Sure some houses are greatly improved, others are just painted, bandaided, then flipped like they where completely remodeled.
Can confirm. Bought a flipped home, almost nothing the seller said was fixed is actually fixed when you start tearing things apart. Everything is temporarily patched up, and every corner that can be cut was cut. I now have a good $10k to-do list to fix all these little issues from leaky faucets, to buckling flooring now that summer is here, water damage covered up by new flooring, paint that is starting to peel now that it's hotter, windows that no longer open now that it's warmer....etc

I’m surprised he didn’t go to a second hand materials construction store. We got engineered hardwood (bamboo) for under $3 a square foot that is basically wood flooring and can be rebuffed and refinished to look like new after it’s been scratched up. On top of that the installation is about as easy as laminate flooring. As for tile showers I do agree with not replacing, no point in replacing something that’s fine. If it does need replacing you can just make a tile shower yourself and it would greatly increase the value of the home. Edit: if you have one in the area I would strongly recommend “second hand” building materials. We have a local charity that accepts any extra building materials contractors or owner had left over so you can get higher quality materials for dirt cheap and sometimes even cheaper than the affordable alternative. Edit: I do agree about double pain windows, and we spent like $40 on a natural aged solid wood door, I had no clue people spent a few hundred dollars for doors, I don’t think we’ve ever spent $80 on doors. Edit: we always cheaper out on smoke detectors which probably isn’t a good idea Edit: if you remodel enough I feel as if a trailer would be a good investment, and at that point you could just dump it all in there rather than getting a large trash bin. To keep stuff from flying out you can just use heavy stuff to weight down lighter objects or tie it down with old carpet and rope

Spending double the money on what are basically consumables in a rental is really stupid. I mean the guy has 20% down on a half million dollar house. So 4% on 400k and 7% on 100k. Or $16,000 + $7,000 = $23,000/year in financing costs. Also known as $1,916.5/mo in financing costs. A a decent looks ok on zillow house like that will rarely rent over $2,200. Meaning a 300 dollar budget. Try putting hard wood floors in a house creating 300 bucks/mo. California investors are in it for appreciation. You are an idiot. He said fix the leak and then cover the staining in the cabinet with vinyl tile instead of replacing a perfectly good cabinet for no reason. Obviously, you let the cabinet dry out, the staining is harmless, but people will complain about it. So you can make it look nice with a vinyl tile. I personally think it would be better to use the roll of vinyl that is normally used to line cabinets than vinyl floor tiles, it won't look off that way since it is seamless and it flexes better to fit the surface.

Just because something gets wet, doesn't mean mold is there. Mold from a leaky sink would take probably months to turn into mold unless you're constantly running the sink lol. We're talking drops every use lol even if mold forms, if the leak is fixed and the mold is cleaned with bleach, you're absolutely fine if the wood isn't structurally compromised
@@jasenrock Mold will form from continuous exposure to water and in area that is confined. If a leak is fixed within a reasonable amount of time and you dry it out, mold will not form. If you're concerned about possible mold growth than stick an ozone generator on it.
When I tore up a bedroom maybe 8 or 9 years ago I bought a 8 dollar light fixture from Home Depot. Still works, same light, works great. Doesnt even really get dirty.

Oh trust me after a while those Vinyl and laminate floors get cheap looking! You can start to tell the pattern never changes on the wood look ones and it looks so fake and cheap... so if you have the money and don’t have to worry about spills and messes, go with real wood or engineered hardwood floors
0:45 - Quick note about dealing with water damage under sinks/vanities/cabinets. As he said, deal with the leak, but one thing he didn't mention was the possibility of mold growth. If you catch the leak right away and have it professionally dried within 1-3 days, you likely won't have to worry about mold. But if it's an issue with an unknown starting date, you should probably just assume that it's mold and call someone to come out and perform a mold inspection on the entire property (you never know what you or another inspector might have missed), which costs about $200 on average if they're genuine experts and not just licensed amateurs. I wanted to point this out because as a mold and water damage restoration professional in SoCal, I very frequently come upon severe mold issues that are the result of improper remediation efforts (i.e. cutting out wet and/or moldy drywall/cabinets, wiping everything down with bleach, running a handful of basic box fans on the area for a few days and then building it all back) which ends up exacerbating the problem over time because the mold wasn't properly dealt with and ended up growing into something that can destroy entire rooms and sections of homes if left undealt with. I know that Kevin is surely aware of all of this, but wanted to leave a comment to the curious in hopes of saving someone else some time and money some day. Good luck.

In the 70's, home owners "invested" in cheap orange shag carpet and plastic wood paneling. If you have the money, do it right. If you don't, do what Kevin is suggesting.

First thing I did when moving in was out with the boob lights! Basically spent the first two years fixing what the "pros" did. These videos are good for learning what to do the exact opposite of.
I recently had my older house replumbed (Pex) and remodeled and reconfigured a bathroom, did a basic home depot bath and the whole thing ran me about 12K. Did a fiberglass bathtub and enclosure, its fine , every easy maintenance . My neighbor is a property manager and told me she is recommending replacing the tile enclosures because they are so awful to keep up. Anyway, this was the best 12 grand I ever spent
@@kiput3647 I kinda lucked out, my neighbor is a busy plumber, I asked him and he told me a guy around the corner was a plumber contractor and would have him call me, he can in and gave me a bid for replumbing the house for 3 Grand, which is what I was thinking, I told him I needed to do a bathroom also ( this is the house I was raised in, my parents left it to me) the bathroom had been kept up, but was a bad 1940s early 50s arrangement, awful. He asked me what I was thinking and told him, was hopping to keep it in the 8 to 9 grand price and just wanted a "basic home Depot" bathroom. I did do a nice tile floor but every thing else is basic. He was able to get it done for about $8500. Looks nice and the new arrangement is far better and will now, if needed fit a wheelchair it walker in it, couldn't do that before. So basically look around and get prices and and ask friends and neighbors , which is how I found this guy. Most people I talked to thought because I was reconfiguring the bathroom, that would be over 15k by itself. Love the new plumbing, the old galvanized pipe had orange water coming out.
Skip the 50¢ outlets and go for the $1 ones. The cheap ones wear out faster and then you have people complaining their plugs fall out of the wall. Also skip the boob lights, and get the $3 more expensive ones. No one wants boob lights on their ceiling. The other stuff depends on your market. I'm used to the NYC metro market where pretty much everything has tile. So a cheap plastic shower surround is a hell no in anything but the cheapest rentals. I have seen subway tile showers in pubic/income restricted housing here.

Although sometimes contractors’s warehouse has them on sale for $14, which I thought was closer to $.50, and I was OK with that. Small details LOL
This is good advice, especially if you bought a house and you're going to rent it out. If it's your own house, you might want some of the changes to be fancier since you'll be living in it. So it's always good to watch videos like this, but if you plan to live there for a long time, have the money, and you want USB outlets or a nicer light fixture or whatever, go for it. I've been remodeling and fixing up my rentals for decades. Your ideas are absolutely on point. When I am faced with decisions on fixing up a rental where the cost is less vs more - I always ask myself: Which choice ends up making me more money? I recently remodeled a house that is days away from closing and for the kitchen cabinets I got them at a local Habitat for Humanity store. I did the whole kitchen with maple cabinets with brass hardware for... 200 bucks. I could have spent 2k easily on new and NOT recouped my full 2k. Easy choice. There are often good deals on cabinets on Craigslist etc. Rich people love to replace and remodel perfectly nice places. I reap the reward. Keep up the good videos.
So you said you read all these so here it goes. I am wanting to do a complete gutting of my house and take it to the studs. I need to redo the plumbing since the house was built in 1965ish and I have 5 x 5-gallon buckets of Fire retardent veg oil stuff so when you coat it on, it makes it less likely to catch on fire and would like to coat all the wood in the house after gutting. After that would like to replace all the electrical and move the box from the bedroom closet to the garage area. Would like to run Cat 7 network cable throughout the house so to make it easier to hook up to the net in any room. Would like to replace the single pane windows with bullet resistance windows for the future since things are getting worse out. Spray in Foam for all walls including the garage area and inside walls along with soundproof sheetrock. Would also like to install the roof tile solar panels and a Theron 45,000 Watt Silent Generator for emergencies. So what you think? Also, I live in the Bipolar state of Oklahoma.

I think hes more so referring to when there is a leak under a sink and the bottom board of the sink base begins to warp. But you are right on the pro fix. If your leak is significant enough to where the floor underneath the cabinet needs to be replaced then its time to replace that flooring.

Lowes prices are outrageous when you can go for the hidden shops that sell basic materials and you build on your own fully renovated no need to hide damage for a fraction of the price. It sucks to have to hide damage like that and you should not renovate while buying from a store, but go for basic material suppliers.

I recently replaced my front door. The frame was bowing and there was a gap at the top. I know for energy purposes weather stripping could solve the issue but I’d still know. Got mine installed for 2k. What a lot won’t tell you is if you buy the door with color on it costs about an additional grand. Yes I had to paint mine for $20 and and about 2 hours of my time. I doubt it will add much value in resale but it will add value to me not looking at it 😂
hopefully this dude is referring to fix and flips or rentals because half these tips someone actually planning on living in the home for an extended period of time shouldn't follow. if it is anything but a fix a flip you should never use thermofoil cabinets. with a little humidity/heat over time (like the kind that is omnipresent in a working kitchen) they will delaminate.
A natural gas bbq is generally speaking $50-$60 more than an equivalent propane bbq, it's usually the price of the conversion kit. Now if you're talking a bbq that comes in natural gas vs a cheap propane bbq that natural gas isn't available then yes there's a price difference but the difference is due to quality at that point(weber/broil king/char-broil vs masterforge). - from a guy who sold bbqs at Lowes. Other than a few things like that I due like the vid some good points.

Take advantage of fiberglass tubs instead of wasting money on tile, that might be prone to incorrect installation - Yep agree! (just look at other youtube videos here dealing with incorrect installation of pan liners)
Don't waste money on expensive front doors, led lights, tankless water heaters, refrigerators, etc... - um yea... agree again! Why price yourself out of a neighborhood? This guy is not talking about $450,000 houses... People buying those houses, will look for those things before buying. But if we're talking about $100,00-200,000 houses... like this guys is STILL replacing all this stuff with brand new fixtures etc.

I wonder how many of those same people have ever spoken to a builder about building a new house. Sure, they can put all the fancy stuff in, but it's going to cost you. There is a reason we use to call it "builder's grade" carpet. If you want nicer carpet, then cough up the $$$.

I’m surprised he didn’t go to a second hand materials construction store. We got engineered hardwood (bamboo) for under $3 a square foot that is basically wood flooring and can be rebuffed and refinished to look like new after it’s been scratched up. On top of that the installation is about as easy as laminate flooring. As for tile showers I do agree with not replacing, no point in replacing something that’s fine. If it does need replacing you can just make a tile shower yourself and it would greatly increase the value of the home.
Edit: if you have one in the area I would strongly recommend “second hand” building materials. We have a local charity that accepts any extra building materials contractors or owner had left over so you can get higher quality materials for dirt cheap and sometimes even cheaper than the affordable alternative.
Edit: I do agree about double pain windows, and we spent like $40 on a natural aged solid wood door, I had no clue people spent a few hundred dollars for doors, I don’t think we’ve ever spent $80 on doors.
Edit: we always cheaper out on smoke detectors which probably isn’t a good idea
Edit: if you remodel enough I feel as if a trailer would be a good investment, and at that point you could just dump it all in there rather than getting a large trash bin. To keep stuff from flying out you can just use heavy stuff to weight down lighter objects or tie it down with old carpet and rope

You are an idiot. He said fix the leak and then cover the staining in the cabinet with vinyl tile instead of replacing a perfectly good cabinet for no reason. Obviously, you let the cabinet dry out, the staining is harmless, but people will complain about it. So you can make it look nice with a vinyl tile. I personally think it would be better to use the roll of vinyl that is normally used to line cabinets than vinyl floor tiles, it won't look off that way since it is seamless and it flexes better to fit the surface.
@@jasenrock I cannot believe how retarded some people can be. Mold cannot grow once dried out. There is no water. The only issue left behind is staining on the bottom of the cabinet. Changing an entire cabinet over cosmetic damage is the epitome of stupid. Just line the bottom with vinyl wrap that is normally done for cabinets.
Just because something gets wet, doesn't mean mold is there. Mold from a leaky sink would take probably months to turn into mold unless you're constantly running the sink lol. We're talking drops every use lol even if mold forms, if the leak is fixed and the mold is cleaned with bleach, you're absolutely fine if the wood isn't structurally compromised
@@jasenrock Mold will form from continuous exposure to water and in area that is confined. If a leak is fixed within a reasonable amount of time and you dry it out, mold will not form. If you're concerned about possible mold growth than stick an ozone generator on it.

You can start to tell the pattern never changes on the wood look ones and it looks so fake and cheap... so if you have the money and don’t have to worry about spills and messes, go with real wood or engineered hardwood floors

0:45 - Quick note about dealing with water damage under sinks/vanities/cabinets. As he said, deal with the leak, but one thing he didn't mention was the possibility of mold growth. If you catch the leak right away and have it professionally dried within 1-3 days, you likely won't have to worry about mold. But if it's an issue with an unknown starting date, you should probably just assume that it's mold and call someone to come out and perform a mold inspection on the entire property (you never know what you or another inspector might have missed), which costs about $200 on average if they're genuine experts and not just licensed amateurs.
I wanted to point this out because as a mold and water damage restoration professional in SoCal, I very frequently come upon severe mold issues that are the result of improper remediation efforts (i.e. cutting out wet and/or moldy drywall/cabinets, wiping everything down with bleach, running a handful of basic box fans on the area for a few days and then building it all back) which ends up exacerbating the problem over time because the mold wasn't properly dealt with and ended up growing into something that can destroy entire rooms and sections of homes if left undealt with.
I know that Kevin is surely aware of all of this, but wanted to leave a comment to the curious in hopes of saving someone else some time and money some day. Good luck.

What is the payoff time? I highly doubt it's profitable unless you live somewhere with extreme temperatures.

I recently had my older house replumbed (Pex) and remodeled and reconfigured a bathroom, did a basic home depot bath and the whole thing ran me about 12K. Did a fiberglass bathtub and enclosure, its fine , every easy maintenance . My neighbor is a property manager and told me she is recommending replacing the tile enclosures because they are so awful to keep up. Anyway, this was the best 12 grand I ever spent

@@kiput3647 I kinda lucked out, my neighbor is a busy plumber, I asked him and he told me a guy around the corner was a plumber contractor and would have him call me, he can in and gave me a bid for replumbing the house for 3 Grand, which is what I was thinking, I told him I needed to do a bathroom also ( this is the house I was raised in, my parents left it to me) the bathroom had been kept up, but was a bad 1940s early 50s arrangement, awful. He asked me what I was thinking and told him, was hopping to keep it in the 8 to 9 grand price and just wanted a "basic home Depot" bathroom. I did do a nice tile floor but every thing else is basic. He was able to get it done for about $8500. Looks nice and the new arrangement is far better and will now, if needed fit a wheelchair it walker in it, couldn't do that before. So basically look around and get prices and and ask friends and neighbors , which is how I found this guy. Most people I talked to thought because I was reconfiguring the bathroom, that would be over 15k by itself. Love the new plumbing, the old galvanized pipe had orange water coming out.
I’m a GC in SoCal and this made me cringe. I understand getting the most profit for a house but good lord man.
As a GC, (not an owner) you get paid more to make it expensive, obviously. Good Lord.
Skip the 50¢ outlets and go for the $1 ones. The cheap ones wear out faster and then you have people complaining their plugs fall out of the wall.
Also skip the boob lights, and get the $3 more expensive ones. No one wants boob lights on their ceiling.
The other stuff depends on your market. I'm used to the NYC metro market where pretty much everything has tile. So a cheap plastic shower surround is a hell no in anything but the cheapest rentals. I have seen subway tile showers in pubic/income restricted housing here.
So funny you mention that. In editing, I thought to myself: wait a minute, the tamper-resistant quality ones are one dollar per since the packs are $20 for a 20 pack. Although sometimes contractors’s warehouse has them on sale for $14, which I thought was closer to $.50, and I was OK with that. Small details LOL

Well yeah, it's a rental. Nobody will take care of your expensive "good taste" as well as you would.
This is good advice, especially if you bought a house and you're going to rent it out. If it's your own house, you might want some of the changes to be fancier since you'll be living in it. So it's always good to watch videos like this, but if you plan to live there for a long time, have the money, and you want USB outlets or a nicer light fixture or whatever, go for it. Just use your discretion.
Or you can just not horde human necessities for financial gain.
Kevin - I think you are great and that is saying A LOT because I am a perfectionist and a Real Estate investor. My kid is a Graham fan so Obviously - You, he, she me; we all meet in the middle with ideas. Something about Reno with Lowes not mentioned here is going to the manager of the particular Lowes store and explaining you are doing a Reno. You can get at least 10% off all purchases by explaining the "new resident" discount should apply to you because of your increased loyalty to their store.

I've been remodeling and fixing up my rentals for decades. Your ideas are absolutely on point. When I am faced with decisions on fixing up a rental where the cost is less vs more - I always ask myself: Which choice ends up making me more money?
I recently remodeled a house that is days away from closing and for the kitchen cabinets I got them at a local Habitat for Humanity store. I did the whole kitchen with maple cabinets with brass hardware for... 200 bucks. I could have spent 2k easily on new and NOT recouped my full 2k. Easy choice. There are often good deals on cabinets on Craigslist etc. Rich people love to replace and remodel perfectly nice places. I reap the reward.

So you said you read all these so here it goes.
I am wanting to do a complete gutting of my house and take it to the studs. I need to redo the plumbing since the house was built in 1965ish and I have 5 x 5-gallon buckets of Fire retardent veg oil stuff so when you coat it on, it makes it less likely to catch on fire and would like to coat all the wood in the house after gutting. After that would like to replace all the electrical and move the box from the bedroom closet to the garage area. Would like to run Cat 7 network cable throughout the house so to make it easier to hook up to the net in any room. Would like to replace the single pane windows with bullet resistance windows for the future since things are getting worse out. Spray in Foam for all walls including the garage area and inside walls along with soundproof sheetrock. Would also like to install the roof tile solar panels and a Theron 45,000 Watt Silent Generator for emergencies.
So what you think? Also, I live in the Bipolar state of Oklahoma.

I used to work in landscaping and was already shaking my head when you mentioned granite tile at the lowes. We used to buy giant slabs of rock to repair stone ground-level porches all the time and I remember seeing the granite there.

I save money by unplugging the refrigerator 6 months out of the year just by using the climate to my advantage. Last winter was so cold, the Budweiser cans froze 🤣 I had to thaw them out! Pros repair the tiles under the sink...They do not cover the damage to hide it.
I think hes more so referring to when there is a leak under a sink and the bottom board of the sink base begins to warp.
But you are right on the pro fix. If your leak is significant enough to where the floor underneath the cabinet needs to be replaced then its time to replace that flooring.
Some of your points are valid but biggest issue is people are not static devices, everyone has different taste. This is why a wide range market exists. Its not pro vs nub. I install smart home devices for clients who understand the benefits and enjoy it. If you want to convert any home to a smart home message me lol.

It sucks to have to hide damage like that and you should not renovate while buying from a store, but go for basic material suppliers.
I HATE how you keep saying the whole “be like” thing. Also this is yeah for flipping multiple houses this “works” but I wouldn’t do this cheap crap in my own house. Yeah and the longer I watch the most I’m wasting time here.

I recently replaced my front door. The frame was bowing and there was a gap at the top. I know for energy purposes weather stripping could solve the issue but I’d still know. Got mine installed for 2k. What a lot won’t tell you is if you buy the door with color on it costs about an additional grand. Yes I had to paint mine for $20 and and about 2 hours of my time. I doubt it will add much value in resale but it will add value to me not looking at it 😂
To be honest, I like putting high quality items in my home. 😜

hopefully this dude is referring to fix and flips or rentals because half these tips someone actually planning on living in the home for an extended period of time shouldn't follow. if it is anything but a fix a flip you should never use thermofoil cabinets. with a little humidity/heat over time (like the kind that is omnipresent in a working kitchen) they will delaminate.
This is actually really true. Builder grade everything when flipping. Don't spend a dime more than you have to.
A natural gas bbq is generally speaking $50-$60 more than an equivalent propane bbq, it's usually the price of the conversion kit. Now if you're talking a bbq that comes in natural gas vs a cheap propane bbq that natural gas isn't available then yes there's a price difference but the difference is due to quality at that point(weber/broil king/char-broil vs masterforge). - from a guy who sold bbqs at Lowes.
