No jobs here in Calgary and this people from Vancouver and Toronto thinking its cheap here, now realize prices are over inflated and no work....they are moving back specially now that places like Ontario house prices are dropping like flies.....Calgary is not the place to invest. Unless you dont care about your money.
I hear you! The Calgary market has definitely seen some changes lately, but even with recent price increases, it's still way more affordable than Toronto or Vancouver, where average home prices often top $1 million. I wouldn't say Toronto prices are dropping like flies, going down slight yes, but Calgary has no provincial sales tax, and Alberta's overall tax rates are lower, which means more money in your pocket for everyday expenses here. Jobs, I'll give you that, many people are struggling to find jobs right now. With so many people moving here, it's hard to supply and create jobs fast enough to absorb the increase in the labour force. This isn't an Alberta specific problem though, the national jobless rate increased. We've just seen the biggest population increase in the country. There may be some people moving away, but far more are still moving here. As far as Calgary and whether or not you should invest here, the sheer number of people moving here are actually helping insulate us from a recession with the strong economic activity. We're seeing prices start to balance out a bit as more comes to market therefore slightly less completion. We haven't seen the effects of these lower interest rates yet so I would argue it's actually a good time to invest here. It depends of course on what you're buying and why you're buying.
