    Captial Gain Bonds in tamil | 54EC Bonds | How to calculate Tax on sale of property | LTCG
    Section 54EC- Deduction on LTCG Through Capital Gain Bonds
    Capital gain bonds or 54EC bonds are the fixed income instruments that provide capital gains tax exemption under section 54EC to the investors. The tax liability on long-term capital gains from sale of immovable property can be reduced by purchasing 54EC bonds.
    The owner of the bonds are the debtholders or creditors of the issuer. These bonds are issued by infrastructure companies that are backed by the government. Hence, the risk factor gets mitigated by buying such bonds. The capital gain bonds are redeemable before maturity. One cannot sell these bonds as they are not listed in the stock exchange. The interest is reduced to 5% p.a. from 6% p.a. and are fully taxable in your hands.
    Bonds eligible for exemption under section 54EC of the Income Tax Act
    Rural Electrification Corporation Limited or REC bonds,
    Power Finance Corporation Limited or PFC bonds,
    Indian Railway Finance Corporation Limited or IRFC bonds.
    Key facts to avail the LTCG exemption by investment in capital gain bonds
    To avail the tax-exemption the investment must be made within 6 months of the date of sale of immovable property.
    Such investment can be redeemed only after 5 years. Before april 2018 the bonds could be redeemed within 3 years.
    The exemption on investment is allowed only against long term capital gains on sale of immovable property (i.e. sale of land or building).
    The exemption is available up to a maximum amount of Rs 50 lakh
    How to calculate the tax exemption by investment in tax saving bonds
    Assuming that an immovable property is sold at Rs. 70 lakh after a long term period of 42 months from the date of acquisition. The indexed cost of acquisition is 46 lakh and indexed cost of improvement is Rs. 10 lakh. Calculate the capital gain that is taxable after claiming exemption in below two cases:
    i. Rs. 14 lakh invested in REC bonds within 6 months
    ii. Rs. 8 lakh invested in NHAI bonds within 6 months
    I. Rs. 14 lakh invested in REC bonds within 6 months
    Particulars Amount (Rs.)
    Sale consideration 70 lakh
    Less: Indexed cost of acquisition 46 lakh
    Less: Indexed cost of improvement 10 lakh
    Long-term capital gain 14 lakh
    Less: Investment in REC bonds 14 lakh
    Taxable long-term capital gain Nil
    II. Rs. 8 lakh invested in NHAI bonds within 6 months
    Particulars Amount (Rs.)
    Sale consideration 70 lakh
    Less: Indexed cost of acquisition 46 lakh
    Less: Indexed cost of improvement 10 lakh
    Long-term capital gain 14 lakh
    Less: Investment in REC bonds 8 lakh
    Taxable long-term capital gain 6 lakh
    In case if the capital gain bonds are converted into cash before the period of maturity, then the amount so invested on which tax exemption was claimed, shall be taxable as long-term capital gain in the year of conversion.
    For example, in above case if the bonds are redeemed before the maturity date, say in the financial year 2020-21, then Rs. 8 lakh shall be taxable as long-term capital gain in the financial year 2020-21.
    How to make investment in 54EC bonds
    These bonds are not listed in the stock exchange. Hence you can buy them by the issuer directly either in a demat form or a physical form.

    Hi, though I don't understood the language, but still I watched the video fully and able to make sense to much extent(with the help of subtitles). Thanks for this. My question is : my father (senior citizen), bought a residential flat in Delhi in 1999, cast price was 15lakh. He sold it last month at selling price rs 70lakh. my question is 1) how much tax is he liable to pay on this. 2)How much money, does he need to invest in bond to save full tax.

      Hi, approximate Indexed value is 50Lakhs now. If he has done any improvement for the Land, you can add that. Otherwise 20Lakhs is the profit. He has to invest 20Lakhs in Capital gain bonds to get full tax benefit

    Thank you for the video, I have a question. what happens when you sell a joint property in the name of husband and wife but the sale amount is credited 100% only to the husband. In this case, the wife has not earned any income but should she still have to declare it in capital gains ?

    I have one doubt sir, I have to file income tax return in ITR 2.
    There is capital gain in sell of house property for short term, but the property owned by two people. Sale of property reflected in both party ais and tis.
    I have taken 50 50 percentage for both party.
    But TDS for that capital gain available for one person only sir. If I claim that TDS defective notice came sir. Now I don't know what to do sir.

      No tds in 54EC bonds. But if your income is 5Lakhs plus including this interest, you have to pay tax based on your tax slab. If your income is lessthan 5Lakhs, you don't have to pay tax.

    An inherited house property with land in rural village was sold to me for 20lakhs in the year 2007 (have agreement) but did not registered ...and going to be registered in the year 2023....so how to calculate the capital gain tax ...is it we must consider sales price as the guidelines value(i.e comes something around 50lakhs) or the sale price in 2007 (i.e 20 lakhs) and how to find the purchase value or whether the capital gain tax is not applicable ?

      It's seller responsibility to pay the capital gain tax but we have agreed to bear the capital gain tax because we did not able to register on that time...and asking to pay tax in advance only then the seller will sign and register the property to us

      For inhereted prpoerty before 2001, We have to calculate Fair market value on 1st April 2001. That is the cost of acquisition. Adjust the cost to current indexation value. Difference between current registration value and Indexation value will be the LTCG.

    Sir if we invest 50 lac for 5 year.
    1) Is the interest earned @5% given every year or together on maturity after 5 years?
    2) Is it possible to withdraw say 10 lacs after 3 years in case any need arises? Or is it impossible to withdraw anything until 5 years?

      5% interest is per annum. It will be credited in your account. You can't close in-between even for emergency.
