    AND go after whoever certified it as meeting code. They are just as big a problem as shady builders.

      @@JamesHenderson-wr2gl for now yes , buts that scheduled to change, the issue still remains they that they will certify based on the builders word and not attend site or, worse, have no actual understanding of the code. Same shit, building inspectors will still be needed.

      They need to bring it inline with nz. Council signing off on each stage of the build and if shits wrong builder doesnt get paid until its correct. So simple.

    The downward slope on quality housing has been going on for near 15 years, as a huge increase in population creates overwhelming demand for homes, we are now in many cases at third world standard of builds with homes just slapped together by inexperienced people calling themselves certified tradesmen and greedy builders not giving a hoot about their clients apart from grab the money, job done! The government is happy to intervene in every corner of our lives but seem unable to protect us from shacks masquerading as quality homes.

    The problem with some of these big spec homes builders is for the trades, who aren’t getting paid a lot to make any money at all and not go backwards or broke you have to go flat out, no hold ups, cut corners ect where you can…the project manager is always pushing because guess what? If it meets the deadline…he’ll get a bonus - so it’s almost in his best interest to not get the trades back and fix things and slow the job down if he thinks they’ll get away with it - evenif it’s for the time being. It’s the whole structure of the business not just the trades alone

    So what is new in W.A. building standards? After three different roofers had a go at fixing a roof flood, it turned out that the only way to get it done properly was to do it myself and discover missing structure that none of them picked up. The missing pieces were discovered in the roof space down the other end of the house. Was probably closed over temporarily against inclement weather and forgotten. The overflowing valleys were another matter. When you do your own work, you can rest satisfied that you are the only one to blame.

      There is no such thing as "professionals" anymore, just a mob of incompetent clowns and cowboys. Next to no regulation as well. Apologies to the minority who still take pride in their quality work.

    Have sent link to Sue Ellery's Office. Labor has a lot to answer for here. The Libs were no better, but Labor could have at least begun to fix the issue of incompetent and unscrupulous builders and trades. The HIA/MBA Contracts are grossly biased in favour of builders, and the dispute resolution mechanisms available to home owners are slow, ineffective, and often costly because too often, lawyers are needed since B&E is gutless and can't make its own determinations. The term "Practical Completion" needs a complete overhaul and a very clear and specific definition. What makes a house habitable? How many defects are permissible? What type of defects are allowed to exist at PC? Should these defects be allowed repair post-handover at the inconvenience of the homeowner once they've moved in? Should trades be allowed access to the interior of a home to effect countless major repairs once the home is occupied? Is the home to be left to trades while the owners must leave for work? It is outragrous the way the Contract reads at the moment. Changes cannot come soon enough!

    This is why you appoint your own inspector to follow the build, so these things don't happen and accumulate. The bad builder will hate you, like you care...

      My Son just built his first house. I wanted to inspect everything myself, but he insisted on a building inspector. Great idea, but the so called inspector didn't pick up on many things other than bad paint work. So I've been fighting with the builder getting things fixed. These videos from a GOOD inspector have been very helpful.
      Also, once you've had an inspector in, the builder thinks he only has to fix what the inspector picked up on his inspection. There are too many things to list, and we are not being too fussy. My house was built 35 years ago and is still higher in quality than my sons.

      I followed the build everyday and when I saw problems I reported them and largely they were fixed. Except a problem where the grano workers missed putting part of a footing properly under the bricks in 1 corner. I reported it and got the site manager out there and he said they would fix it at practical completion. It needed to be fixed straight away as the bricks were only half footed so I did it myself. I went to Bunnings, got bags of cement and spent a whole public holiday doing that missing part footing. I was happy with what i did and slept better at night. But I shouldn't have had to do it.

      @@monalisa-bs4zs unfortunately I'm only the builder, usually by the time it gets to me it's too late. That's the building designer/architect's dept.
      I try to push back when things are too ridiculous but often it's all gone through council etc. and it's too hard to change, or people have become attached to their ideas and then you can't push them very much without upsetting them. It's a very delicate balancing act with clients, and after all it's their project so at the end of the day they get what they want. There's only so much I can do.

      @@stevem815 Such a cop out! You as a builder have the ultimate responsibility to ensure it is all done correctly. Sick of builders passing the buck because they don't know anything! Builders have no idea anymore and I along with many other trades are sick of having to call them out for doing things all ass about because they have signed on for some stupidly impossible timeline! If you can't handle the job then get out of the industry - clearly if you get to the point where an inspector comes through and pulls up some of the most obvious defects and you are at handover that's a builder not doing their job plain and simple! If you took your job seriously and had pride in your work this wouldn't be an issue!

    I have never seen a compliant box gutter. And rainheads (in Scarborough, at least) almost all have overflows much smaller than the downpipes.

      If any pipe works leaked, there would be no harm to the building when all the drainage pipes are external. These down pipes are also vulnerable to be broken inside like that. Your bicycle might topple over and break a pipe or bump it with a piece of garage furniture. Then you have a flood next time it rains. Drain pipes from your sinks and wash basins take the shortest possible route out of the home, straight through the floor, and they're almost almost, if not always, contained inside cupboard to protect them from being broken.

    Surely there is a design drawing showing the locations of the down pipes?. How can the roof plumber just bring them down inside the garage?. Are the soak wells really installed under the garage floor?. The plan seems to be site fit up where ever the tradie wants to put them.

    I paid for my own inspector when the roof went on. He found rhat the roofer had not used the tie down rods that go into the slab they had just bent them out of the way. I am 300m from the coast.

    Question! My mother built with terrace, it’s a townhouse (what they’re known for) so the houses are side by side and touch each other, HOWEVER, some houses are touching with no gaps, and some (and hers) have a massive gap (like maybe 4cm), is this normal or no?

    I have just spent over $15k to fix roof and gutter system that was installed a long time ago. It important to remember the homeowner just wants work that meets the standards which we set as the minimum requirement

    No i don't think you should plainly expose the dodgiest builder you've seen. I think you should do your job as thoroughly as you do as I really like these videos they are informative, and keep on doing a great job, pass the report on and let the report, how the client deals with it etc eventually expose them. Great work man I always watch these videos

    Mate you need to give reasons why the work is dodgy and say why it dos not meet code, I am amazed how close the house is to the fence, what a disaster for the owner of this house, how do these people get their licenses.... so what kind of protection is there for the owner and how can all of the defects be remedied.

      I often do. AS1684 provides advice on what is a suitable batten, when this topic became heated, Building and Energy released a bulletin IB117 providing further clarity on the matter. 35mm is not suitable for tie downs as they (on the flat) are not not capable unless MGP12 - I hope that helps - Protection... Get an inspector and take em to task - they often fix it.

    The design complexity of these roofs are out of control, client isn't willing want to pay the true market rate to implement a compliant solution, builder underquotes the job and the result is this.

    Do these builders follow the code, or do they make it up as they go along? This is the reason electrical & builders were inspected by independent inspectors progressively & on completion in the past.....self inspection by the tradies simply can't be relied on, when the work is genuinely found to be crap a repair period is set if not rectified the tradie risks losing his trade licence/ trade papers.

    Imagine saving your whole life to finally afford a home and receiving this crap instead. A house is the single biggest investment almost all people make and usually represents years of hard work by the owner. The least a builder could do is have some respect for that and do a decent job for their client.

      Everyone seems surprised by this, in WA unless you supply your own inspector to do stage inspections there is no standard as the supervisor signs off. The way houses are built here is disgusting. The way concrete slabs are poured as a 3 part process leaving pressure points on internal corners causing cracks and then pouring the garage last as a floating slab, everything gets poured in one hit so there non of this happens, concreter's should know all this yet sadly they don't go to school to learn to concrete. The fact that I beams and load beams are blocked that's something that is outdated. The building game here is bullshit. The commission do nothing, neither do the state administration tribunal. Look at what has happened to BCG, now broke because they used sub par piping that is now exploding in people's roofs, affordable living homes is in the same mess. There are no quality builders in WA at all, nothing here is even done close to code or to a reasonable standard. I am very happy that I retired before the building game went to shit.

      I know the Plumber who did 30% of BGC work. He refused to use the overseas Piping. Good Trades build to a High Standard

    The reason such dodgy work is around is they have been getting away with it for too long, and customers who arent code readers accept it to get in their homes which go over projected time to get them desperate to finalize. It's a sad state of affairs indeed.

    I know its wrong but you get what you pay for. These builders pay so little to the trades they will never get anyone good working on their jobs. You just hope you get a good supervisor when you build on a budget.

    Flat roofs need to be banned because roof tradies don’t know how to build them properly. Always go with a composite pitched roof.

    Wow! I bought a property 14 years ago, and I’m still discovering shonky stuff to this day that makes me shake my head.
    But compared to house on this video, it doesn’t seem all that bad!
    What happens now, will the builder have to rectify all the issues you have located ?

    I’m a building surveyor, and I do insurance loss assessments. You wouldn’t believe the number of roof leaks and gutter overflows I see on new homes just from shit roofing. It doesn’t help that the gutter design in Australia is the shittest on the planet; who the fuck thought it’d be a good idea to have the rear wall of the gutter lower than the front, so when it overflows it dumps into the house? Add to that the gutter sits on the fascia, so there’s no fall towards the down pipes. And of course the downpipe mouth is at the rear wall of the gutter, so water just flows past it when it’s pissing down

    Thank you for exposing these builders. Is this poor workmanship due to the fact that apprentices keep getting fast-tracked and don’t learn the trade properly or is it just laziness and earning a fast buck?

      I would like to say yes, but have you seen the rates being charged by trades? there really is no excuse, now I say that noting I have no idea what they were paid, so possibly yes, quality and quality may be opposing but for the most part, I cant see a reasonable excuse for non compliance

      I know multiple Builders who have been investigated & fined by the Building Commission in the past 24 months.
      My previous Certifier was fined $10,000 for certifying plans without adequate Balcony Waterproofing detailed

    Terrace homes. What do you expect. Rates are shit,they don’t give a shit about their trades. Crash and bash builders. Like 90% of builders in Perth shithouse rates pay peanuts get monkeys. Won’t change because they don’t care. If we were given the opportunity to quote these jobs work would come out differently.
    Painters for instance have to pay for their own paint and materials and get paid a pittence but we get the most items picked because we are a finishing trade. The building industry in WA sucks.

      Architect/Designer, builder and the trade for that specific area are all responsible! It can be tough for the trade as many architects can be asshats and won't budge on many things because their ego is too big and until you put your foot down with them only then will they change a part of their design. Most builders are clueless zombies with no idea and just go off what the trade and architect tells them. Builders are too busy trying to ensure that they have no blame in anything and want all of the others to take on the risk/blame!

      Not really. Stupid complex roof design, sure, but that stuff is all trade failure IMO.
      Sink did not fit the cabinetry. Builders orders were wrong. Architects do not do that kind of detail.
      Exhaust fan is entirely on the Builder and Trades. Just not finished.
      Overly complex roofing design, maybe, but the Roof Plumber should have either fixed it or pushed back. Unless the Builder didn't use a Roof Plumber and DIYed it.
      Not sealing the roof cavity in a bushfire zone is entirely on the Builder and Trades. Architect does not need to specify that.
      Shower and Bathroom problems are entirely on the Builder and Trades.

    Hard to have faith in the building Industry with this rubbish going on. is it a consumer related problem where the client just wants it built ASAP ? or is it a builder related problem for not supervising correctly or is it a government related problem for allowing unqualified subcontractors to operate?. I'd says it's a failure of all 3 levels. A builder is typically only a project coordinator and many supervisors' hold no qualification. a building site supervisor should hold a minimum cert IV building qualification. and the builder should ensure the site supervisor is completing their quality checks before confirming the trade as complete. the whole system needs overhauled

      i work in the trades and the stuff i see is unbelievable. There are builders i work for that i would never buy a house from or advise anyone too. Absolutely no repercussions for the builder ever.

    Unbelievable! Im a home DIYer and not formally trained. I can produce way higher quality work than what's being shown here..
