    You have set a very high standard in making these videos, Prakhar Ji. No wonder there is very little or NIL competition to them. Classy coverage with all required details for interested buyers, I must admit. In fact, I would recommend that prospective buyers should see your videos from the comfort of their homes in Covid times to short list the projects and only visit the final 2/3 projects to finalize.     Watched the whole video in one go. This is definitely a beautiful looking project, and the sample flat looks really nice. But for that price, every home should look like the sample flat as a bare minimum. 😁

    This is more like Mumbai residential projects, high density. 5 acres 450 flats, gurgaon mein to itni density affordable housing projects mein hoti hai. This has more of a hotel look rather than a spacious housing society. Will every phase have their separate club house?

      Details of remaining phases are not known. If those are under one license then there would be one club house. The FAR is 3.5 as per permissible bylaws of TOD policy.       @@DwarkaExpressway Not yet, I wanted to see if this is a good project or not. The sumitomo is a huge brand and they have tied up with many other companies to expand their real estate in india. They have recently bought plot at bkc in mumbai and even in Chennai. But I found that prices are pretty high and I don't see anything they have used which are common in Japan. For example, Japanese bathroom, their electric toilet seats, their public bath concepts etc.. But you have made a video in such a details even better than their sales team. Thank you for your efforts 🙏.

    First off - Thank you Prakhar for exhaustive review about the property and irrespective of the fact that who can afford & who can't. I personally very impressed with the control measures put in place for seepage this is something very important because no matter how much we beautify the walls with tiles etc horrible signs of seepage would be evident and haunt you day and night coz the amount of money people spent while buying the property at first place owners don't really wanna experience that. Now second point is coming with these modern construction methods and customer oriented approach is extremely important for healthy competition. If you recall what happened in Noida thousands of property owners fought for their property even after 5-6 years delay even though they were reasonable and value for money for every damn brick but ended up waiting for years. On the other hand people have flood like situation in their basements ended up pushing their Bentleys out of it 😁🤭.. even though they paid 5 to 7 cr such an Irony. So its a mix bag.

    Great video Prakhar bhai. Like Subscribe is already there but but but this is One of the poorly planned layout one can create for this segment and budget. Already feeling sorry people. Next thing, Coming to the promises and commitment which this company is doing... is so lame, such random words used by their employees. They aren't confident... All they have to say is... we are Japanese firm who are 300 years old, nothing else. I remember your Shoba video, that guy was so sensible, accurate and really meaning. Take screenshot of my comment and save it for 5 years, mark my words nothing will happen like that. He said ₹5-6 per Sq ft for maintenance... R u Kidding bro? Wake up it's Dwarka Xpressway, the area is not developed, infrastructure is either falling or sinking, history isnt great, so many issues plus Covid-19 and what you are saying.. Firstly try to provide basics first then talk like premium or luxury builders. There is no hospitals around what are they talking about. Well I can write all night but its okay. Stay safe people.

    It’s overly priced... at this price point they dont have an indoor swimming pool, no indoor badminton courts, no swings & slides for kids, no appliances and wardrobes.. so much more to spend plus taxes and maintenance.. god knows who asked them to price it such.. they seriously shud cut down their prices if they want even the rich folks to buy.. people are not dumb..but thanks for the video.. very well covered..

      Thank you for your feedback and appreciating my efforts. I think they would have thought on these. I hope their team is reading these feedbacks. Slides, indoor sporting activities etc are there. I'll check on these for my knowledge too. Slides etc also they would have it in the children play area.
