Georgia, I’m just down the road from you. I don’t think I’d buy the house after seeing the crawl space. But if I was there to view the house I’d want to see the attic, you never know what you might see there too.

Gravel does NOT stop moisture. That is why a "vapor barrier" aka plastic, is put under homes, especially in wet climates.

Instead of paying 50k for repairs maybe just do a 100k for a lift and a lot of usable space underneath.
