Hey! We’ve been renting for travel nurses for 3 years and they are AMAZING tenants. We rent our place furnished for $1600. Unfurnished we could rent it for $1150. The screening process is not hard. It’s the same as with any other tenants. Yes we do verify their employment.

If a traveler wants to have guests occasionally like family coming to visit for a weekend is that normally allowed or how should that be addressed with the landlord
As a co-host, if I come across a homeowner that contractually agrees or is receptive to the concept of me advertising a room in their home on FF, geared towards members of the traveling nurse professional community, is that permissible on FF? Because obviously, I am not the owner of the property. But more the middle person connecting the homeowner and potential nursing staff guest. Would this be doable or does FF not have that position carved out for us as co-hosts to perform this function? I know we have to purchase that litany of names and begin reaching out efforts to nurses and hospitals so that they know the property/bedroom has slot availability. I also know I said a mouthful. Hope I did not cause a conundrum of uncertainty. I am trying to get clarity. Would you please advise? Thank You.

Since you don't use Avial for your Mid Term Rental property , what management system/software do you use to better manage MTR/travel nurses? Where do find your lease agreements and how do you structure it? I was thinking of using avail because it was kind of a "ALL IN ONE" platform but your suggestion of not using it for MTRs makes me reconsider. What do you use for accounting softwares to keep track of expenses rent collection,reciepts,etc.? Thanks in advance and this video has been very helpful great job!

There are pros and cons to both. There’s less turnover with travel nurses because of the 3 months stays, but there’s potentially more vacancy with travel nurses. There are times we you might go weeks or months without a nurse depending on your area and the demand. In that case you can always put it on Airbnb when you don’t have a nurse.
Thank you for addressing how you accept payments. This was driving me nuts. I'm still trying to figure out leases. Do you do it electronically or mail them a paper copy? I list on multiple channels, so I'm not blocking calendars - like blocking off Airbnb, VRBO, etc until I get it nailed down (via both the lease and payment so I know it's for sure!). I haven't had a firm commitment yet from Furnished Finder, each one ghosts me.

In our experience, the tenants have paid us directly But I know some landlords that have gotten paid from agencies

Avail or cozy is perfect to accept payments. Lawdepot is perfect to draw up leases/contracts . Hope that helps !

Hey! You are not paid through furnished finder you are paid directly by the tenant. As far as taxes, consult with a CPA for the best strategy for you.
