    Container: Go for high cube “single use” shipping containers. Insulation: Use closed cell foam insulation (not just foam insulation, huge difference)+ vapor barrier, vapor barrier, vapor barrier. If you do not use a vapor barrier you will get condensation on the inside. Rust is not the biggest concern with moisture. It is mold. Toxic mold. You know, the stuff that can kill you. Almost every dwelling already has toxic mold spores inside. There is simply not enough moisture (55% humidity or higher) for it to reproduce. Property tax incentives: most homes have a depreciative tax value that is spread over 30 years. When filed correctly, a container home has a depreciative value spread over 7 years which drastically reduces property tax payments. The lower taxes are a huge incentive for building a container home. However, some municipalities do not allow you to deduct your mortgage. Really look into the tax laws. Mortgage:You can’t get a mortgage in some areas if the shipping container does not have a permanent foundation. Additionally, lenders don’t understand or know the value of a shipping container home versus a new home. Therefore, they don’t feel they have a true collateral and won’t be willing to lend. Roof: the roof of a container home will inevitably hold water so carefully consider your best options for water drainage. I still don’t feel like I have engineered the right solution to this issue. Consider building a corner to corner wood deck on the top. It’s nice to have a deck but most importantly it is a way to shield the top of the container from the sun and reduce energy costs. Solar panels are a costly but worthwhile investment because they block the sun from making direct contact with the roof and allow you to lower monthly energy costs. Hope my advice helps.     What irritates me is how many people spend time criticizing the robo voice and not bother to focus on the wealth of information you provided. I appreciate the time you spend explaining the possible problems of container homes. I have been interested in container homes for about 10 years now. Mostly seeing them in other countries. As for the comments on zoning laws, it really depends where you live. I am interested in watching more informative videos on container homes. Thank you for sharing your knowledge.

      What irritates me is the computer voice. And I have a keyboard so I can criticise (and I know how to spell it correctly).
      What also irritates me is that it is so much cheaper to just build with wood frames, normal linings and claddings, and you don't get the moisture and thermal problems you get with shipping containers. Shipping containers are cold. Shipping containers do not breathe. Shipping containers are hot. Seriously, shipping containers also hate computer speak.
      Most of the information in the video was wrong anyway. 2/10 wouldn't watch again.

      Melissa Brimigion i agreed with you . People r so easy to just criticize n After they build one then they remember how important this video is . I also interest since last year n I need to save money maybe buy land first coz I don’t hv parent here ( most ppl build at parent or grandparent lands lol , I need to borrow their parent haha ). Most video container home always show n talk about nice thing but not talking about the mistake they made or give us tips before we build it . I’m myself always research before I’m doing it . This is good info n thank you for people who makes time for this . 🙏🙏

    Warning against using older containers is excellent advice, as coatings have been changed in the past six years to avoid toxic substances. Older containers with mahogany floors were once impregnated with highly toxic coatings to kill rodents and insects. Now those floors have coatings that can be removed or encapsulated.

      I saw also on another video, about a couple building a beautiful container home in New Orleans that that certainly scotched the termite problem down there! 😁

    I live in St. Louis, MO where we are 10+ years behind most major cities. Our 1st container home has just been completed. Now we have 3 semi container restaurants (they use sections of containers) and we have The STL FOUNDRY retail mall project coming up which has some containers. We are getting our 1st modular business. No modular homes nor apt complexes yet.
    Good information...especially about the height and insulation.

    I have done a lot of work on containers being a retired welder, get one time high wall container, seal the floor or build sub floor, use a vapor barrier, one of the best I have saw was roofing felt glued to walls, than used metal studs for framing, you can than put insulation

    Thank for the heads up. Remembering that old containers which were used to transport fruits, will probably have commercial pesticide residues, and this is only one example. Seeing the container before purchase, unless it is new, is a good idea. Thank you again for the tips.

    Thanks so much for this informative video! I watched your other vids about container van construction and I noticed that in the video where you used your actual voice, a lot of people commented on your heavy accent and suggest you use a translator. I'm a foreigner and im not bothered at all by the computer generated voice of this video as the information of the video is great! Don't mind the comments, keep on posting great helpful vids.     So I'm guessing from this one should shield the roof and walls a bit to keep heat off of them yet make sure everything is well insulated against cold , and make sure to have good ventilation into a raised (pitched) roof to keep moisture from building up . I would think 2 20x40 containers with about 8 or 10 feet added between them to join them put a 4-12 pitch on a roof above it and panel the inner walls with 2x2 either metal or wood studs with extra insulation and something like Tyvek sheeting on the inner walls then panel it with something appropriate . A few narrow tall windows and sky lights here and there in key areas .

    I'd found this okay and to the point. All common sense points. That said with the right planning, container homes can easily be far cheaper to build, and many people online do prove it. However, that is from people who do their own work, and use repurposed windows, doors and wood. If one is going to repurposed a shipping container you can with other parts to keep cost down too. If someone can find cheap repurposed windows at a fraction of the cost, design around those windows then things could be cheaper. Of course if someone also wants a new, fresh, professional and high end finish then they will have to pay for it.

    Your first Problem is Make sure the land you want it on is legal to have it as a home and the requirments for plumping and electrics ...no sence of buying land that you cant have containers on

Don't shoot the messenger I only give advice from my own experience It took me 6 years to find the perfect land site Which i could afford, had excess to water and hydro, low land tax, No township - No code requirements And the bonus was a spring just off the land Hunting and Fishing And 25kms from a small town Made it perfect

      @@stevenm7692 We all die so nothing is forever we pay to have it And give it to someone else But we still pay to use it lol I rather pay a few hundred dollars a year in a home I design (Not someone elses And adjust to it ) Then have a 25 year weight over my head As most people have ...And the best thing about this Covid thing is I shop for extra foods maybe 1 a month And we had very few cases of covid in the last 12 months

    The real issue with toxic contaminants and fume exposure come from the fact that all shipping containers have wooden floors treated with pcb containing preservatives. When these were first designed they were only for shipping goods. The floors needed to be thoroughly protected from the weather and they w ere treated as such. In order to protect yourself if you use one for a home of any kind you have to sand the floors smooth, while wearing proper breathing protection, and then coat them with several coats of a product that will complete seal the wood forever.

      If it has a wooden floor rip it out, frame in floor joists and MUST insulate the floor with foam or blown in insulation then cover it with sub floor sheating.

    yas your right. Old containers need to cleaned, sandblasted to baremetal and apply new coatings, in and out. A support frame should be welded on cut portion to compliment rigidity on removed part. Stacking another container for 2nd floor needs additional structural support due its equal weight with the lower container and another problem with another container on top is it requires building clearance which containers is nit covered by law

    Shipping containers are good for one thing, being shipping containers. It would be much easier to build a long skinny house the same size of a container than to convert a shipping container. Please please please do not put your self through the pain of converting one.

      Your right I am a retired welder who has worked on a lot of containers most of the time they were used as a shop or storage, if you want to live in a box you can buy a shipping container frame with floor and roof beams they are shipped in the flat use wood in between 8x20 $800 8x40 $1700

    Hi from the Argentinian Patagonia. Here the temperatures vary from 45 C° to -10 C° so insulation is all an issue. I need to keep away cold and hot from the inside. Fortunately the weather is dry because it is semi desertic. But condensation in winter may be a problem. Does any of you have a piece of advice? Thanks!🙏👍

    Container homes are like cars, you’ll eventually have rust problems no matter how well they are built. Moisture retention is always the culprit. Just my 2c.

      No, it is not stupid idea. This is great. The author does not have to be able to talk perfectly in the universally pleasant voice. If I have to make this kinds of information/tutorial video in my own voice and talk, my channel will be flood with negative comments even if I have the most innovative ideas. And for me as non-English speaker, I often have to turn on caption (auto-generated English) to understand what the authors are saying but ending up reading screwed up captions. So, computer talking is fine for me as both listener/viewer and author.

      Slam some polyesterine (don't really know it's name in english, the white insulating foam) for insulation and black rubber based thingy (rubberhoid?) that is installed with fire and you're set.

    Other than the weirdo disembodied Brit computer voice, yes, it was a decent list of things to consider beforehand.
    Do have one question: You showed a chart with some container specs near the beginning of the video, when you were introducing hi-cubes, I think. In any case, your chart shows a hi-cube weighing _less_ than a standard container. How can that be? Common sense indicates that the additional material to make it taller will also make it heavier.

    If you want to keep costs down then you need to keep the metal walls on the outside with only a fresh paint job. Keep the original doors too.
    If heavy mods are planned, wouldn't it be a good bet to buy one or two extra contnrs just for the steel structure that can be used somewhere else and cut it out before shipping to save on transport costs.
    Ultimately if there is an environmental concern in the decision to recycle a contnr, refraining from overcomsumption would reduce at the root the influx of contnrs.

    When I first considered building a shipping container house, I knew it might be generally around the same price range of building a regular cement home (here in the Caribbean). However, What at shipping container house IS good for is tiny living. Using a single 40foot container with the necessary modifications you can rent it out or use it for an Airbnb.

    Good to know. I live out in the boondocks like with 2,560 peeps. Next town over is less populated. I like simplicity since I'm single and will only be me.

    Would it be cheaper and more practical to build a steel 4x4 tube cube frame and cover it with corrugated galvanized panels? -You get the same look and strength of a container home without the retrofitting and limitations of shipping containers.

      You can buy shipping container frames than frame in between with wood

    How is a 40 foot container too small? If we’re talking about high cube containers then a couple of 40 foot containers will probably do you, depending on how big you want your house to be.

    Container are made out of Corbin steel.you can cut or weld on the container

    buy a tall, 1 way container, insulate well for your area or conditions, dont over modify-structure is important. use a reputable contractor to carry out the work, check city or county regulations for your building plans and permits, budgeting is important - location, size and materials used, welding is expensive. youre welcome

      it would be not be a bad idea to wrap the interior walls with tyvec before and behind the wood framing and insulation, this will help prevent interior walls from sweating

      The place to find shipping containers in southern Texas would be Southern Texas. Or you could just use Google , they do have Google in southern Texas right?
