You've missed the most important error! Not to buy PT property at all. The PT real estate is 3 times overpriced! This artificial bubble must burst. The average (new) 100m2 apartment costs 400-500 K. Detached houses of the same square will start from 1M and higher! It's OK for California where the average income is a little bit higher than 1200$ per month.
Sad but true, aye. I am annoyed at myself for not buying when I first was interested several years ago - as you say, houses are now double or triple what they were and they are simply not worth anything like the asking prices.
Buyers determine the price. If nobody buys it prices drop but prices in Madeira keep rising. Prices are comparable to houses and condos in Berlin only that in Madeira the cost for water, HOA fees ...are much cheaper. I pay 30 Euro in Madeira and 380 Euro in Berlin.

Thanks to this video I found Maria and she was wonderful and a huge help in buying my property in Canico. Prediclub helped me all the way by getting my tax ID, checking the papers, making sure the seller is the seller and there are no liens on the property, checking the contract, negotiating the price, getting dokuments in Portugiese and English etc. I could not have done it without them. Their fee was paid by the seller by the way. I think they all did a wonderful job. As a foreigner I apreciated all the advice and it is always good working with a real estate agent. I don't even know why anyone would raise the question about their fee. They did a a hell of a job and worked many many hours for me. Naturally they need to be paid for their service. Hi Rik Marx, commissions generally in Madeira are at a rate of 5% plus taxes. Whenever we do a listing we always clarify the percentage with our clients before taking on a property for sale. Hi, Madeira island is located in the Atlantic Ocean and belongs to Portugal, just 1.5 hours flight from Lisbon.
Do you clearly disclose your commision on a closed deal to your clients , if not , why not ?

Who buys a property without having visited it?
Unfortunately situations like this happen. For example a family member or a friend.
I have bought 16 residences -- Sight unseen. It all depends on real estate agrnts involved, trust, commnication, pics and videos. All worked out well.
