the personal protection equipment, girls. Make sure you strip off before going in the house. Wash all of your stuff, Separate. No moldy/ insulation work clothes in with the daily clothes. Especially the insulation stuff. That glass gets into everything. A quick dip in the lake or Cold shower helps to pull it all out. Keep an eye on each other's breathing. Inflammatory response possible. Mold spores and insulation are not fun to play with. I'm glad to see you kept the puppies out of the building. Don't want them breathing any of that.
I would spray down everything I could with some kind of mold stop first thing. Hopefully, you girls have a few dry days. Let that baby air out. Then spray everything down with mold stop paint. I might even use several coats in some spots.
Interior design. You might check out AI cad. Something to help you flush out your ideas. Some lumber companies have computer systems set up, letting you snap, drag, and click. There should be an easy download for your laptops.
Giving you multiple ideas. Windows. Rooms. Kitchen. Bathroom. Cabinets.... Virtual walk through. You also might check out ai landscape. It might be able to help you with your drainage problems...
Can't wait to see what your girls show us next week.
    ✌️🤟🖖🐾🐾
Ps. Even if you get everything stripped down to bear bones. And it all looks pretty easy to fix. I still wouldn't blame you if you ordered up an excavator with a thumb on it and a forty yard dumpster. I think we would all love to see you girls build a new structure from the ground up. Neet and clean. Maybe we'll get lucky next place...
Vanwives construction crew on scene... What's "Your" dream.

I don't know what's needed to lift the whole cabin, but if you can raise it up and make the crawlspace um, water tolerant, and just use it for storing things like lake toys, it will improve the view and protect the cabin from floods you can't control.
And it would make some really cool video to share with us!

We have been feeding our dogs RAW for years and it's a massive difference from Kibble for their health and also poos are so small and no doggy gas on better food. Sundays looks like a wonderful product from an ingredients pov (I have Pet Nutrition certs) and I would not hesitate to try Sundays for maybe when we need a food to take on a vacation instead of lugging all of our RAW. Also, one thing of note about Sundays you did not mention is they really do give back as they sponsor several shelter pets with free food for a year (even to the adopters!) so the dogs in their program can recover to a healthy future. Love the company "Sundays" even though we are not in need of their products with our full RAW diet but highly recommend them based on nutritional info and integrity. Also, awesome seeing you PPE up! We love that you are being safer and kinder to your wonderful selves. oh and maybe look into crawl space/basement encapsulation for your house. It made an enormous difference to ours and we are 3 acres lowland in Essex County Ont (humid af) with field runoff surrounding us so the moisture issues are real sometimes. Be well, girls!

With the second story, if the structure can be saved, I would go with (Swifty quote "are you ready for it?"), BIGGER windows. Having a beautiful view but windows mainly on 1 or 2 sides, does not light up the interior. If you went with A-Frame style windows on the front above the porch roof and a larger window in the back, you'll have lots of glorious sunshine. Also, if you have back access to the second floor and maybe less second floor square footage, you can have a Great Room feel to the front of the first floor. Jassy, more eye protection. Girls, you are such an inspiration.

You have the right idea! Finish the demo and fix the roof. Did a tree hit the roof, that patch is almost a giveaway? A set of steps down to the crawl space and a good sump pump in there. Add few loads of fill and Clementines mussel would keep the creek away. It there something blocking the creek causing the flooding? You have a blank canvas and your creativity!😀😀😀

I know any one of us that has been watching your transformation to who you are today, has 0 doubts of your ability to bring your dreams to life. I was one of the first to say you should build a new cabin, WRONG! I should have known better, your resolve is unparalleled. 25 years ago, I bought a 30'x80' chicken barn that had been neglected for the 20 years before. My plan was to have a garage for my hobbies. The original part of the barn had been built in 1939 with lumber from the infamous hurricane of 1938 here in New England. The second section in 1951. All of it with undersized material. The ridge line looked like a camel's back. Over one summer I built 240' of box beams, 10' at a time without taking the roof off to bring it back to much stronger than it ever was. All on my own before there were lasers and power nailers available to me.
You amazing young ladies have learned in just a few years more than I learned in many, many years. Soon, you will have a beautiful, lake get-a-way for entertaining your friends and the Pups. Congratulations to both of you. You got this!!

In the upstairs, would it be possible to make that back wall a big window?
And maybe where the hexagon window, could also be a window wall?
It would be sweet to wake up with the sunshine and lake view but also woods view.
Open floor plan on the main floor, with a nice wood stove, maybe a Murphy bed in the downstairs bedroom, so it can be used for other things when no guests are there.
It's going to be beautiful, no matter what you girls do with it, you've got a good vision I'm sure.
Maybe when the weather gets dryer , you could have a rebuild party, like painting party's, good group fun.

I would start with a good roof tarp to prevent more water coming in. Then see if you can do mold remediation in the basement/crawl space. If you can get the beams and subfloor in decent condition, proceed. If not, you are just wasting your time and money with anything built on top of that. Then you should tear it down to the studs inside and kill the mold. Replace any rotted studs and floors. Paint everything with mold-resistant paint. Then reroof. That probably entails tearing down to the rafters, replacing plywood, and putting a new membrane on with some kind of roof surface. Metal seems to go pretty fast, but shingles look better. Don't last as long as metal though. Rewire, replumb, and insulate. Then work on the interior.
