I wouldn’t worry about how you look when you make an offer or go see a house because there’s some real dogs out there. And they buy and they get homes anyways. So don’t even worry about that. You’re gonna be fine. I’d worry more about what are you buying. You guys have an atypical scenario and you’re going into a typical scenario of homeownership. Your home maybe shouldn’t be as typical. Consider buying something other than a traditional house that you could convert modify, transcend into what you want it to be. I’m gonna give you an example. I had a friend who bought a church. She was an artist. And she just changed this into a presence that was just absolutely outstanding. It took her 15 years but the point was it was a labor of love. It was her passion. It was something that she and her husband did and they did it quite well. So my thought to you is that as you move forward, maybe it’s not a house ..It is something that becomes a house when you make it that way …just a thought. Best of luck to you both.

That is awesome! I am very happy for you. Now you will be extremely busy, all year, every year, tending to your fruit farm. I had one, the same size, on the Texas Gulf Coast. I got too old to tend it priperly and could not find help to hire, so in 2021 I sold it. A young couple bought it and they love it. They both stay very busy. You need to learn how to do home canning, vacuum sealing/freezing and dehydrating. I also had 19 giant pecan trees that would yield way over 2000 pounds of pecans. I stopped weighing when it reached 2000 lol. I really am happy for you.

If you and Nate are interested in growing and harvesting that too could be a legacy(were those apple trees as you were walking up), there is so much being done in harvesting apples....the apples themselves, hard apple cider is a big business these days too. My husband was a builder and built his home on 3.55 acres(this was before I met him). My son and I are still here. We bought evergreens one year for our anniversary(3 including one for our son). There is so much you can do, even getting cuttings and saplings from people you know. Could not wait for our trees to grow pine cones. Sounds silly, maybe. But you know what I mean, you love nature and there you are in the middle of it! So awesome! We did not get to plant the fruit trees, grape arbor(although have wild grapes). Think I have said in the past, my husband passed away from cancer at 43 yrs young when our son was 4 yrs old, that was 25 years ago 12/21. But we lived and loved a lifetimes worth and still do. It's that invisible thread to heaven that still connects us. He had a custom van(murals and such). Your dream can and will become reality because you have had and do have the can do spirit and vision! Sorry so long! Welcome home! 😊❤

Aww, I literally shed a tear at the end of this video. Been watching your van life clips for about a month now and to see you both travel all over and finally reach a point where you can just settle down is so beautiful. And just buying land makes so much sense as you can still enjoy the van at a permanent location now that will always feel like home. And much land for the doggy to run about. I love it so much!!! There is just something about a farm with lots of fruit trees and produce, it's so healing. I cannot WAIT to see the house build and follow that whole journey! Would definitely love to hear more about the land buying and hunting process, looking to buy land in Tennessee and do something similar. Congrats!
It’s amazing how fast certain trees will produce bountiful fruit and nuts- the peaches and nectarines we have in central california- grow great ! Our apricot, has not produced anything. Tomatoes, do well, apples not so much…this is A great almond growing area, and walnuts and figs do pretty well.
Maybe look at foreclosures, or probate sales, or Auctions for taxes - you have to have cash but you can do that with a lender- the reason why there are a lot of cash offers is these are real estate mega companies or people that just sold, paid off their mortgage and take the difference and plop the rest of the rest on a new property. One caveat of the land buying with the thought od building is that permits can take years to be approved. Our neighbors bought a home across the street with a dry well- they had no water of their own/ it took two years for the county to get to approving their permit to dig s new well. So for two years they were getting water from the neighbors?? Which I don’t know if they had their hose fill their water tank and then refilled periodically- we- my mom had to drop our/her well 21 feet a year ago because the water Level was so low with the years of droughts/ so whatever property you do buy put in permits and See if there is anyway you can push the county that you live in to fast track whatever work you need done ? Also,- hugely important - often escrow accounts that you fund for inspections, title etc- often has excess- left after the sale closes and the title gets transferred. And even though you just bought the property that you moved into with the intent to live there and receive there they won’t mail you the excess money and it sits for three years and then it gets referred to unclaimed property. After that point you have to locate and make a claim on it/- so the word of advice is to make 100 percent sure - that you can get that check- so you don’t have money sitting in unclaimed property or the title companies possession not collecting interest. Also google unclaimed property and then do the captcha- and then put a double click on search-just put in your name, or business names or both- browse and see if you have any unclaimed property - best to google ca unclaimed property- but you can check the national data base or each state as well- oh the drive way is going to be so muchA- you have to grade, rock base, and if you want- pave - that is a beautiful property! Congrats!!

Without that survey 😬😬. Something you should get done asap. Your county or whomever you pay taxes to should have a general land plat. Those taxes are based on sq ft./size.
Yes. Even worse, the sellers wouldn’t disclose their perk test results. In this type of situation, a potential buyer needs to ensure the land was surveyed properly to avoid red-tape troubles, and should pay for their own perk test to ensure that a water supply and septic system is possible. When naive buyers are too anxious & eager, they can miss HUGE problems.

Congrats!!! That's the plan in the meantime prior to building? You can't camp permanently on land even if you own it. You can, in most areas, apply for a use permit to be able to camp during the build. But you can't just stay in the vans legally on your own land long-term.
I’d be much more nervous about why the sellers wouldn’t provide the perk test results. That’s suspicious because if the results are problematic, you may not be able to readily have a proper well or septic tank on your property. 😬

I’d be much more nervous about why the sellers wouldn’t provide the perk test results. That’s suspicious because if the results are problematic, you may not be able to readily have a proper well or septic tank on your property. 😬
The person we bought it from did not do a perc test so there was nothing for them to share. We did our own and it perced fine so there is no concern
