It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. I learned that first tip from you a long time ago. Can’t thank you enough for your guidance Sean. Most people are sort of lazy on the most important stuff. Doing that price tip strategy takes paying attention to the app and that’s sort of boring until you realize it’s the “1000 an hour” work.

I can see most of these ideas going right over most people's heads, as I even think that you had to make up a lot of them just to have something new to put into that book and differentiate yourself from other gurus out there, whether these strategies can be measured and monitored by the rest of us, peasants, or not (like the adjacency, booking / pricing zones, first booked/last booked, pace, etc)...
One thing I can assure you, none of these have been created for the sake of new content. They are all from actual coaching or internal use.
But, I’ll take the compliment, thank you.

Appreciate these insights and definitely interested in the book. That said, I’m a new investor and have no booking data to be able to draw from to create zones. How would I overcome that?

How would this be applicable to other OTAs if I’m using Pricelabs. Does your book cover those scenarios? When OTA is connected to channel manager I can no longer customize the rates directly on the OTA.
