Dude this is awesome!! I would take a quarter million dollars of rental income per year - with no debt - over a larger RE portfolio with a ton of debt ANY day of the week. One of my goals is to invest in real estate and I also don’t like the idea of debt. So I’m glad you’re doing these videos because there is literally no real estate person on UA-cam who practices this approach or shows us how it works. I’m also in the process of studying for my CPA license and my dream is to work with entrepreneurs like yourself. Videos like this are super valuable to help me understand the mindset, challenges, and opportunities of entrepreneurs and investors. You could probably turn that little lot into a in-law suite-garage combo and perhaps have it as a airbnb and you could have a friend or family rent it out for vacation/visit instead of having them rent a hotel room that would be cool but that is just an idea. Also you should do a time lapse video for your new house being built, it's alot of recording and editing but it would be neat to see the progress.

The perfect project for you would be to buy an entire strip center. Build an amazing gym. Make another unit an indoor rock climbing facility. Make a another unit a "clean eats" or similar type of eatery. And so on, make the entire plaza health beauty & wellness center. Think of a clever name for the plaza, maybe something related back to ancient Greece. If your area is flooded with gyms, then design something just for women. Several different class studios. Set the parking lot up where you could move the spin bikes outside when the weather permits. The money in fitness is all in women anyways.

Because it's all life anyway. **You mentioned "felt better sleeping at night" concerning debt vs cash etc. I've watched you mention being married opens up extra gocused energy etc. And many more great subjects. How about a discussion about the big picture. Primary motivation, morality, overcoming shiny object syndrome, youthful energy, diet to support that energy, family importance, mortality decisions(family vs corporation), selling just to sell vs selling to build people, and possibly your spiritual/personal mission in life concerning here and beyond. You are Totalling doing it the RIGHT way by not having debt mate! You're saving on extra unneeded interest costs! (It's also ok to have 'good debt', but better if you can avoid it).
Right on man , love the methodology of no debt on the properties, you can always sell them or borrow against them in future if need be, not to mention your not flushing interest away carry a note against the appreciation rate of each property. I would like to hear your approach and or journey to managing credit scores to get best rates or how you did it early on. Ps the salon is dope and a nice feather in the cap.

Aaron, before you purchased the salon building and the office building which you now gather rental income from. Do you try to estimate the annual income you would be happy with from each property as well as making sure it is feasible before purchasing / spending extra cash to reno? For your salon, you generate $110k on $2.1MM total investment putting you at a 5.2% annual return (before any expenses). For the office building, I believe you were also in the 5-6% annual return range. Curious, what kind of return were you expecting before going into each of these investments?

Using cheap debt is great to leverage up until recession comes and than you are fvcked! It is basically doesn't worth it if you are exposing yourself to ruin. If you use it wisely and conservatively it is an amazing tool!
