Boiler water should be tested every week. If you get an abnormal chlorine (sea water) level content, you should test again to ensure that its actually true, inform your C/E, depending on how much it raised by, you can blow down your boiler intermittently and take additional tests ( like 1 a day or every 2 days. Its not necessary to drain all the water IF the chlorine level is low but if its really high, you will need to stop the boiler and flush the system to ensure you wont get scale formation, which will reduce the boiler efficiency. And of course, you will see / identify where the leak is coming from and fix it (atmosphere condenser).

No...air is only used to charge the system on set up.
During normal operations the air valve is closed all the time
