    My comments:
    - I live in Towne Lake, moved just in time in 2019, we love it (2 kids). The amenities, boardwalk, trails, etc. Biggest concern is property taxes. Will I be priced out in 5 years? TBD.
    - The city is building a ramp to connect greenhouse to 290. That should alleviate the mess that is the 290/ barker cypress bridge.
    - I work downtown and I’ve been taking the park and ride bus for years. It’s great, let somebody else worry about the drive, plus you save money and wear and tear on the car. I typically get to the park and ride station at ~7:20-7:30, and I’m downtown at 8-8:15. So not bad at all.
    It’s ironic that it’s easier to get to downtown (which is further), than to the galleria.

    Unfortunately, what these realtors don't mentioned and haven't is that both Houston and Cypress with fairly high property taxes are built on a fragile eco-system i.e. wetlands like many coastal cities are and scientists/geologists have stated that northwest Houston and the Cypress area are "sinking" albeit slowly like Venice, Italy! There is also massive flooding so you'll definitely need flood insurance which usually has a high premium, an inflatable boat, life preserver jackets and hip boots! Houston is just around 50 -79 feet above sea level and sea levels are rising due to Global Warming/Climate change which is real and we're seeing the devastation from that not only here in the states but worldwide, in Europe, Australia, India hence the word "Global" as in Global Pandemic! Including horrific wildfires now due to severe droughts, heat waves causing heat related illnesses, like heat exhaustion/heat strokes not only in the elderly but younger adults as well! New Orleans, not far from Houston is BELOW sea level and is also built on fragile wetlands and is sinking in parts! Despite the civil engineers putting in levees! Miami, Florida has constant flooding now due to GW/CC! There are many videos on UA-cam regarding this as well as videos since 2018 of massive flooding in the Ponderosa Forest area of Cypress and elsewhere!
    After the floods recede there is usually mud everywhere in homes where water levels have reached the second floors with many people having to go up into their attics and on roofs to get rescued! Houston/Cypress and other areas like Galveston on the coast along with Corpus Christie are prime targets for Category 3, 4 and 5 Hurricanes which have severe storm surges, flash flooding and they can spawn tornadoes! Texas has the highest number of tornadoes per year of any state according to the American Climate Center! After the deluge of massive floods and structural damage comes the heat and then mildew and mold which can cause sickness! Do you really want to move here now? Scientists/meteorologists have stated on Accuweather that the three top causes of environmental related deaths are 1. Heat related illnesses/heat exhaustion and heat strokes 2. massive flash floods which people shouldn't drive through, but they do and 3, dangerous storm surges from Hurricanes!
    Commuting and tons of cars also continues to emit antiquated toxic carbon fossil fuels which pollutes the air! Waters from floods also carry disease as well! Unfortunately, "Some people don't want to HEAR the TRUTH, they don't want their illusions destroyed"...Friedrich Nietzsche, another truth! The United Nations just recently released a CODE RED ALERT forewarning us of dire consequences due to GW/CC by 2030, that's just 8 years from now and by 2050! So THINK GREEN, think Global and ACT locally! "If we destroy the environment, we won't have a society"...per the late American cultural anthropologist Margaret Mead in the early/mid 20th century! Tell me about it! Support GREENPEACE and the Friends of the Earth International, both located in Amsterdam in the Netherlands which is also below sea level and uses state of the art latest technology to combat their history of floods as well! BTW, I know a top leading award winning geologist who worked for EXXON and lives in The Woodlands and my ex sister in law moved to Cypress from New England and married her boss who bought a house in Cypress in 1995. After horrific Hurricane Harvey which caused massive flooding and ruined many homes and property, I thought she would have moved inland towards Austin which can also flood, like San Antonio, but they didn't! Good luck! "knowledge is power"....self-empowerment! Food for thought!

    Definitely North & South. 290 is literally the fastest highway in Houston besides Hardy Toll. Great area and mix. Homes are great & shopping is amazing. If you go down the small back roads the North side of 290 you’ll find adorable spots for shopping and dinning.

    One other con is in this sellers market, it is crazy hard to find certain styles in certain budgets. We just started looking at this area and hope to land here soon! Thank you.

    I lived in the SW part of Houston for many years. The type of traffic is much more different in Cypress than Houston. Yes!!!!! HEB
    My commute to the TMC is 40 minutes 530am-630a.m.

    Im from California and when I come there I go to HEB. HEB is better than Whole Foods, hands down. 😊

    Great info thank you for sharing . I am looking to relocate to Houston and have kids so we are trying to determine where would be best for us. I am drawn to cypress and visited town lake last year. I’d prob be working at a hospital how far is this from the medical center. I think it’s far :(

      There is an entire hospital system in the NW Houston / Cypress area. It'd be a little bit of a hike to TMC from Cypress

      Ive had the commute from N. Cypress to the Med Ctr and occasionally still have to make that trip. Its no longer as cumbersome as it was prior to 290 improvements. Once you get off 1-10 or 610 then its much easier on 290. It’s still not my top choice to make the commute, but I would say for you to not rule it out.

    Whole Foods Market has better bake good qualities. You can’t go wrong with their cakes 🍰.
    HEB is overly crowded, I like to go to Randall’s. I just know each grocery stores has their perks. HEB is probably the only grocery store that carries the whataburger ketchups. 🥰

    Pardon my naivete, but are the taxes referred to here property taxes? So, for instance, if the house is $400K and the tax rate is 3.75%, then you are paying $15K per year just for property taxes? My current home is in the SF Bay Area and I don't pay nearly that much in property tax (0.80%). Am exploring a move, which is why I ask.

    Looking at Copper Bend, it’s good to know traffic is lighter on that end. Thank you for the information. Also did not realize the tax rate was that high.

    HOAS on every corner in Houston and high taxes...3.6% - crazy...so imagine you pay taxes of that dementia and then HOA Abuse on type of that.....

    I have lived in Cypress since 2013. It’s overcrowded. Traffic is a mess. Out of State plates are everywhere. 😬

      They are normally per year. Anywhere between a few hundred $$ and thousand-ish, depending on the neighborhood.

    Funny hearing people complain about property taxes, HOA and traffic. My townhouse in Virginia (yes townhouse) is $7,600 in property tax, HOA is $1200 and it can take me 90 minutes to get home from work each day (18 miles). I lived in San Antonio back in 95-96 and can’t wait to move back to TX.

    I am currently living in Dunham Pointe. Please don’t buy here, houses are over priced. Developer is not trust worthy, HOA is bad and non responsive, high tax rate, builders are not good either. Have a physical tour of the sub-devision before even thinking of buying a house. Pay special attention to lakes on both side of enterance, fountain never wroked. Lakes on Masson Road filthy and full of algae, no walking and biking trails as advertised, aminity center will take forever to be fuctional. Definitely not recommended for your next home.
