    Here's the thing: the cost to build a house has gone up too. If a better house can be built for half what existing one is selling for then that price won't stay high long. Land prices matter but cheap land is still a thing in undeveloped areas. What has likely driven prices is NIMBY regulation, increased energy efficiency, safety, environmental compatibility, labor cost, home size, freight cost, energy cost, legal, and all those costs repeated via raw materials or supplies.
