    Great video and information. Love the advice about driving neighborhoods before choosing homes to visit. Would like to learn more about the townhome/condo market there (including pros and cons). We are snowbirds and the idea of low maintenance is appealing but I assume there are a lot of cons we haven’t thought through. Thank you.

      The challenge with the condo market right now is maintenance fees are either sky high or they’re about to skyrocket. After the Surfside condo collapse Florida mandated that condos have fully funded reserves. The way to do that is by one time special assessments or increasing maintenance fees through the roof.

    Like what you are doing but the homes you are showing are often the same builder. (3 perhaps, even a resale?) Maybe more variety?

      Lol.... not the same builder! Builders copy the style that sell. If you want variety, it needs to be older in most cases. If you would like a list of older, contact me to customize a list for you.

      @NB-su9gz mind your business.... every client who ever drives the area first comes back excited and thankful that they did it. It's the only way to learn the area and what feels good to the individual.

    The Cape Crash is happening... SATURATION..... BTW... Who would want a Fresh Water Canal so far from Gulf Access?? Lots of Freshwater lots/houses available... But WHY?

      Incorrect.... crash isn't happening anywhere. It's called correction.... when people correctly price their home, it sells.

      I live in Cape Coral and I disagree with you. There is a housing shortage here because the builders still haven’t rebuilt all of the houses that were destroyed by Hurricane Ian and people are still moving here. I agree with you that the prices are inflated, but that’s because of supply and demand.

      @tscoff I love feedback and especially when it comes from people who don't really know what's going on... to say our shortage is because of all the damaged homes still needing fixed is highly inaccurate. I'm in houses and in neighborhoods all over the city on a daily basis. Most homes are fixed and even improved. The housing shortage is due to many factors, but that isn't one of them. One of the biggest is the investors and corporate property groups buying everything they can find. The other may be insurance rates in flood areas. Another is the unwillingness to buy where it's well and septic knowing a 35k bill is coming. Those are the reasons, not damaged homes.

      @colemant6845 There is no crash. Median price is down 1.2% year over year and # of homes sold is up 12%.

    $689,900 for a brand new home with a beautiful outdoor kitchen, pool on a canal. WOW, prices have really come down in 2021 it would have gone on the market for $800,00+ and sold in a day!

      All canal homes aren't the same.. many are worthless for ocean access. Many are hours out from open ocean, or they are too tight to get your boat through. Do your research. 💯

      Absolutely!!! I say the same thing! "Gulf Access" is a misused term as it may connect, but the bridge heights and sizes, as well as the commute times out, make it a very unwelcome proposition!

      @Maximum1A I think you are confusing 2021 and 2022. The median sales price in April 2021 was $310K, today it's $401, 29% higher.
      April 2022 was the peak.
