I started watching your videos in July out of curiosity with my intention of buying a home no sooner than 2023. I closed on my first home Friday 13th 2020. I love your channel and you have excellent content.
In the process of closing and we agreed to the seller’s request to stay for 30 days after close. She is paying a daily rate equal to our daily portion of the house payment, responsible for all utilities and has over 3 K in escrow to cover any issues or damage. Our lawyer did what you also suggested and has a triple daily rate after 30 days.
Sounds good, it looks like you covered all your risk factors. Sometime the seller must sell one house before they can buy another one, depending on their finances.

My realtor scheduled our final walk through this Thursday (I’m driving 100 miles to new property) but the seller needed 3 more days. But the 3 days is within the closing time, it’s the realtor who doesn’t have time to do the closing any later than Thursday.

We just closed on our first home this past Wednesday it is now Monday we still have not moved in because the seller it’s from another town so we had fedex documents for them to sign. So now we are just waiting for our title place to receive those documents an hopefully we get to move in this week.
I would never let the seller stay after day of close! Too Risky for me. I agreed for them to move the closing date but we later changed it to sooner. I am closing tomorrow and doing a walkthrough before. Hopefully, all goes well and I don't have buyers remorse.

It was very popular during the pandemic, but in many areas inventory has increased. If you are still in a significant seller's market then you can use this to your advantage is this is something that the seller needs. I just closed on selling my house today. I’m buying my home on Friday and I’m staying for 30 days at 107 per day. They are also holding 5000 in escrow.
I’m on the process now of closing and I’m honestly stressing.. they keep asking for information things keep popping up .. they have something on the house that need to be fixed .. I just feel like giving up
This is my dilemma, I’m the seller yet I may have to stay until I close on another home unless I rent an apt after my house is sold. I’m in Florida, thank you for all your important information. So is 30- 45 days too long to ask occupancy after closing? It may not take that long to find another house as you said, we would renegotiate if the buyer agrees.

I assume a clause is included when a seller stays past closing to cover any damages. Example, if the seller is permitted to move out 4 days after closing and pokes a hole in a wall when moving furniture. Is there a subsequent walk-hrough after the seller is out? Seems risky to be bound by the walk- through that was done at/before the closing date. Money held in escrow to cover this possibility? 🤷🏾♂️
You can have money held in escrow, so if anything is damaged you don't have to sue the seller, the money will be deducted from the escrow hold back. @JayJay-me8zk Thank you for watching
@@dgutierrez104 we didn't have a lot of furniture to move so only one weekend was enough to move our stuff. Also because it was 30 minutes away from where we were renting. Pretty close by. And our contract process was about 30 days long... we asked for 3 days due diligence and everything went well with the inspection and appraisal that we did not had to summit a counter offer for anything. So it went pretty fast I think. Also the seller asked to close on a specific day and that sort of pushed us back by one week... but that wasn't an inconvenience for us.
I wished I saw this video earlier. I had a seller stayed for a week for free and only charge them base on my monthly mortgage for the daily rate after that 7days. The seller didn't turn over the house keys on the closing/recorded day and the seller agent seemed to make excuses to delay turning over the house keys.
It ok, we live and we learn in this sellers market buyers have to make it work. I have charged less before as well, just trying to to get the deal accepted. But you have to see what is best for your situation. Ideally charge a lot if they stay after the agreed upon time and try to hold money in escrow. In a buyers market this usually not an issue, they are out by closing.

We will be closing on the sale of our home 2 or 3 days BEFORE closing on the buying of our house, so we can't give our buyers the keys till we close and move out. I'm kind of surprised you don't have this happening more often. I should add because we have 20 percent down for our new house that is coming from the sale of our home
It is happening more in this market, but it can be a disaster if the sellers home #2 falls through and the seller tries to stay. So on the buyer side, we want the seller out at closing on the seller side stay as long as you are able to. I think I’m ready to start the process of buying my first home. Is it necessary to go through a first time home buyer’s program first? I literally don’t know what to do first.
First check your credit report to make sure no delinquencies and score is good (760+ will get you best rate). Decide which bank account you will use for closing and DO NOT TOUCH it for at least two months. Then find a good agent to recommend a good lender or vice versa. Agent will guide the rest.

I'm so sorry to hear this and I am happy you have savings. No, after you close they do not contact your employer. However reach out to your mortgage company now and see what options you have. Mortgage forbearance is still available, if needed.
You can ask the seller if they will allow it, because that is their property until you close. Some will and some will not, their risk is that the contractor comes in damages the home and the closing falls through. If I was the sellers agent I would advise against it but it never hurts to ask.
If you are giving them leaseback option for two months to beat other offers (20). How it impacts lending, home insurance etc. for the buyer? After contract to close lease agreement will be done with escrow and rent....say for two months then how about any thing goes bad? Like plumbing etc? Is it a good idea to do such transaction as a buyer? TIA
It really depends on how much the buyer wants the house. They will have to take some risk. But the buyer should be protected as much as possible but treat them like a tenant for those 2 months. Typically interest rates can only be locked for 30-45 days, however lender time frames will vary. So basically as the home is closer to completion you will consult with your lender to lock your rate. Great question!
the realtor is saying that ideally i move in after deed recording. .what ... the closing was delayed on something' they did on the sellers, mean while my apt manager was saying if i am still at the apt i have to pay a full months rent. Well closing took place at my apt and i am to move in 2 days later, i do expect all of the keys and things correct, no deed will not be recorded that fast but i still get the keys and garage remote right?
You will get everything at closing unless you agreed to let the seller stay past closing, review your contract. I don't know of any buyer that has waited to take possession after the deed is recorded, that could take weeks and maybe more than a month depending on where you live. Move in🥳Congrats!
You can check with the police department in the area, the seller should give you a disclosure of anything they are aware of and you can ask the agent directly. If they are aware of something they are obligated to disclose in most states.
I have a question, my closing was delayed from 24ty to now possibly the 10th. The lender has completedEVERYTHING it’s delayed due to construction, will I need to provide more docs?
Possibly updated pay stubs and bank statements, they may also look at your credit again if they think it is necessary. Still don't make any major purchases. They may not ask you to update because it sounds like you are clear to close, however they can.
My home closed yesterday and I was never given the code to get into the home. It's the code that realtors use so am I supposed to wait until the deed is recorded to ask for that code? Or is it different because it was a HUD home?
If you did not get the keys at closing you should have received codes and anything that is necessary to access the home. Reach back out to your Realtor to get the information needed.
The title company and lender are likely pulling together final numbers the lender needs to send a final closing package to the title company or closing attorney. It is typically is on the lenders side if there is a delay. Ask them when they plan to send the closing package to the closing company.

Its rare that a buyer has their own attorney at closing. The closing attorney represents the lender at closing. However, if you feel that you need representation its not unheard of.
Then you should be able to move right in, but still do a walk through before closing to make sure the home is in the same condition as when you initially viewed it. Thanks for watching.
I’m at the end of closing, it’s next week and I’ve lost my child support which is $236 a month. It was used to qualify my loan with my job. What is going to happen to me 😩 this whole process has been hell, and to have this happen 7 days before is dreadful.
I'm sorry this is happening to you so close to closing. Did you officially lose it or was a payment skipped? I would ask the lender what options you have, perhaps you will able to pay off a debt to decrease your DTI and you will still be able to qualify. Tell them to put all options on the table, because although you used it to qualify you may not need the entire amount. Best of luck!
He was getting unemployment and it stopped , I wasn’t aware he was paying out of unemployment so I thought he quit his job. Luckily my other child’s father had been paying the same amount almost for the past couple of months. I hadn’t used that to qualify because it isn’t consistent, but she’s working with it. Thank you 💕

Child support shouldn’t even be considered as your income in the first place as it is for the child, and don’t go with the “oh my child needs a home” while this may be true you are gaining an asset, therefore it shouldn’t be considered as you are gaining financially for someone that is meant for you child

Hi Elle, you can still get a resale and just make sure they are moved out before you close, if they are not moved out then you don't close and push the closing back until you confirm they are out, most of the time they are out before closing.

No mention of insurance which is pure negligence. If owner still occupies the house after closing what happens if the seller burns the house down or floods the house or causes any other type of damage before buyer takes possession? Probably the riskiest factor of all but not a single mention! Buyer needs proof of insurance from the seller, i.e. either an extention of the original homeowners insurance policy or temporary renters insurance taken out by the seller during this post closing period or this will be a gigantic risk.
The property is insured at closing. It will typically cover if something happens during the time of the temp occ for the owners. But you should verify with your insurance company prior to closing. But temp occupancy is very common. @Al_Film_Fan Thank you for watching

They had nothing to say... My realtor and her realtor agreed to give me 500 bucks to give her to 1pm Saturday lol lol lol... I got 500 bucks
Wow, yeah this can happen. Next time you can write in the special stipulation that the home will be clean and free of personal belonging 48 hours prior to closing, but even then sometimes its a struggle. In real estate you are dealing with people and laws so anything can happen. I am happy you were able to get her out and get some cash for your troubles.

If you have competition that might work, or an excalation clause may work better. Strategize with your agent to see what would work best.

First check your credit report to make sure no delinquencies and score is good (760+ will get you best rate). Decide which bank account you will use for closing and DO NOT TOUCH it for at least two months. Then find a good agent to recommend a good lender or vice versa. Agent will guide the rest.

I'm so sorry to hear this and I am happy you have savings. No, after you close they do not contact your employer. However reach out to your mortgage company now and see what options you have. Mortgage forbearance is still available, if needed.

If the property is vacant, can you ask for contractor work i.e. carpet steam a day or two prior to closing?
You can ask the seller if they will allow it, because that is their property until you close. Some will and some will not, their risk is that the contractor comes in damages the home and the closing falls through. If I was the sellers agent I would advise against it but it never hurts to ask.
What about a manufactured home?
It would be about the same as far as occupancy.
If you are giving them leaseback option for two months to beat other offers (20). How it impacts lending, home insurance etc. for the buyer?
After contract to close lease agreement will be done with escrow and rent....say for two months then how about any thing goes bad? Like plumbing etc?

It really depends on how much the buyer wants the house. They will have to take some risk. But the buyer should be protected as much as possible but treat them like a tenant for those 2 months. If they will be responsible for any repairs, make sure that is in writing. Thanks for watching! Hi, thank you for your videos.. I am trying to save 20% dp for a newly constructed house that will be finished on May. By May I would be able to save for 20%.. Question is, can I lock the price and interest of the house today and pay the 20% on May? I'm a little confused
Typically interest rates can only be locked for 30-45 days, however lender time frames will vary. So basically as the home is closer to completion you will consult with your lender to lock your rate. Great question!

the realtor is saying that ideally i move in after deed recording. .what ... the closing was delayed on something' they did on the sellers, mean while my apt manager was saying if i am still at the apt i have to pay a full months rent. Well closing took place at my apt and i am to move in 2 days later, i do expect all of the keys and things correct, no deed will not be recorded that fast but i still get the keys and garage remote right?
You will get everything at closing unless you agreed to let the seller stay past closing, review your contract. I don't know of any buyer that has waited to take possession after the deed is recorded, that could take weeks and maybe more than a month depending on where you live. Move in🥳Congrats!
Question, might be weird but is there any way for a buyer to find out about deaths, natural disasters, crime or things of that nature inside the home
You can check with the police department in the area, the seller should give you a disclosure of anything they are aware of and you can ask the agent directly. If they are aware of something they are obligated to disclose in most states.
In Canada it is law that all of the above is disclosed. My father died of natural causes in home and we had to disclose that information to buyer.
I have a question, my closing was delayed from 24ty to now possibly the 10th. The lender has completedEVERYTHING it’s delayed due to construction, will I need to provide more docs?
Possibly updated pay stubs and bank statements, they may also look at your credit again if they think it is necessary. Still don't make any major purchases. They may not ask you to update because it sounds like you are clear to close, however they can.
My home closed yesterday and I was never given the code to get into the home. It's the code that realtors use so am I supposed to wait until the deed is recorded to ask for that code? Or is it different because it was a HUD home?
If you did not get the keys at closing you should have received codes and anything that is necessary to access the home. Reach back out to your Realtor to get the information needed.

So what can cause my loan officer tell me title and closer isn't balanced ?? They still working on it but it's delaying my closing now ..
The title company and lender are likely pulling together final numbers the lender needs to send a final closing package to the title company or closing attorney. It is typically is on the lenders side if there is a delay. Ask them when they plan to send the closing package to the closing company.

Its rare that a buyer has their own attorney at closing. The closing attorney represents the lender at closing. However, if you feel that you need representation its not unheard of.

I’m at the end of closing, it’s next week and I’ve lost my child support which is $236 a month. It was used to qualify my loan with my job. What is going to happen to me 😩 this whole process has been hell, and to have this happen 7 days before is dreadful.
I'm sorry this is happening to you so close to closing. Did you officially lose it or was a payment skipped? I would ask the lender what options you have, perhaps you will able to pay off a debt to decrease your DTI and you will still be able to qualify. Tell them to put all options on the table, because although you used it to qualify you may not need the entire amount. Best of luck!
He was getting unemployment and it stopped , I wasn’t aware he was paying out of unemployment so I thought he quit his job. Luckily my other child’s father had been paying the same amount almost for the past couple of months. I hadn’t used that to qualify because it isn’t consistent, but she’s working with it. Thank you 💕

My advice in the future is never ever use child support as income no matter how little or how large the payment is I have five children I've never used those on time payments or those inconsistent payments I always went by my income only just advice
Child support shouldn’t even be considered as your income in the first place as it is for the child, and don’t go with the “oh my child needs a home” while this may be true you are gaining an asset, therefore it shouldn’t be considered as you are gaining financially for someone that is meant for you child

Hi Elle, you can still get a resale and just make sure they are moved out before you close, if they are not moved out then you don't close and push the closing back until you confirm they are out, most of the time they are out before closing.

@@MsHumbleStar25 With new construction yes, supplies are on back order. I have a client waiting on windows, the county won't inspect until windows are in. Closing date was supposed to be 12-15 and I doubt we will make it and she is expecting - Due in January!

No mention of insurance which is pure negligence. If owner still occupies the house after closing what happens if the seller burns the house down or floods the house or causes any other type of damage before buyer takes possession? Probably the riskiest factor of all but not a single mention! Buyer needs proof of insurance from the seller, i.e. either an extention of the original homeowners insurance policy or temporary renters insurance taken out by the seller during this post closing period or this will be a gigantic risk.
The property is insured at closing. It will typically cover if something happens during the time of the temp occ for the owners. But you should verify with your insurance company prior to closing. But temp occupancy is very common. @Al_Film_Fan Thank you for watching

FHA approval on Condos? FHA.gov site shows approval for condo project, has sequence number projects No.1 n No.2 etc. Can the bylaws be separate for each entity or same bylaws for listed project name?
I find that is typically not the most accurate, give the address to your lender and they should be able to tell your for certain.
Last week. Friday the 13th..I had the closing and seller from hell. She waited till closing day to start packing a house she'd been in fur 20 years. She wasn't nice during the whole selling process and delayed closing a whole month! So naturally I promised to put her shit in the curb 12 midnight lol lol. She called the police on me... They had nothing to say... My realtor and her realtor agreed to give me 500 bucks to give her to 1pm Saturday lol lol lol... I got 500 bucks
Wow, yeah this can happen. Next time you can write in the special stipulation that the home will be clean and free of personal belonging 48 hours prior to closing, but even then sometimes its a struggle. In real estate you are dealing with people and laws so anything can happen. I am happy you were able to get her out and get some cash for your troubles.
